    I am in an HOA managed by kellison corp. In December 2023 they sent me a statement for hoa dues with a due date of January 31, 2024. I payed my dues on January 19, 2024. On January 26, 2024 they emailed me a statement that was dated January 18, 2024. In the emailed statement they had changed the due date to January 18, 2024 and claimed my dues where past due.

    Why are they changing the payment due dates? Why did it take 8 days for them to send me the statement after changing it? Why are they stating I am past due when I already payed?

    Please email me for a copy of the statements and payment confirmation. Since this documents contain PII I do not think I am supposed to attach them to the complaint to comply with your submission terms.

    Good Afternoon, Due to Colorado State HB22-1137 we are required to send notices to all homeowners that have a balance each month regardless of if the account is past due or not. The correct due date is January 31st. When the monthly statements are generated each month they automatically populate the due and late date as the date the statement is generated.  We did not change the due date and no late fees were applied to the account.

    I am rejecting this response because:

    A automated statement generated system should not be putting the wrong due date and late date in the system.  The system needs fixed to put the correct dates in any statements instead of sending out statements with incorrect dates.  Sending out statements that make it look like dues are late when they are not is a deceptive business practice.  This response also did not address why there was an 8 day lag between when the statement was generated and when it was emailed out.

    In response to the 8 day delay there were multiple things that went into this. First was due to a delay in processing the send statements, the second was due to a delay in our software which caused emails to not be delivered once generated. 

    We are working with our software company to have the due and late dates removed from monthly statements and will include a note going forward that explains the statement and the need for the statement.

    I am rejecting this response because:

    If you are removing the late and due dates how are people going to know when the dues need to be paid?  The correct way to fix this is to put the CORRECT dates on the statements.

    Please work with your software company to implement a SQA process since you do not seem to have one in place
