3/14/22, I toured the garden level apartment of a fourplex (901 ************* Unit A, ******, **). Zeal reassured me that the broken window would be repaired prior to move in on 5/10/22. The window remained severely cracked until 10/7/22. 7/21/22, my bathroom ceiling fell through as water poured in from the upstairs neighbor's bathroom. Zeal sent a maintenance tech to repair it. **** came with a wrench and said it was fixed. The drywall was left exposed. 7/26, I followed up to see when they'd fix the ceiling as it smelled musty and sour, random bugs were showing up and the sagging wet insulation & exposed beams were an eye sore. -8/7, it leaked ~1.5gal again. I explained to the *** tech that it was in a different spot than last time, to which he replied that's where it "normally" leaked for the last tenant. I expressed my concern to Zeal that I can't live in a place where there are normal leaks as its a threat to my *************** & that they have to send a licensed plumber ASAP to get to the root cause. **** told me they'd repair the drywall once its "confirmed no leak" or ~1 week. 2 weeks later, 8/22, they fixed the drywall. -9/24, it leaked again- this time they thought it was from the bathtub caulking upstairs. So they re-sealed the bathtub and said it was fixed again- still no plumber. -10/3, it leaked again & the water smelled caustic. *** & **** said it was due to the toilet wax ring which they then replaced and said it was fixed again. *** claimed the caustic was from different reasons.-10/5, another leak was found from the sprinkler access panel which was accessed the previous day.-10/11, bathroom leaked. I finally realized that the smell and mine/cats symptoms were from the visible mold on interior beams.-10/18, health inspector came and cited many violations.Per CO law, Zeal should have made a true effort to repair the leak & in timely manner. They finally sent a plumber after I threatened legal action. $4,195 rent paid from 1st to 6th leak.
