My girlfriend ****** and I purchased a **** acre rural lot in Taos County ********** from this broker (Mile High Rural Land) for $900 in November 2022. They sent a receipt of payment, but now over 7 months later, still can not produce a deed to the land or any proof that we own it. We've contacted them numerous times, and each time they have an excuse and say that they are 'working on it', and have submitted paperwork to the *****************'s office, but still nothing. Their last message in March indicated that it would 'be resolved soon'. I have written to the *****************'s office a month ago asking what is going on and causing the delay, but they did not reply. I tried calling later but got no answer. Today I was finally able to speak with someone there, and they told me that there is no record of a deed change application for that lot, and that the presently listed owners have owned it since ****. The last time I tried to call Mile High Rural Land, their contact phone number no longer worked, and was now an automated answering service for 'Nutrisystems' products. I was planning to go to the lot and start clearing it to make a camp site, but now can not, as apparently we have been scammed by Mile High. Of the 3 available reviews of them on ******* 2 of them also report getting scammed.

First, we are sorry about the communication issues on our end, our phone number still is 866 - 707 - DIRT (****) and you can always reach out to ******************************.
When we (Mile High) bought the property from the original owner, we were led to, and our own research showed a gentleman with the last name starting with K (retracted for privacy) as the sole owner, sadly the marriage dissolution with his wife back in the 80's, was never recorded in Taos county, which was required since they owned property there together, and he should have filed a new deed with his name only. Taos county is lying when they say we have never filed for a change, as we have, several times, each time them saying the legal documents we have from the original owner are not enough. I am currently trying to access the official divorce decree that was filed in Bernalillo county ** by the original owners, that show the owner we bought it from did legally own it solely after the divorce. As that is what the county of **** is requesting so they can legally make us (Mile High) the owners, and then we can legally transfer ownership to you! I am sorry that this has drawn out so long. It has been a great frustration for the original elderly seller, us, and our buyers!

I am rejecting this response because:  There is no way to know if Mile High Rural Land Group will ever be able to resolve this issue and transfer the property ownership/deed to ****** and myself.  If it were simply an issue of getting the original owner's divorce decree to the *****************'s office to transfer the ownership, that should have been easy to accomplish in the many months that this has been going on already.  We are requesting that ****** be refunded, and that if the issue with the deed and Taos County is eventually able to be resolved, and we can confirm through their county clerk's office that now Mile High is the official owner of the lot, she would be happy to re-purchase the lot at that time, at the same price as before.

    Sincerely,

    ***********************

We know we will be able to fix the deed issues, I am currently working with the state of NM to get the proper documents for the county. We have the deeds, its just the county needing an original divorce decree instead of the copy i have from the 80s.

I am rejecting this response because:

It has been nearly a year since the purchase, and we still cannot set foot on the property without being tresspassers.  If the owner's divorce was 45 or more years ago, who knows if his original divorce decree still even exists, or if he may be too impaired by advanced age to locate it.  I continue to feel that a refund is justified and would be offered by a legitimate seller, under these circumstances.

    Sincerely,

    ***********************

No, we have not received a refund on the property purchase as of this 10/25/23.

we have an unfortunate situation beyond our control whereby we are awaiting the bereaucracy in ********** of transferring an official record from the state to the county if **** so that we can officially record the deed. We have kept in touch with the client and kept him informed along the way. We understand his frustration as this is taking a long time. We are equally as frustrated. We are expecting to receive the final docs in the next couple of weeks and have this matter fully resolved before year end according to what we are being told. The client wants a refund until resolved and because its so close to being finalized we do not wish to issue a refund and then recharge him. If it is not resolved by year end we will issue the refund.

    Customer Answer

    Date: 11/09/2023

I would not consider this issue closed until we either receive the full refund, or the deed to the property.  They have previously replied to ** with very similar language, that the paperwork is nearly completed by Taos County, and should only be a matter of a couple of weeks before the deed to the property will be officially updated to ****** as the owner, and that was many months ago.  I remain pessimistic that this will happen, and continue to request a refund at this time.

    Customer Answer

I just spoke with *****, and while I don't yet have a physical or digital copy of the deed to the property, it appears that the issues have been resolved with the *****************'s Office, and that we should have the documentation soon.
