I was a tenant at this apartment complex. I moved out on March 14th, providing them with my forwarding address. I followed up about receiving my security deposit on March 29th. At this point is when they sent me what I should be receiving and the price break down. Which should have been provided to me without me having to ask. I agreed to have the check sent to me. On the 29th they said my check was mailed that week and I should receive it in a week. I never received it. They made me wait an additional 21 days before they would void it and send me another check. They shared that they did this and had it in the mail be May 9th. Which seems like a ridiculous time frame. I still have not received my check. It is impossible to get ahold of anyone. I have to email multiple times a day and call and still don't receive any response. I have escalated this to the regional manager and she is also impossible to get ahold of. No one has an answer and they keep saying that I just have to wait. They refuse to give me my check over nighted or with tracking. I feel like they are giving me the run around and have never even sent the check. On top of this no one gets back to me. I have called the regional manager 6 times and left voicemails as well as the manager at the complex. No one ever calls me back or returns my emails. I have a copy of the entire email chain. It has now been 76 days since I have moved out. This feel so out of proportion with what should be happening. I have resulted to direct messaging the parent company on Instagram to try to get a response. When you call the direct number on ***** ***** Group no one answers or calls you back ever. I have also received multiple checks from my insurance and a new credit card to my mailing address so I know there is not a problem with my mailing address. They refuse to give me tracking or anything to confirm that they have sent payment or be helpful at all to get me the money I am owed.

We live at Atlantic on The Boulevard we had a year lease in a 1b1b and decided it was time for an upgrade to a 2b2b. Luckily one was available down the hall from us. We went to the leasing office to get started on the transfer. We were told since we were moving to a new unit that it would be a new lease not a renewal. Due to that we would need an additional deposit since the deposit on our current unit was not transferable. Understandable. When we moved into the new unit on 11/27 it was infested with German cockroaches (still dealing with that to this day 01/30), the flooring was damaged, appliances dirty, multiple repairs needed, the apartment was dirty I had to mop it 4 times before the water ran clean. Needless to say the apartment was not ready for new tenants and per a maintenance workers comment we should have never been moved into the unit. I will say that even though getting things taken care of regarding repairs, flooring, etc was like pulling teeth it has mostly been done. On top of this issue our locks did not work properly and staff spend hours just to get us one working fob so we could lock our door. To top it off it has almost been 70 days since move out/in and we have yet to receive our deposit back. Property manager has said it’s on its way or he’s contacted the accounting department about it. All excuses or unanswered emails regarding the issue. It’s genuinely been a nightmare since we moved to the new unit. I sent a formal email demanding the deposit by 02/05/25 because as per South Carolina Code of Laws, Section 27-40-410, landlords are required to return a tenant’s security deposit within 30 days after the termination of the lease. I’ve received no response. We do not want to have to resort to filing with the courts because we like the community we live in and do not want issues but this is extremely frustrating and irresponsible.

Subject: Request for Assistance with Apartment Management Issue

      To Whom It May Concern,

I am writing to formally address a significant issue concerning the building manager, at my mother’s residence, located at **** * **** ****** ******** ** ****** Her behavior, which I perceive as condescending and disrespectful, has negatively impacted our ability to navigate the process of vacating the apartment.

For months, I have attempted to schedule an appointment to assist my mother in relinquishing her unit. Unfortunately, the management typically only offers appointments on Thursdays at 10:00 AM, a time that conflicts with my work schedule. After considerable effort, I managed to secure an appointment today at 9:00 AM.

During the meeting, I explained to W. that my decision to help my mom vacate was influenced by her dismissive behavior. In response, she flippantly stated, “It’s okay with me,” in the presence of her assistant manager,T, who had previously introduced himself as the manager several months ago. When I requested the company's physical address for further correspondence, L. refused to provide it and abruptly asked me to leave, citing what she described as my "attitude." Additionally, she declined to relinquish the apartment.

Prior to this, I had reached out via email to C., supervisor. I never received a response, which has only added to my frustration and prolonged the resolution of this matter.

I believe these actions may violate my mother’s rights as a resident and contribute to unnecessary stress. Given that this property is part of a Commonwealth program, I am concerned that L. conduct undermines the effective management of an essential resource. It raises questions about whether the management is fulfilling its responsibilities in alignment with the program’s standards.

My primary objective is to ensure that my mother’s rights as a resident are upheld and that the management of the property adheres to the standards expected from such programs.

My name is Julia ******, and I moved out of my apartment at the Kendrick (which AMC manages), located at **** * ****** ** **** **** ******* ** ***** in June of 2024. On the 24th of June, 2024 I received an email from Enzo *********, at the time the Community Assistant Manager at the Kendrick, stating that I am owed a refund for my security deposit in the amount of $2,067.86. (see attached pdf.) I replied with the address to send the check to but never received a response. On the 24th of August I followed up to inquire about the status, and again never received a reply. Since then I have called and spoken with the current manager, Taylor, dozens of times. At first she told me that she would have the check reissued, but it never arrived and she never touched base with me about it again. I have had to keep calling over and over again to check in, and she has told me the same thing dozens of times- that she is waiting to hear back from the Finance/Accounting department. I asked to be put in contact with Accounting directly, and she told me she cannot share this information. I asked if she can give me some tracking number so I can verify that the check actually is written and sent- she said she cannot. I searched for information about the property's owner in public records and found that it is owned by Jackson Square Properties. I called this morning but was unable to get ahold of anyone. I left a message to complain there.

Utility bills are outrageous. I myself have tried to communicate with them in person and by dropping off physical letter requesting trash service bills from the biller. No response. There are other tenants who have tried through email requests also with no response. I have attached the most current month's billing statement. I have months of statements like this one where the trash service fee will vary and it's an obscene amount of money to pay.

When living at AMC LLC's apartment Elevate at redrocks in lakewood co I ran into multiple issues. For months prior to my lease ending I made multiple maintenance requests. Nobody from Elevates maintenance team ever showed up to fix anything. I tried contacting the office about this and they said Frank was busy. Frank would be seen sitting on a golf cart for hours every day doing nothing. they did attempt to fix a small hole in the ceiling about 2 weeks before I was about to move out in an attempt to say they tried to do something. I denied entry of this contractor because I was never told about them coming and I was also in the process of moving out. Aside from the drywall and leak. I had broken blinds, light bulbs, fixtures, water mixing valves, washer, and a few smaller items I can remember. A month after moving out the property manager told me I needed to pay a $1,180. This payment is for fixing the items I requested to be fixed months prior to my lease ending. Here are Some but not all the charges unknown: $132, drip pans $60(no damage), light bulbs $13(still working), microwave grill vent $161(this was a part found broken after maintenance took the mircowave apart. I never touched this), Cleaning fee $195. I believe they are taking advantage of me and other residents.

I am wrongfully being asked to vacate my apartment by September 15th 2024 due to retaliation from the owner because i truthfully gave a negative review google about the companys neglegence and unsafe practices along with them price gouging the existing tenants. I have lived in my apartment for 7yrs ive never breached my lease i have never received a complaint about anything and i pay my rent every month on time. This company is illegally retaliating against me because in my review i told the truth of how they have a pest problem roaches everywhere, they dont fix things as they should and get an attitude when asked to do so. Their units are in poor living conditions but yet they keep raising the rent every renewal period by alot. I have no problem of vacating but only when i have ample amount of time to save up money! I cant do that effeciently when the rent is extremely high and i have to keep spending money on costly roach killing products to fumigate my unit! I am a full time working single mother with no financial help/support! I have pictures and audio footage of the water damage in my room ceiling, the dead/living roaches in my unit, i have screenshots of every work order ive submitted to them via their company email showing the many times i needed my unit to be properly serviced! The small few times they did send out
their maintenance team the work was poorly done resulting to the issue not properly being fixed!

My HORRID experience occurred with THE PRESERVE AT CITY CENTER in Aurora, CO. I submitted a rental application and paid the $68.67 application fee for a unit (available for immediate move-in SUPPOSEDLY) on Saturday July 6th. In less than 24 hours, I began receiving communications (from Stephanie *****, Regional Property Mgr. at 5:42AM on Sunday July, 7th! and ****** ********, Assistant Mgr.) about paying an additional $175 "holding fee" (non-refundable, by the way) as soon as possible. So on Monday July 8th, I contacted the property to ensure that they'd received the application, my documents and the app fee as well as to get clarity as to this extra money being requested. I was informed that 1) the holding fee does not get applied to any move-in costs nor is it refunded if denied and 2) the person responsible for processing applications would be out of the office throughout the entire week of July 8th (8th-12th)! So, basically, AMC LLC thinks that they'll collect $175 for my application to sit for OVER 7 DAYS while their employee enjoys time off??!!!
YET, there was no "vacation" from DAILY emails requesting that I remit their holding fee.
These types of business practices are direct contributors to the homeless issues in our country. Large corporations looking to add to their MILLIONS of dollars while draining the pockets of regular working people only looking to secure a roof over their heads.
