On May 7th, 2022 (Sat) I dropped off my rent cashiers check to the office for my May rent. Rent is due on the 1st by the 7th. I dropped off the rent at 10:30 am on Sat May 7th, before late fees start accrue which is at 11:59p on the 7th. My rent was not posted to my account until Monday morning, when office staff was in the office, and they are now charging me a $50 late fee. On July 7th (Thur) I dropped off my July rent on my lunch hour at about 12:30p. My rent was again not posted to my account in a timely manner, it was posted the next day, July 8th, which again I am being charged a late fee. I have emailed the company and all they are telling me is to pay my rent on the 1st to avoid late fees. My rent, for both months in question, was in the office before the deadline. Because it was not posted to the account until later, I was charged a late fee. These late fees are not accurate and I would just like them taken off my account. In the emails to the company, they stated when late fees are assessed and are not willing to listen to me. I would not be fighting these if they were legit charges. I am afraid they will try to evict me if I speak up, but its not rightBusiness response

She only tells her side, so since she moved in she had difficult time paying rent on time. 2nd month she was there she had a NSF check, she would pay on time (hit and miss) When Colorado changed the terms of late fees could not take place till the 8th at 12:01 pm. So paying on the 8th is considered late it is spelled out in the lease and in the addendum, tenants were sent explaining that. She wants a credit for Mays late fee, she paid late, I gave her a concession of $55.00 and told her that I would not waive the other one. The terms of the lease are just that why would I waive late fee's for her and not everyone? THAT IS CALLED DISCRIMINATION! She is responsible for the terms of her lease.
If she does not like the terms of her lease she can give notice to vacate.
