      I moved out of a unit managed by caprock 21 on March first. I have received a bill for $2,429.82. The bill includes a rekey fee, a cleaning fee, and a complete replacement of the flooring and subflooring of the unit in addition to the toilets. The flooring and toilets were damaged upon my moving into the unit and were noted on my move in sheet. I have spent the past two weeks attempting to dispute this claim with caprock however despite multiple calls and emails to caprock, I have only received an email stated they forwarded my concern to the landlord of the unit and are awaiting a response. There is a deposit insurance policy that caprock required me to use and refused to accept a cash deposit. This company is called *****. ***** has refused to cover the damages due to excessive wear and tear. I believe the total of 1882.82 for repairs and clean up post repairs are illegitimate charges to place on me, the previous tenant and I want them removed from my bill.

      This is a rental company that charges $75 per application. I put in three applications and never heard back from the company, even when I tried to contact them regarding the status of my applications. Upon doing further research, it seems this is common with this company.

      In May 2023, I applied for two separate properties managed by CapRock Real Estate. Between the two properties, I paid over $240 for application fees as my boyfriend and I both had to complete and pay separately for the application. I never received any response from CapRock - despite submitting the information they requested in the autogenerated follow-up email - and was never able to tour either property. I have called four separate times, leaving a message with the receptionist two times, and also emailed the company, but have yet to receive a response. The fourth call I was told that I was assigned a leasing agent, when I applied in May, who should have reached out to me, but that never occurred. I was told that leasing agent would now reach out to me regarding a refund for my application fee. That call regarding a refund was made late August/early September 2023, it is now October 2023 with no call back or refund. I was able to dispute the charge for half of the cost I paid for applications, but cannot dispute the other half. I'm shocked this company even fills their rentals given their inability to communicate.

      The company told me to complete an application/background check before I could see a leasing agent. I did the application, paid the fee, and gave them all my supporting documents (some sensitive), and they never contacted me... ever. I went into the office multiple times and was told someone would reach out to me. I even emailed them directly, telling them about how I was never helped or contacted. I gave this company money and sensitive information on the agreement that a leasing agent was going to contact me and help me but now no one has contacted me in over 2 months and my application is likely expired at this point even if they contacted me now.

      We were seeking assistance to find a rental property in the Grand Junction area. We paid $100 to Caprock Real Estate for this assistance and to see a specific property. We called their office, our calls were never returned. This business did NOTHING for us but take our money. They did not even tell us that we qualify for any rental property.

      On October 11 2022 I contacted this leasing agency who I did not know at the time was a separate entity from the website I found the rental property on. The property was listed on realtor.com as well as rpmnow.com( Real Property Management Now) who are the actual property managers for the address that I am speaking of. I then was sent a link to apply, as well as to set up a tour of the rental property . I scheduled a tour for the 10/18/2022 and said my brother would be attending in my stead because I was moving from Florida and was not currently available for the tour myself. The date was set up but the leasing agent never showed up to the tour and I was never able to view the place. All I had to go off was the pictures but I needed to secure a place because I was relocating for a new job within a quick time frame. I ended up getting approved for the place but along with all of the move in cost for getting in the unit Century 21 charged me a 700 leasing fee for "finding" me this property even though as I mentioned above I found this property on a website myself. Usually these fees would be applied to the property manager or landlord that was using there service to find tenants , the only time tenants would pay them is if they were finding properties for them by communicating with landlords and property managers. The only thing that the agent did was send me paperwork for the place that I found myself . This entire time I never even spoke to my agent over the phone and the answers given to me over email did not acknowledge why I was paying the 700. This fee was required to even be able to move into the rental property . The rental property was nothing like the pictures. I am actually in the process of trying to terminate my lease with them because the property is so bad. These fees are not normal by any circumstance for tenants to have to pay. This is a shady business practice that taking away money from people that might not have much in the first place.
