    HOA dues were due on April 1 and late on April 15. We missed the payment (we must have misplaced the bill). We did not receive a late notice until 1 month later when we received 3 notices at once. We paid the bill but we were charged more than $170 in late and administrative fees. We are willing to pay a late fee but that’s excessive, especially given that this was the first notice of the missed payment. We have contacted the business multiple times but have only received “suggestions” to pay the fee immediately because otherwise additional late charges will accrue.

    As far as getting straight answers from this property management company, forget it. I've tried for more than a year and all I get is the run around from this company in **********************. I'm asking them about why our utility trailer covenants in our HOA only applies to some residents and not all residents. They tell me "in April of 2022 we've been told not to send violation letters to homeowners who park utility trailers outside their homes by the board" and "oh the covenants need to be revised by a lawyer" and that was over a year ago. Still no communications or covenant re-writes have been made. In the meantime our development is looking like a utility trailer lot. It's a property managements 'job' to enforce covenants, isn't it? Not just to make excuses for the community board of directors. I've written to them multiple times and I get no results. They just change the rules and don't notify anyone. I've asked for the President's name and email so I can contact them and try to get answers. All I'm told is "the president's **** was up and he's gone". Ok? well who's the new person? Nope, they never volunteered a name. Why, because they're covering for their lack of responsibility to follow published covenants. We hired a property management company so the 'board' didn't have to get involved in personal disagreements with neighbors. That's what they, the board told us years ago. 'The board members' didn't want to walk down the street and be approached by ****** off neighbors on issues, so they hired someone else to do it. Unfortunately they don't do it either. So I guess it's up to neighbors to approach their neighbors when they're violating a covenant here at **************** in ********. Because this management company, nor the board doesn't have the guts to do it, or they simply can't. I'm not in favor of this particular covenant. But I've had to sell two trailers in the past because I got threatening letters from the 'management company'.
