1 starWe had a deeply disappointing experience with a property managed by Evolve (***** *********, June 29July 6, 2025). On July 2, we reported a septic system failure that caused raw sewage fumes to spread throughout the home, making the entire lower level uninhabitable for over 36 hours. Young children and elderly grandparents had to sleep on couches and an outdoor patio due to the unsafe conditions.A licensed engineer who came to the property confirmed the grinder pump failed due to normal wear and tear, not misuse. Despite this, the owner falsely accused us of causing the damage and submitted a claim through Evolve to charge us. The owners messages throughout our stay were hostile, accusatory, and inappropriate, including false claims that we were smoking, partying, or flushing wipes (none of which were true).We submitted a formal, well-documented complaint to Evolve, including engineering evidence, on July 2. As of today, nearly a month later, we have received no response, no refund, and no resolution.Evolves silence has been incredibly disappointing, especially given their role as a professional property manager. Their inaction reflects a complete lack of accountability and guest supportdespite serious health and safety concerns. Renters should be aware that if something goes wrong at an Evolve-managed property, you may be left on your own.We are still requesting a 50% refund for the loss of use, unsafe conditions, and the hostile treatment we endured. Until then, we cannot recommend Evolve and will not book through them again.Evolve

Were sorry to hear about the disruption you faced and understand how upsetting this must have been for your group. One of our top priorities is ensuring guests have a comfortable and safe stay, and we sincerely regret that this was not the case for you.
That said, we did conduct a thorough review of your claim, including all communication, evidence and reports submitted. Based on the findings, we ultimately made the decision not to issue a refund for the requested amount due to the following reasons:
- The property has a clearly stated maximum occupancy of 6 guests. During your stay, we received reports that there were 13 individuals present, which led to a septic system overflow. Please note that exceeding the occupancy limit puts strain on home systems and can result in serious issues like the one described.
- Contrary to your claim, the licensed engineer who serviced the home diagnosed the grinder pump failure as the result of misuse. According to the report and documentation provided, the pump was clogged with non-flushable items, including cloth wipes and wrappers. These findings aligned with the damage that occurred and ultimately supported the reimbursement of repair costs to the ownercosts we were responsible for covering.
While we understand you may disagree with this assessment, please know your feedback has been shared internally and weve discussed your concerns with all parties involved.

1 starAbsolutely terrible. Their customer service cant even keep up with their own records and they constantly have someone different responding to concerns, questions, etc and so they cant even keep track of what was already discussed. They were handling the property that we rented in June of 2025 and the home itself as gross. Every room had all the windows open, there was a smell, dishwasher full of dirty dishes, dirt on the floor, stained rugs, and inches of dust on the ceiling fans. I realize didnt contact the host about this right away but we had checked into the property close to 11 PM and had no where else to go. Not to mention, I shouldnt have to ask for the property to be in acceptable condition. Thats ridiculous. We paid over $3000 and it was a dump. Now with trying to file a complain with Evolve directly, they are trying to avoid doing anything and keep asking me the same questions over and over again. Ive asks several times for my issues to be escalated and for the owner of the property to reach out to me - and nothing. Wild how as soon as I leave my VRBO review, the listing for the poppers is removed completely. I was giving the owner a chance to address the concerns but they didnt. They just hid the issues. Every the few times we reached out to the owner or management company about a few things (like Packages being delivered) - no one responded. So I cant imagine that they would have responded to anything else.Evolve

1 starYeah, here is their scam: they cancel your reservation without notice, issue a travel credit, and when you rebook, they dont use the travel credit. Absolute imbeciles and totally shady. Took two hours on the phone and the guy in customer service (who I barely understand) still is acting like he has no idea what is going on.Evolve

After review of the situation, we'd love to offer you some clarity here to our processes and what occurred with the mentioned future travel credit and cancellation.
We had actually sent you multiple emails regarding a failed final payment for your reservation with us and warned you about the cancellation if this was not reconciled. The first email went out on July 9th, followed by a final warning on July 10th.
On July 11th your reservation was cancelled due to the mentioned failure of the final payment, another email going out to notify you. Given the cancellation policy, when your final payment failed and the stay was cancelled, you automatically received your initial payment back in the form of a travel credit.
We reviewed that after you let us know your desire to keep the reservation and charge a different card, we assisted you in this process by allowing an exception and reinstating your stay. This prompted the voiding of the credit since the amount there would be honored as the initial payment you made when you booked now that the stay was reinstated back to pre-trip status.At this time your stay has been reinstated with all relevant amounts captured. The credit's amount has already been factored into the stay as it is your initial payment made.

1 starThey are the worst rental company. They are greedy and don't follow the rules. Just because they have a lot of properties they think they are above the law. I hope they go bankrupt in the next few years, they truly deserve it. They abuse their customers and are super unprofessional. I've been traveling my whole life and that's the first time I'm so unhappy with a travel experience. Stay away from them if you can.Evolve

1 starAbsolutely terrible! First off, if the property is not available for the dates I'm looking for, it shouldn't be listed or on the site. It was available, I paid for it, they took my money, KNOWING that the place wasn't available! Now I'm out of my money for 5-10 days! No trip for me this weekend!! As my money is ALL TIED UP with Evolves mistake! Absolutely. Guess it's no big deal, just my family's birthday! Preciate Evolve for making it possible!! You'd think they'd offer me another spot instead in the same area, but NOOOOOOOO, they took my money, now i gotta be the one to chase it down, and get it back!!! 1 starEvolve ******************* is truly awful!! We have been using them for 10 months and they have screwed up so many things, that reflected our reviews! Now, they forgot to cancel three of our vacationers when we were remodeling and that was a horrible situation. Then, they canceled three people that were not supposed to be canceled and didn't pay us on it. I've been calling for 3 weeks to get paid on three different rentals that come to almost $2,000 and they keep hanging up on me! Do not do not do not do not use themEvolve

Thank you for your honest feedback and we apologize that we've been unable to meet the expectations we strive to provide for our owners. We understand the seriousness of the issues youve raised, especially around the recent cancellations and delays in payout communication.
That said, we'd like to take this opportunity to provide some additional clarification:
- There were three bookings in May and June that had to be canceled after guests arrived and found the home unprepared for check-in. This was reportedly due to ongoing renovations. However, we havent yet found a record of a request from you to block those dates for maintenance. If you recall specific dates when this was communicated, wed appreciate it if you could point us to them so we can investigate further.
- For the booking on 6/16, the guest arrived and found the home not guest-ready. Despite our attempts to reach you at that time, we did not receive a response. Based on that and the documentation provided by the guest, a refund was issued to offset their inconvenience.
- For the booking on 6/20, we saw that the reservation went forward, but the correct payout amount doesnt appear to have been processed. We're currently investigating this discrepancy internally and will follow up as soon as we have an update.
As mentioned, we're actively working to ensure your concerns are resolved in a timely manner and appreciate your continued patience. 1 starI do not recommend this place, it was not a pleasant experience, when we walked in the door the a/c was very loud I called the owner and he said he would send someone to check it out, the first ****** tried to push the sides to see if it would be less noisy and it didn't, my husband was telling him it was the compressor so they sent someone else and he confirmed it was the compressor and the unit was so old that they don't sell that refrigerant any more, and of course there were not any other rooms available, so it was either stay there and listen to the a/c or turn around and go back home, he said he could comp us one night $200.00 and the cleaning service they use was horrible, dust every where, floors were not clean, the coffee table had a white frame and so did the chairs were brown from filth, tried to clean them myself, not the way you want to spend your vacation and if that wasn't enough we started to smell a very unpleasant odor coming from the drains like sewage backing up and apparently it has happened before when so called maintenance came to check it out he came back with can of air freshener and we had to keep the drains closed, there so much more I could say, so we paid $2,408.58 for a nightmare but we did $200.00 of that backEvolve

1 starThis company does not hold their rentals to high standards. They allowed the homeowner to steal money from us for service not provided. We arrived and found the home in unsuitable condition. It smelled of mold. The doors would not stay shut. Stains on sheets that looked like bedbug blood. Floor unstable and felt like it was going to fall through. The home is in a bad neighborhood. We immediately canceled & had to find last minute accommodations elsewhere. Not one night was spent there. The home has no business being listed for rent. We lost over $1700 because of their shady business practices. Do NOT rent anything to do with this company.Evolve
