1 starI live next door to units managed by this company. The swamp coolers (yes! swamp coolers - who allows this outdated cooling system!) are old, very noisy and full of calcium deposits. I contacted the company to ask that they repair their units because the noise resonates throughout my home. I tried nicely to work with the company representative to address the issue. I sent a video with sound. They deny that there is any noise and when I asked the repair person working on the vacated unit, he climbed up and sprayed WD40 which only is a very temporary fix. 1 starThis company is the worst I have ever seen. ************************* the property manager illegally not releasing my security deposit, it's been almost 2 months since we moved out. Then she finally responded with a deduction of $960 from my deposit charging me the total cost of carpet replacement for the whole house. After being mandated to their guidelines of getting professional carpet cleaning and spent $300 for the professional carpet cleaning. Horrible, unprofessional, unethical and illegal tactics to take my security deposit. I am filing a lawsuit against the company and the Property manager *************************Review fromHeather R

1 starI was shown this apartment that I'm in by someone who portrayed themselves to be an employee of this company. I signed a lease that day and gave him cash for the security deposit. Later I sent him money to move in and,I did that. The next day someone entered my apartment and told me that I had to be out. Later to find out that this person has been scamming their company for money. I am currently waiting for them to file an illegal eviction. I will be homeless and the give no cares in this world but ****** are equal opportunity housing.Review fromPAMELA K

1 starThis company is absolutely horrible - I live in one of there units for over 8 years (started leasing with the previous owners - never an issue). Atlas bought and there were 3 different property managers and at times no one - I live on the ground/garden level and had at least 20 water leaks from the other 3 units in building - days could go by before I actually got a response from them, that they were sending out someone to fix, clean carpet, etc. Meanwhile I had urine and p*** on my floors. I asked them to replace the carpet and they said they would replace when I moved out. WTF?! Yes there were several time I was late on rent (hard to get to work, when there maintenance/snow removeable people never showed. Also, anytime something need to be fixed , they sent people that were not licensed for that area (mostly out of state people or not qualified at all) Fast forward to Feb/March 2020, was served eviction papers to move out. I moved out the day before the US went on lockdown. I took pictures of everything (nasty carpet, the black mold in master bedroom closet, the weather stripping of front door, the garbage disposal. They sent me a bill for carpet replacement, blinds, a shower curtain rod (which I bought) and late rent. I did not pay and told them I was not paying - they sent out a sheriff over a year and a half ago with legal papers. Now they are garnishing my bank account. These people are the worst (the put the slum in slum lords) DO NOT RENT FROM THEM! They go after people that have very little, but they themselves are not held accountable. 1 starThey give you a million contact numbers when there should only be one person you should contact about a problem. Every month it seems to be a different number or a different person. They send you emails they have nothing to do with the property you live at. Mentioning problems barely gets them resolved. They sure do sound nice over the phone, apologetic and kind. This apartment complex used to have four washers and four dryers but instead of fixing the broken washer and broken dryer, they limited us down to three units. They added pay range to our washers and dryers- if you don't have a phone or Bluetooth, you pretty much can't do laundry where you live. It pretty much takes the residence to deal with problems and try to fix them the best they can themselves. And rent continues to go up though they're not doing any better of a job or upgrading, or fixing things around their property units. We have a buzzer where we're supposed to be able to let people come into our apartment complex if pushed- then complaining about it not working ever since they took over our property and it still hasn't been fixed. And then there's yard sale looking signs with a phone number on it put outside our apartments that has an absolute different number than the atlas wood sign that they posted on the front lawn. When I called the phone number, they said that they were on a budget and that the signs were legit. I don't very much understand the large wooden sign post that advertises their number and Company, but still having to put yard signs, signed with marker around the property. This is an older apartment complex. Maybe they just don't have the skills to take care of older properties. This place is falling apart inside. You can see water damage in the ceilings in the hallways. Hot water barely ever works. And you have to avoid the dog p*** around the outside of the complex like it's landmines. 4 starsWe have rented 2 separate properties with atlas for a year and a half now. We have had very good experiences with maintenance and communication. Would like to give a special shout out to ************************ and *******, who have assisted with our requests. We have rented at a few places before living with atlas and can say that the experience with atlas has been much better than other rental companies. I always feel pretty well respected by atlas team members. I would encourage the atlas team to improve in the areas of communication with their renters. We are the ones living in these houses and know the ins and outs best. This is something ***** does really well, he has been extremely timely and communicative with us through the leasing process, move in, and maintenance requests. To anyone considering renting from atlas, I would say that it has been a very pleasant experience for us. At a basic level we are treated with respect, atlas has been fair with payments, maintenance and their homes. One other area atlas could improve is in their branding and public presence. As a renter we were extremely weary when looking for our next place to live. Nowadays there are so many scams and fraudsters preying on people who are just looking for a place to live while they establish themselves. I think a more updated website and getting third party reviews would be good for new renters, as we didnt know what to expect when renting for the first time.

1 starDO NOT RENT FROM THIS COMPANY IF YOU VALUE YOUR LIFE. They do not maintain their buildings whatsoever. I got very hurt after walking my dog and falling through there ill maintained second floor of their building. I bet if I drove by today it would still be in the same condition if not worse from when I left. I was so lucky I wasn't carrying my baby at the time. Very shady people and company. Use at your own risk, its worth it now to pay 2k in rent somewhere that values my safety and treats me as a person. When I left and put in my notice to vacate I asked for a written confirmation. Never received after asking multiple times, 3 months later in my new apartment they tried to "evict me". Thank god I had all my receipts. Any time any of my friends want to rent I tell them the horror stories of this nightmare company I had to deal with.Review fromClayton P

1 starAvoid these fraudsters at all cost. Rented from them for a year and it was without a doubt, the worst property management company Ive ever dealt with. They are incompetent and unprofessional. One of their managers, ***** with berate you and attempt to talk down to you instead of listening to your concerns. 1 starI have a feeling all of these recent good reviews are fake because I have had 0% of the experience these people have had. Please do yourself a favor and DO NOT sign a lease or let these people manage your property!!! They will let maintenance requests on even a brand new home sit for months before doing anything about it. We have even heard from the contractors that they also strongly dislike **** and his lack of communication. They do not care about anything, communication is HORRIBLE. The only people that have been remotely helpful are the front desk ladies and man. The property managers ************** your check and that's it. **** & **** are completely useless, especially ****. I am honestly surprised they are still in business and for the sake of your fellow Coloradans in the future please do not rent from them. Yes, it's that bad.Review fromHelen B

5 starsOverall having a great experience with renting from Atlas. There have been a few minor hiccups but they got resolved. The house we rented is a joy to live in and we are loving the experience. Love the app for paying rent and requesting maintenance. Communication at the start wasnt the greatest but has improved drastically over the past few months.
