I signed a contract with Schwalb Builders for renovation of my master bathroom. Work was completed & paid in full on May 18,2023. I have a contract that states upon completion, the work is warrantied for a full year. In June, 2023, I found that the tile in the shower had cracked. I have repeatedly called the ********************* to get this work repaired. As of today, November 8, 2023, there has been no attempts from the company or *********** to solve this situation. *********** has made promises, with no results. We hired a contractor company (Schwalb Builders) to renovate our basement, and we have had to fight them every step of the way to get things done. We were promised a one month finishing time, but work started in June and it still is not complete. We also have had trouble with the contract they made us sign, which seems to be very strict on our end, but very flexible when they want to change something. Recently I found out that they have taken their website down, lost their good standing on ****'s list and with the BBB and all of their phones are disconnected. I eventually needed answers as to why my phones calls and texts weren't being returned, and when I went down to their "office" on 10/11/23 I found that the company was turning into a vape shop. When I was down there I encountered the "office manager" named ******, who had no answers as to why our project manager was not calling us back. When I asked her what the status was on our cabinets they supposedly ordered, she said she had no way of knowing because she didn't have any internet. I asked her to text me an update when she did have internet, and that night she texted me asking for more money than originally was agreed upon in the contract, claiming that we would not have had extra costs if we had chosen "regular floor" and that the carpet pad was an extra cost. She finally told me that work would not continue until we paid this $1400 fee that was not in the contract. At this point they have the majority of our money as they required most of the money be paid up front, and our basement is mostly unusable because there's no floor and the plumbing is not complete. horrible company. they change their information so it's not connected to their business. they did not finish my two bathrooms. work is already falling apart. they didn't order parts which delayed the project. they constantly battled with us on what was agreed to. they had us do the deal with one person and then switched on us the day before the project was to start. Through the use of Home Advisor, we were connected to Schwalb Builders, who we signed a contract with back in January of 2023 to do a bathroom remodel and to build a new bathroom in our basement. We paid a deposit of $23,817.50 on January 25, 2023. Once we paid our deposit we did not hear from them for months, we were told our bathroom in the basement would be completed by July 10th as we had someone living with us. We were told they were a licensed company and that they were filing a permit to complete the basement bathroom. After 6 months of no work and very limited communication it turns out a permit was never filed, they lied and are not licensed in ****** and they are now not responding to our calls or emails. They have essentially stolen almost $24k from us and refuse to give us our money back or even communicate with us. The salesman who we were working with changed his number and never told us, the companies website is no longer a website and no one in the company will get back to us.Initial Complaint

For more than a year weve been trying to work with Schwalb Builders to finish our kitchen remodel project. The actual planning and ordering took 6 months and the demo and installation has gone on for more than 8 months at this point. Weve had no less than 8 different crews in our home to conduct various phases of the project. Currently we are awaiting final fixes to damages the last crew did when installing the cabinets and finishing the project. These final items include: - cracked and damaged cabinet fronts on the inside from using the wrong screws to install cabinet hardware - spice rack frame in drawer damaged from installing hardware screws through the spice rack. The rack will not hold any weight. - a vent in the pantry that no longer works because the contractor sprayed insulation into the fan - holes in cabinet frame from wrong installation of door - missing trim around the side panel - trim falling off the island - two damaged drawer fronts with deep and obvious gouges and cracks that need to replaced After multiple attempts of contacting ************************* our designated contact, and the main office at least 2 times a week for the last 2 months, there has been no contact or follow up. We have been patient and tried to work with this company for over a year but enough is enough. Through refusing to give our deposit back after no traction after the first two months of working with this contractor, to patiently dealing with their incompetent contractors doing a terrible plumbing job that flooded our basement to ordering the wrong cabinets after months of waiting, we are done being patient. Schwalb either needs to get a crew into our home to finish these final items by the end of August 2023 or they need to agree to forfeit our contract so we can hire an actual professional contractor to do the work they have failed to do.Initial Complaint

On November 1st, 2022 I signed a contract with Schwalb Builders for a house addition and paid them a 30% project deposit of $41,647. After we submitted permits through the **************, the permits and an appeal were denied due to city zoning codes. My Schwalb contractor, *****, told me that there was nothing more that we could do and we would not be able to complete the project. ***** also told me to email the appeal denial to the owner, ****, which I did on June 29th, 2023. After not hearing back from ****, I have been consistently calling the office multiple times a week, emailing, going to the office, and scheduling an in person meeting with **** that they canceled 10 minutes before it was suppose to start. **** has been completely unresponsive to me as he knows that I am asking for my $41,647 project deposit back since they are unable to complete the project and they have done zero work.Initial Complaint

Contract signed on 12/27/2022 for Schwalb Builders LLC to do an extension. Put down $14,500 in deposit. Fast forward 6 months and I've been ghosted by the company. The communication is very poor and I haven't heard from them in the past month despite numerous emails, asking if they submitted the plans and when I should expect work to begin. Today I decide to call the main office to cancel the project and was told, by the owner, in no uncertain terms that I couldn't because we're past their three day cancelation policy. Furthermore the owner said they WILL do the work and I WILL be happy with their work. They expect to submit plans for permits today... I asked them not to and reiterated my desire to cancel. I expect a 100% refund of my deposit, since they haven't done any work. The owner told me to not expect a full refund, if any at all.Business Response

I am rejecting this response because:Empty promises.
Their first response to this complaint was they would calculate how much I'd be refunded. 8 weeks, a couple of phone calls and a visit to their office address, later, they still haven't contacted me.
Two weeks ago I mailed a demand letter giving them the opportunity to transfer the funds to my bank account. They missed the deadline so I'm initiating legal action. They haven't done any work so I expect a full refund of my deposit along with my legal expenses.

My 74-year-old mother purchased a home in ***************** located at ******************* in the ********************* We engaged Schwalb Builders to remodel the home. We worked with and spoke with *****************, *******************************, *******************************, ***************************** and Avi Schwalb. Schwalb Builders not only damaged the home, causing multiple leaks on site, but also has refused to refund approximately $108,000 in funds. They initially agreed to return $40,192 but now refuse to return even that. We paid Schwalb $176,475.00 to basically demo the kitchen, basement and bathroom of the home. Schwalb damaged the home with negligent work and claims they purchased materials but will not provide information about the materials to **, including delivery, location, progress, confirmation of payment. We learned from the ************************* that Schwalb's license to do work in the city was suspended until August 2023, even though they were doing work for on the home during the suspension. They permitted the job under a company we have never heard of and never hired. They did not use licensed labor. They lied multiple times over the course of the job about job progress. Schwalb Builders inspect and supervise their jobs
This project was permitted and passed all rough inspections that were included as part of the project (electrical, plumbing, framing)
As you can see in the records provided by the homeowner, all inspections that were called in passed inspection.
After the plumbing inspection, there was a leak in the home. As a result, the sub floor was damaged. Schwalb Builders sent the company who was performing the work to fix the leak the same day. The following day, the subfloor was replaced.
At this point, the homeowner sent us a notice that they are interested in terminating the project with us.
Schwalb Builders and its associates on this project completed the demolition, and all rough work (which all passed inspections) as stated above.
As per the email provided by the homeowners, the homeowner had a custom kitchen ordered. Schwalb Builders paid the manufacturer for the custom order ahead of time. Schwalb Builders attempted contacting the homeowner multiple times in order to arrange for the cabinets that were specially ordered for the project to be delivered. The homeowner never responded to us.
The homeowner was given proof that Schwalb Builders paid for the cabinets. They received direct contacts from Schwalb Builders to the manufacturers of the cabinets who confirm that the cabinets were made and the timeline.
The homeowner's claim that Schwalb Builders could not legally complete the job, but the project was licensed through our associates and we had no legal or otherwise issues that would prevent us from completing the project.

I am rejecting this response because it does not address the significant problems with quality of work, lies told by the owner and employees about who would complete the work and the qualifications of the workers, failure to refund monies that have not been dedicated or spent on the project, and the necessary repairs now needed for the home.Additionally, we have never received any communication from Schwalb about the cabinets being ready or deliverable. The last communication ever received from them was dated 4/12/23 when they claimed they needed to do further accounting regarding refunding the money that **** Schwalb said he would refund. There has been no further accounting or any other information or communication received.

Using this company was an unmitigated disaster. I am sure there are plenty of examples of good work from them, but ours is not one of them. Do you want to take that chance? Easily the most unprofessional, rude liars I have ever worked with. They screwed us over, took our money and lied over and over again. We spent about $18K with this company Things really took a turn for about a week in when one of their unskilled workers (everyone we got on our project was unskilled and couldn't communicate with due to language barriers that were no fault of their own, but their was never any oversight or communication from above) decided it would be a good idea to wash paint brushes in our brand new sink...that wasn't even connected. Nobody has ever explained to me why someone would wash paint brushes in a brand new sink regardless of connection, but so it was. The flood ruined the ceiling beneath it and had to be completely torn out and replaced leaving us without a working bathroom. When my wife called the boss to tell him what was happening, he yelled at and demeaned her to the point of tears. He lied and nobody ever came. He then proceeded to force his unskilled worker to work, without pay according to the worker, until well after 9PM by himself. When I questioned him about it, he claimed the worker "volunteered" to do so. This company appears to be abusing immigrant workers with this behavior.From there it was all down hill. The work continued shoddily showing absolutely no craftsmanship. Tiling is a mess, grout is a joke, painting looks like a 5 year old did it. They couldn't even properly hang a towel bar as it came loose from the wall within days. Everyday came more lies and zero quality work. Eventually after over a month to complete a 10 day job, we had it and got them out of the house. We did get a small refund for them absolutely ruining the new bathtub by drilling into it to install the glass on the wrong side of the tub! Only unskilled labor performs like this.Business Response

Schwalb Builders performed this bathroom renovation. After an unintentional water spill, our employee stayed at the home until 9PM the same day to fix the issue.
Following the spill, Schwalb Builders redid the entire ceiling of the bathroom where the damage occurred, installing new drywall, taping mudding and texturing and painting the whole ceiling.
Following this Schwalb Builders completed the project in full, and the homeowner paid the entire amount due on the project, minus a refund that was given to them as agreement due to the unfortunate circumstancesInitial Complaint

After not hearing from the Project Coordinator, *************************, since 2/24/2023, I heard from him on 3/29/2023. The email I sent on 3/1/2023 asking for project completion, was responded to by *********************** on 4/1/2023.They are finishing the item to update the stairwell from carpet to Hardwood. We have come to agreement that the shower glass material allowance and contract line item for labor will be credited.
