1 starEnchanted Springs in **************** is awful. Never listen to their residence on issues such as parking. Threaten to tow vehicles when they do not provide parking for residents. Switched parking security who now charges us to park where we pay rent. Let me add if you come home anytime after 5pm you have to walk a mile to get to your home. This has been an issue for years according to other reviews. Only reason why I chose this place is an emergency happened and had days to move here. Ive complained twice to Enchanted on the parking, theyve promised theyd fix it. Nothing has been done nor will it ever be done. Not sure why its so difficult to provide parking for residents. 1 starOne of Mission Rock's properties has been a nightmare to move into. They are marketed as luxury apartments but it's been anything but. We don't have a working HVAC system, had multiple appliance issues, and leaks. There is trash littered along the property, broken glass, and nails in the parking lots. We also experienced issues with pests. All the while we are being charged for trash and pest control. I would not recommend working with any of their properties.Mission Rock Residential LLC

1 starI had an absolutely horrendous experience with Mission Rock and their incompetent management company. I reached out to ***************************, the so-called representative, to discuss the discrimination and harassment I faced while living in their property, but she couldn't care less! It was evident that she had no interest in addressing the real issue, which is the rampant discrimination and racism within this company.As if that wasn't enough, let me warn you not to even think about living here if you have pets. They are just out to squeeze every ***** from you. My poor pet had a tiny pee stain on the carpet, and they had the audacity to charge me over $800 to replace the entire carpet! It's an absolute rip-off, and they take advantage of every opportunity to rob their residents.Overall, Mission Rock and their management company have demonstrated a complete lack of empathy, professionalism, and fairness. Save yourself the trouble and heartache; stay far away from this nightmarish place!Review fromRobyn A

1 starMission Rock is aweful. A beautiful place I moved into is now run by HOA and managed by people that dont care, They havent fixed a hot tub that has been broken for over a year now. They did a bandaid fix a few times that lasted three days one time and about a couple weeks the second time in the beginning of June. Drug dealers live here and after a drug bust that was in the news, still live here. If you like to look at a poll and hot tub this odd the place for you. If you want to use it, be prepared for disappointment. They close the pool and hot tub on holiday weekends and dont open for memorial weekend like they are supposed to. You can use the pool and hot tub in the apartment side, they are getting better at keeping the hot tub running now and pool open more often. Bathrooms are locked most of the time on the apartment side. We were able to reach a maintenance worker on 4th of July who graciously came in his day off to open the pool in the afternoon. Such a disappointment. *** spent money on the apartment side fixing their pool and then sold it to ******* apartments. Then waterfall broke and was interrogated for quite awhile because they didnt pay the vendor. Must be why they are also not fixing the hot tub. They spent money that we pay for HOA on the assortment side to fix everything there and then ran out of money and sold it and our hot tub remains broken for a year!!!Mission Rock Residential LLC

********** Condos is still managed by Mission Rock Residential. We take care of the property and have a full staff there working. The spa has been down for repairs since July 1st for a leak and repair issues. We have those scheduled for the beginning of August to repair and it will be back up and running. 2 starsDay of move in, Parkway Apartments, we were asked to move in 5 hours later than the original time because the apartment wasnt ready. ***************************************************************** the parking lot, waiting and waiting. I go up to the apartment door, we go ahead in. It is a absolute wreck. The bonus was when we discovered the ** was broke. I walk back to the bathroom and TOUCH the towel rack; it falls off the wall. We stood around and assessed the living quarters, we affectionately named the color of the walls Nicotine White. I think rather than wasting money on paint, they assigned a team of smokers to just hot box the apartment until the walls appeared to have a cool yellow tinge. Under the sink smells like mold and it takes an army of 6 men to open the sliding door that leads to the patio where maybe one chair fits. The walls are paper thin, I can hear every word my neighbors say as well as the many heated arguments that take place between the sweet hours of 1-3AM Eastern time. I can hear and count every step taken above me. ***** above me is really getting her steps in. I have also had SIX ceiling leaks since living here. My kitchen wall is mushy. My sons bike was stolen. The neighbors ring camera was stolen. Two pizzas and some packages were stolen from my front porch. Our fire extinguisher was stolen. There are ZERO cameras in the hallways or parking lot. The landscapers chopped up a bunch of poison ivy and blew it all over the sidewalk where children play. The pool was closed ALL summer long, but we still paid for it. The best was the letter on my door on the first beautiful Saturday of the year telling me that rent is going up. The rent here is higher than any mortgage. *** THE ONLY maintenance man deserves a metal of honor, a hefty raise, and a hug. He has the kindest heart of any human. ******, *******, and ******* are nice and accommodating people. In conclusion, you have awesome residents and employees. 1 starThis apartment was great. We've lived here going on three years and every year it's gets worse. They have pet waste stations that apparently no one uses but ** and they do not care that there is animal waste literally everywhere but the office. They changed their payment website and charged 500 in attorney fees when we were actively trying to pay our rent. This issue have been reoccurring for the last 4 months without even an apology from them. This is our home, livelihood, and they do not care. Shame on them. We will be leaving when our lease is up because of their poor management team. However the maintenance guys are awesome! The one and only thing currently going well for them.Review fromSandy L

They allow staff to disrespect teammates, they allow other employees to talk about other employees and no disciplinary actions are taken. They allow employees to discriminate on reasonable accommodations and falsify tenant signatures. I would never work or live at a Mission ************* again!Review fromHunter B

1 starDo not rent at ******************* in **********. The apartments are too expensive for what they offer, not enough parking, and crappy customer service and ethics. At the end of December 2022 they failed to have the entrance into the parking garage snow plowed correctly which caused an ice rut. When I and others entered the parking garage and pulled forward the back end of my car fell/slid into this ice rut and hit the bollard and security arm. This caused a huge dent in my driver quarter panel and took my driver side bumper almost off. Causing thousands of dollars in damage to a new car. I know this happened to 3-4 other cars too. I made a police report, texted and emailed the office about it. They told me oh we have to do an incident report and have out ** contact you. Meanwhile within four hours after my complaint they rushed out there and cleared the ice completely to cover there a** as if it was never there. So then I get a half a** email from the ** on January 12th saying they are not responsible and to call my insurance trying to highlight a clause in the lease. This is not right and not acceptable. You can not fail so badly at creating a safe walkway or driveway to then cause damage to peoples cars and then claim no fault in what world is that okay. So if I never said anything you all would have left it and damaged way more cars and just throw your hands up saying well its not my fault. Then to cover your a** you hurry up and clear the ice as if it was never there. Im not dumb I took pictures and time stamped it. You know you messed up and you need to make this right. You need to pay to fix my and others cars. You are making so much money inflating rent and stealing from ******** residents.Mission Rock Residential LLC

Thank you for reaching out and sharing your concerns. We recognize that this is an unfortunate event, and we are sympathetic to the damage to your vehicle because of the inclement weather. To recap, the estimated snow fall on the eve of this event was 11 inches within a 5.5-hour window and the storm started with sleet like rain creating a layer of ice prior to the heavy snow fall. It is our goal, in partnership with our contracted vendor, to ensure that snow removal commences in a timely manner and as soon as reasonably possible. We confirmed that snow removal commenced on the evening of December 29th, the night of the incident. They reasonably removed as much as possible that evening and returned the following day. As previously shared, the executed lease agreement that you signed states that we are not liable for any personal property or damages due to weather conditions, and we have no duty to remove any ice, sleet or snow but may remove any amount with or without notice. Despite this, we do have a contract to provide snowplow services in the parking lot.That said, we reported this incident with our contracted vendor, and they have agreed to settle this matter with you directly. Please review the e-mail update that was provided on January 27, 2023, for more details. 1 starArbor Ridge Apartments in ******** is managed by Mission Rock. During my time here management has changed and service/integrity has declined significantly. Over the past two years they have violated my lease agreement by increasing utility fees and charges without notice or explanation during the middle of a current lease agreement. In addition, they were not truthful about a recent gas leak in which the fire department had to knock down the door to get to the source of the issue. The information given to me by BGE personally directly conflicted with the information that later came from management. When bringing up issues to management, they are unhelpful and will direct you to someone else, only if they feel your concern is valid. Overall, the sub-par quality of the community in addition to the lack of qualified staff in management results in an extremely poor experience for residents who are expecting to deal with mature professionals and have concerns dealt with in an appropriate and timely fashion.
