      According to new management company, CPMG inappropriately managed our community funds and we now have a deficit. Where did that money go?? The company was also asked about credentials and insurance of their "handyman" that the board was billed for electrical work and gutter cleanings that were never done or broke shortly after "fixing". The company said they didn't have those records.

      Hello. I am writing to get help please. I am condo owner and Our association has main AC unit that has been broken ever since the summer began. I contacted them multiple times though the month of June 2023 regarding this and was told they are awaiting for parts still. Myself and my wife are working from home undressed and sweaty, it is hot. I am experiencing high blood pressure and palpitations due to this conditions. The associating failed to provide resolution.       Company is HOA property management for my home. I have had water damage to my basement because they have failed to properly maintain the property. Gutters have not been cleaned and caused the water to not flow properly. Water mitigation on my basement cost $2200. I have filed additional complaints and requests with the company without any reply or resolution.

      Our community's *** made a decision to replace our 6ft. privacy fence with a 4ft. split rail fence. Many home owners have dogs and small children, some of which are autistic. The fenced-in area runs along a main road and no one wants to risk their children or pets wandering into that road. Members of the *** did not present this plan to ** for a vote prior to entering a contract with the fence company. Additionally, many of our cars have been broken into in our drive ways and we don't want to expose any more of our property. Some owners have dog doors that will be exposed with the new fence.

      Fall of 2022 my downstairs neighbor contacted me because he had a leak coming through the ceiling. I thoroughly searched my property for any leaks or water sources that could be causing this and could not find any. I was in constant communication with the neighbor about this issue. The neighbor never asked me to take any action and he reached out to the *** for assistance with problem which they were extremely slow to respond. They eventually sent a plumber out to the property, I received a phone call from a plumbing company while I was at work that they were at my address and needed access to my unit. I left work to let the plumber in my unit. I did not receive any communication beforehand from the *** that they will be sending someone. The 2 guys they sent established that the issue was my bathroom tub overflow valve. I sent the plumber's write up to my insurance company who found that the plumber nor the *** determined I was responsible for the leak and that I was not liable due to a waiver of subrogation that exists in the by laws. Sometime later another plumber was sent by the ***, again without notification, to the property and said the leak was due to my bathtub spout. I replaced the spout and nothing followed. Fast forwarding to January 9th (months later), I get a call from ***** at CPMG stating that I owe almost $900 to the *** for the first plumbers they sent to come to look at the leak. I asked for an invoice and write up to send to my insurance as I did before. I received an invoice with very little detail without my unit's number on it or the source of the leak. I asked ***** for more information to justify this charge and he did respond for over a week. When he did get back to me no further information was given and he told me I should call the plumbers for the information I wanted. I am being asked to pay for the *** contracting a plumber without my consent or without any notice to me. Furthermore, I am being charged for something without documentation or proof of the work rendered or source of the leak. I also have documentation that my insurance deemed me not liable for the leak in which the first plumber sent me a write-up on. This is not the first problem that I have had with this *** and more details are provided in the chain of emails and text I uploaded. I never refused to pay anything I was financially liable for I was only asking for better documentation and proof of my liability. I was responded with "I don't have time to email with you back and forth". With further research I've found that this company has been horrible to their customers for YEARS, a quick ****** search will show you all the negative reviews they have. They also have a D- BBB rating. Multiple complaints to the BBB with most gone unanswered. At this point, I am less concerned about the charges imposed upon me and more so concerned about how a company can legally conduct business like this for years unchecked. Why have they been able to continue to operate with no improvement or liability for their poor service? I strongly feel like something must be done for the sake of property owners under their reign. There is a continued rise of *** fees despite the 2022 budget of our community showing that they had a net profit of over $50,000 (the most net profit in the past 3 years). Their lack of service does not justify increased *** fees and unjust imposition of special assessments.

      I emailed CPMG on 1.19.23 with complaints of the laundry room in the **************** Condominiums. Its absolutely repulsive and disgusting in there. The floors are completely MOLDED! I dont understand how I am paying $350.00 a month and have to live somewhere that I cant even use the amenities because of how toxic it is in there. I dont expect the fanciest thing but I do expect that my money is going towards repairs, not just lining the pockets of the *** board. I have had good experience with ***** in the past- but I want this addressed asap. The floors need to be ripped out and replaced.
