    I was applying for a rehab loan explained to the loan officer *******. He said I needed an appraisal. I said the house is under construction and he still insisted to get an appraisal. I paid $665 for the appraisal. The inspector was not able to conduct any inspection and I never received any info or updates. ******* refused to answer any calls or emails. I reached out to *** who was also handling the case. I was told they will be refunding the amount back but I only received $490 back and I am still owed $175. They are not responding and it's been over 2 months. I will never do business with them.

    I am *************************, and I was scammed by "*********" when I wanted to buy an investment property. The property is a 2 family home, but there is currently a tattoo shop on the bottom floor, therefore it is zoned commercially at this time. This made it difficult to get a loan, as many lenders will not provide loans on commercial properties. My real estate agent, *******************************. was trying to help me, but she was having difficulty changing zoning due to the business. But then I met ****** from *********, and he assured me and my real estate agent that it would be no problem for them to do a loan on commercial zoning! We were thrilled and moved forward with the loan. ****** told me I needed to pay for an appraisal, $2000. We got a mortgage commitment . But soon before closing, ****** announced they'd had a "change in policy", and they could no longer provide the loan, unless we were able to change the zoning on the property. He had no ability to provide a loan on a commercial property. It was very late in the contract, and I could have lost out on the deal entirely, as the whole contract had to now be changed, and I had to find a new way to pay. I was able to refinance another property in order to purchase the home with cash. But then my real estate agent found out that the fees that I was charged by ********* most notably, $2000 for a appraisal (which she said, that should have only been hundreds of dollars) Their appraisal was way over priced, and now it was also unnecessary, as i had to use cash to purchase the property anyway. I paid for this appraisal in good faith, but ****** gave the loan on false grounds that he could do a loan on a commercial property, only to change right before closing.

    Hi *****. It is unfortunate that we were unable to help you out. I believe our ******************* disclosed to you what the fees would look like.  Unfortunately, we do not have control over guidelines changing and what comes back from our underwriter. We are sorry we were not able to fund your loan. We did give you an option of taking it down a different route however, you decided you didn't want to proceed further. We use a third-party appraisal company to order all of our appraisals. Whatever ********************* comes back and says the appraisal fee will be, we cannot change on our part. Since the property was considered commercial, the appraisal cost would be more compared to residential property. As for a refund, again, we use a third-party appraisal company. We do not collect that fee.

    I am rejecting this response because:There were no other options for a different route. I had my real estate agent, *****, speak with ****** to try to make something work, she understood more about this process than I did, so she was helping me. A bridge loan was mentioned, but she told me that she tried to ask ****** if we could move forward with a bridge loan or how to do this, and he did not respond. He had told her on the phone that he was not sure that he could do anything, it would be best if we changed zoning, but that he would try. But he did not follow up, and she attempted to contact him further, but he did not respond. This left us with no choice but to move on to another lender. Neither myself, nor my agent, believe that a "policy change" this far into a contract, and close to closing, is a viable excuse. ****** distinctly told both of us that the zoning would not matter, and would be no problem. I would have thought twice before paying for his appraisal if he had given any indication that there could potentially be a problem with zoning. This is not a way to run a reputable business. We do not believe the excuse about "policy change". To do this to me so unexpectedly and so late in the contract, could have easily caused me to lose out on the entire deal. I want this business to be accountable so that this does not happen to anyone else. ****** was not upfront about his policies, and his story about a policy change in this instance was not believable, and he did not in fact offer any other options- he only said that he would, and then he went unresponsive, leaving me having paid his fees in good faith, with nothing to show for it.

    Hi *****. Again, we apologize for not being able to complete your loan. ****** and the company did their best to be completely transparent with you in regard to your loan. As I said again, we use a third-party appraisal company. We are unable to reimburse you for an appraisal that was done by them.

    I am rejecting this response because: when I start with the process they should said that they can not make it happen ,then I can look for a different ways, if they use a third party to do the appraisal ****** should tell me that he can not do the loan and ask me if I want to continue with the appraisal even if he will no able to do the loan , then I can take a decision, but ****** all time when I call he said yes everything is ok we going to do no problem everything is ok and he was just waiting for the closing, thats way I was just waiting , then when everything was ready to the closing date he just said sorry rules changed, it is s not like that ****** make me pay for everything, make me lose time getting the documents that he always ask, I think the company has a wrong person on that position and he should be responsible for the $2000 I paid for nothing or Loans Guys should cover that and reimburse me my money, as loan company has to have respect to the customers it is not a jock it is money something that I work hard to get that amount and can not be lost the way how ****** did,
