    I had been ************ with this management and was not on a lease at the property and moved in November. My lease ended and I was month to month I gave request for maintenance and the management cancelled all my request for repairs to my fridge which spoiled my food for months because it leaked water. I had an ac unit that leaked water on my electrical outlets and broke my t.v. and was unable to repair it. I decided to move because of the neglect to the property. I am being billed for November and December and they informed me I am responsible for rent until they can rent out the unit for $2200 for those months. I don't believe this is accurate and feel like it is not being dealt with correctly due to the lack of maintenance. I think there was mold in my shower from the water. I noticed cockroaches in the hallway from lack of cleaning. There was no central air and my windows were broken and did not open they'd fall out of the frame when I try to open. I think they are trying to bill me for these months when they made no effort on there part to make repairs in a timely manner. I did not receive the proper action necessary to maintain the place to quality standards. I don't think the billing is correct and I haven't been able to resolve it with the management property. I have moved out and no longer reside at ***************************************************************.

    We took over these units in October 2022. We were unaware of a majority of the maintenance items that had been ongoing as we did not move in the tenant, and we had just taken over management.


    The property owner has a lot of their own vendors that they utilize for repairs. The tenant did report the following maintenance items to our office: leaking wall AC unit, leaking refrigerator/refrigerator not keeping cool, bathroom toilet seat moves/coming off, and broken windows. We relayed all of these items over to the property owner and the property owner was either already working on the items or said they would have the items taken care of. We notified the tenant of this.

    Our company did attempt to assist with the refrigerator issue by contacting the vendor, which the vendor was called out by the property owner. The vendor relayed to our company that they had contacted the tenant with instructions, which was to unplug the refrigerator for 24 hours to defrost the unit and then they would be able to repair the refrigerator from there, however the tenant did not want to unplug the refrigerator for this timeframe.

    The tenant submitted notice to vacate on November 15, 2022. The tenant gave possession of the property on November 28, 2022. A 30-day notice is required per the lease agreement.

    The tenant did not pay November rent and therefore does owe rent for November. Also, since the tenant submitted notice to vacate on November 15, 2022, the tenant is rent responsible through December 14, 2022, even though we received possession of the property on November 28, 2022, as a 30-day notice is required.

    S&S Property Management terminated our management agreement with the property owners on December 14, 2022.Any further disputes that the tenant may have on rent owed would need to be discussed with the property owner. The tenant does have communication with the property owner. The tenant does not owe S&S Property Management funds, the tenant owes the property owner funds.
