The *** doesn't support or work with you at all. ************************* is incredibly rude and not helpful as the office manager. The worst part of owning a home in ** is dealing with this ***. Every problem we have had with the house regarding maintenance and insurance was made incredibly complicated by this company with absolutely no help from them despite the very high *** fees. They are completely useless as a service and do not help or support homeowners at all.

The Deeded Owner does not seem to understand that there are Governing Documents, along with ******************** that assist with the oversight of **********************s. Also, the Deeded Owner further does not understand that the 181 Units are Single Family Attached Homes, and that the Owner is responsible for all interior maintenance and repairs. In addition, the Deeded Owner further does not understand that it is the function of a Management Company to enforce the rules adopted by the **************************** of *********, and that a Management Company does not set the rules, the ***** of ********* sets the rules. Regarding the Monthly Assessments being high, unfortunately, to live in **********, specifically in Orange County, the "Cost of Living" is high resulting from the increase in utilizes, i.e., water, gas electric, insurance for *********************** etc. It is my belief that the Deeded Owner is frustrated by the rules set by the **************************** of ********* for his community, and that he is misplacing his anger at the Management Company when he is truly frustrated about living in a ********************** with Monthly Assessments and Governing Documents, along with ******************** that assist with the oversight of **********************s.With that said...Since the Deeded Owner did not provide his temperament towards my employee and my company, the following are emails between Management and the Deeded Owner which will demonstrate his temperament towards my employee and my company:From: ** Sent: Thursday, February 1, **** 8:16 PM To: ** Subject: RE: Copy of Bylaws and Declaration of ************************************ (CC&Rs)Importance: High Mr. ********* be advised that it is not that **** Ultimate Property Management Consulting, **** is incapable of sending digital copies, but there is a fee, which is payable to the *********************** that all Owners are required to pay for requesting digital copies of the ********************** Governing Documents. Also, **** Ultimate Property Management Consulting, **** provides all Owners an alternative which costs nothing by simply having an **************** Claims Adjuster contact **** Ultimate Property Management Consulting, **** directly. Thank you for understanding the above protocol set by the **************************** of *********. The owner and the office manager have very rude customer service. They are always passive aggressive in their emails and assume fault of the homeowner. They don't address concerns. They blame others for their lack of service and don't support homeowners at all. Owning a home with them as property management makes me feel like a distrusted renter in my own property. They do not update homeowners on anything, they just ask for money, accuse homeowners all problems, and refuse to help in any way. They have no compassion or kindness in their interactions with homeowners. I don't know what they do with the 290 USD we pay them every month, but it is a massive waste of money. It would be lovely to see breakdown of where our yearly **** (approx.) USD goes to because none of it seems to be going towards customer service and needs. Orange county is expensiveyes, but we pay utilities and insurance separatelythis is not something ************** pays, this is massive company and its owners fail to realise that homeowners and those that do not own large companies also are struggling immensely with financial burdens. It feels like they are intentionally targeting homeowners for money and refuse to provide basic documents, support, or even minimal levels of kindness. It seems like they are good to some particular homeowners and horrible to others - who knows what they base their behaviour on. They are a very unprofessional company and team. None of my comments were addressed or any signs of acknowledgment or politeness shown to me. I don't know why they choose to be temperamental and misplace their frustrations onto paying customers, but it is a real shame. I started the conversation in the emails very politely, and immediately the first thing the office manager implied is that I had lost my copy(documents) (when I never received them in the first place). Very worried about retaliation from this company and disappointed to have this company manage the property that I own.

I have had the pleasure of having *********************, through her company JC Ultimate Property Management Consulting Inc., be the property manager for our homeowners' association. It is so comforting to have someone like **** representing our HOA. She is outstanding at keeping ** up to date on how our association must be run in order to comply with ********** law. She is also very diligent and helpful to ensure that all of the homeowners are complying with their governing documents concerning our homes and surrounding common areas. I feel and have always felt like we are in good hands with *****
