Rented property for 6 years. Property management made it inhabitable by not repairing items and often saying it was my responsibility to fix items such as plumbing, breakers for power and heat, changing air filters, fixing covering to tubes, fixing toilets, trimming trees which were almost touching the ground, fixing rodent/pest issues which caused one dog to become ill.

    Good afternoon,

"Rented property for 6 years. Property management made it inhabitable by not repairing items and often saying it was my responsibility to fix items such as plumbing, breakers for power and heat, changing air filters, fixing covering to tubes, fixing toilets, trimming trees which were almost touching the ground, fixing rodent/pest issues which caused one dog to become ill."

Per the terms of the lease you agreed to the following, anything in quotes is directly from your lease:
Plumbing - "Landlord's responsibility for cleaning any stoppages extends to the main sewer line. Any plumbing bill determined to be tenant caused or tenant responsibility will be billed to the tenant."
Breakers - this falls under the same vein, if you tripped a breaker or a GFI it is your responsibility to reset it, not our responsibility to send an electrician to flip a breaker or GFI that you tripped
Changing AC filter: "Tenants are responsible for changing air filters on a regular basis. It is suggested that filters be changed every two months."
Fixing covering to tubes: I don't know what you mean by this. What tubes need covering?
Fixing toilets: again, if you clogged a toilet that is your responsibility, if the toilet is broken or leaking then we are responsible - please cite a specific example where you were told to fix a broken toilet (not one that was clogged, one that was broken).
Trimming trees: this is not your responsibility, but trees almost touching the ground may make a property less attractive, but does not make a property inhabitable
Pest control: Please cite the specifics of your dog becoming ill

I would like to have some specific examples of what you are talking about that is in violation of the above so it can be addressed.

    Thank you,

    ***** ********

    Customer Answer

I am rejecting this response because:
Every time something was not working I was told it was my responsibility and if someone was sent out I’d be expected to cover the cost.

The landscaping was agreed upon that the owner would take care of it and there was the issue with the trees and seeds as well as the landscaper breaking the sprinkler twice and not notifying the tenant, which caused the water bill to skyrocket.

I was charged for the flooring and not specific to the part worn.

I was charged for cleaning for the same amount that I paid myself.

I was charged for rent for the 1st and not notified that the property management would not be in the office and called after.

I expect a reimbursement of my deposit of $1800.

Per my last email, if you put in a request for plumbing and it was a local clog or electrical and it was a tripped breaker these are yourresponsibility per the terms of the lease. We would only tell you this if it were something you were responsible for. Please state a SPECIFIC example of us telling you something that was yourresponsibility that was not yourresponsibility. Specifics only please.

A large section of the carpet was torn out, and could not be patched, we had no choice but to change it all out. It wasn't stained, or slightly damage, a literal section of carpet was MISSING!

Please submit a SPECIFIC example of when the sprinkler was broken with a "skyrocketing" water bill, water bill included.

The cleaning was not done well, *** has sent you pictures showing what was missed.

The money charged for the 1st was taken off.

Your current balance is $356.77. Unless you can come up with specific examples with proof, please send in payment or we will send you to collections.
