    *********************, the Regional Portfolio Manager, is extremely frustrating to talk to. Our downstairs neighbor smokes inside, causing our clothes, car, and entire unit to reek of cigarettes. Despite months of complaints, ****** treated me, a 25-year-old, like a child and suggested we surrender our apartment, ignoring the real issue. She's extreamly aggressive, I wish she was aggressive towards the right person, not attacking the victim of nusciance and unhabitable living conditions.***********************, an associate of hers, was professional and promised to follow up but never did. I called back multiple times with no answer. They will avoid you at all costs. These people absolutely ****.*********, the property manager, has been reasonable to deal with. I understand she has very limited power, and I frequently complain about this situation. However, she was wrong in stating that the man downstairs has stopped smoking. She said she'd give me her personal number so I can inform her when he's smoking, but it's obviously hard to catch him in the act now, as I'm sure he's making efforts to mask his indoor smoking.Other than that the our unit has several problems rangeing from holes, cracks, mold, roaches. The walls are paper thin, so you can hear everything. Overall everything is cheaply made, and the planets and decorations were placed by tenants not the property or property owner in this case the corporation.

We understand that apartment living is difficult when there are shared walls involved with your neighbors. We do our best to ensure that all residents have the right to enjoyment of their community. We do investigate concerns, but based on recent inspections including other relevant witnesses, we are not always able to pursue further action if, at that moment, were found unwarranted. Of course we want all parties involved to be fully satisfied with the outcome, but there are times when full satisfaction may not be possible.In terms of your other concerns related to your unit, those will be addressed, if not already done so. Your tenancy is valued, and we hope this response helps clarify the situation for you.

    Ive never been happier to move out of a place. What a nightmare.I moved to their new building, Thrive on Seventh in ***********************, six months ago with two other roommates. Firstly, the rent at Thrive is the same as at other buildings nearby, such as Vue and Harbor Front, with absolutely no amenities. Even the planned gym was scrapped and wiped from their site.Things were good for the first month or so until fees not on our lease started to pop up on our account to pay. While refusing to pay these, the money we did not pay was pulled from the month of free rent we got upon signing our lease, which we chose to spread over the entire year, completely unbeknownst to us until we used that concession up eight months earlier than we thought we would. With no replies back to our inquiries until we were told they would start with the eviction process. Things got hairer when my roomates decided to leave, just nine days before the end of the month. This left me to find a new apartment alone in hardly two weeks. When I stated I would need more time, I was given no sympathy, only that I would need to be out before the 31st or pay all of the Feb rent. Absolutely no ***** or care when I was in a tough situation, all on my own after they left. This company is truly just a nightmare. I hope anyone reading this is simply researching possible living in a **** property and decides to run far far away.

    PLEASE do not move into any **** and company's properties! They steal your money, they have no morals, compassion, or time to deal with tenant issues or property issues the correct way. The property manager *******************************, unprofessional INCAPABLE of maintaining a healthy correspondence with tenants. They see you as a transaction and ignore you for as long as they can! ******** Mentone**** Palms area.My neighbor found two RATS inside his unit, and I heard them in the walls the entire year I was there! In addition I had 4 LEAKS through out the year which caused mold, on one occasion they left an open hole on the roof for over a month and covered it up with a dog pee pad and tape! On another occasion my ac started leaking causing mold and for it to bubble up and they just PAINTED OVER THE ***** PLEASE DO NOT GIVE THESE PEOPLE YOUR MONEY. During summer roaches and termites! None of our problems were ever dealt with even though we complained several times! Her favorite excuse was "I'm waiting on a response from maintenance" They nickel and dime you for everything! My rent was supposed to be **** my last rent check was *****! My deposit **** I received ***** in return! I requested a walkthrough with the property manager present! We called her 3 times that day no answer no call back. DON'T WASTE YOUR TIME WITH THESE HORRIBLE PEOPLE.

    Every maintenance and service request were responded to promptly, with the property manager keeping a detailed timeline of receiving notice of the issues and the corresponding service dates. All leaks were repaired within 5 days of management first being notified, with subsequent cosmetic repairs also being made in a timely manner. Upon receiving notice of rodents, pest control was immediately notified and subsequently made several trips to the property for both the resident and the neighboring unit.The security deposit was reduced from the original amount because the unit received damage beyond the normal wear and tear. However, as a show of good faith, a **** and Company representative has contacted the resident in order to come to a consensus for a reasonable security deposit return.

    Ive live in my apartment for almost a decade and they have managed the building for less than a year. To say they have poor communication is too nice. Multiple times we have received notices on our door after 7pm at night that gives us less than 12 hours notice. The current situation were in I have made several attempts at communication with no response and yet they are acting as if I have made no communication attempt. I have record of everything.

    Terrible place to live. Bandaid jobs for fixing things in unit.Ive had a termite problem for years (4 months out of the year) for the last 3 years. They dont enforce quiet hours.They blame you for not paying rent (when Ive always paid on time)They attach notices to your door like posters for everyone to see your business (no envelope or folding of the paper).Management often times wont answer emails or return phone calls.And the rent isnt cheap!Save yourself the headache and live somewhere else.

    The following issues have been noted:1. My deposit was at least 800 dollars, but they only accounted for 500 "somehow." I spent 2 months in a studio then I was moved to a one bedroom when it became available. My studio apartment deposit was rolled into my 1 bedroom deposit. 2. My "lease" mentioned nothing about a cleaning fee and I left the apartment immaculate with no holes other than tiny ones for curtains. I took pics and will take legal action.

    Like everyone else here, I wish I could leave a 0 star review. My battle to get **** employees to perform anything from basic maintenance to critical repairs has been the most aggravating year of my life. Our building manager, *******************, and his supervisor, *****************************, are the most utterly incompetent people I have ever met in my life. They parade their teslas which theyve bought with the money theyve received from a job they dont perform. ***** has a staged apartment in our building which he goes to once or twice a month for ****** games so he can prove fake residency because ********** law requires the presence of an on-site manager that lives on premises in any building with over 16 units. They only communicate over phone call so as not to leave a paper trail, and have been cited numerous times by the **** for egregious code violations. They ignore complaints and only perform slumlord level repairs without permits when the city cites the violations. These ghouls patched up a piece of collapsed walkway with expanding foam and plank boards. We have had maggots in our laundry area, termites in the building and every single tenant has a cockroach infestation. They have come to my door to harass me in person and lie to my face about performing repairs and promising fixes to issues that Ive been begging to resolve for over a year. **** company bought the building after we moved in and created a broken payment portal to try and bait people into being late on rent so they could evict tenants and hike up the rent, during the eviction moratorium. Every single thing this company does is illegal. They are abusive and vile in the way they treat the people who pay them to have a safe living space. Do not ever rent from these greedy slumlords.

    Every maintenance/service request has been addressed promptly. The resident has denied access on several occasions. We've attempted to schedule pest control multiple times and the resident refused access claiming they have pets they were concerned about. I assured her and confirmed with the vendor that the treatments were pet safe to no avail. After getting through that obstacle, she said we couldn't treat the unit because she had nowhere to go for the 4 hour treatment window. We went out of our way to reserve a large recreation room at a luxury building nearby where she and her cats can go during the service. She decided against the service despite us obliging her unnecessary demands. She requested a call with me a while back and I gave her multiple time options and she refused. I then agreed to meet her in person at her requested date/time, when I showed up she reluctantly answered the door and started verbally harassing me and my manager.

    I have called every week for my $500 deposit refund, just to get sent around to different people, telling me they will call me back but they never do. I call back again just to get told the same thing. I've been calling ************ for 2 months but still haven't received a refund, or any answer as to why I haven't received a refund at all.

    This company doesnt even deserve 1 star. We are facing a homeless crisis nationwide, but particularly in ***********. You would think a rental company would be in the interest of housing people, but like every other corporate company, their only concern is how much money they can make off people. To have a property manager give false hopes to someone who has been struggling with homelessness for 6 years, tell them they passed background, had them sign their RTA, agreed to accept an EMERGENCY Housing Voucher and then turn around and DENY THEM, giving an excuse about not passing a CREDIT REPORT WHEN THE ENTIRE RENT IS GOING TO BE PAID EVERY MONTH BY THE GOVERNMENT is absolutely bogus! This is discrimination at its finest, not only did they deny the application, they raised the rent that was listed at $1900 to $2097, knowing the applicants voucher was allocated for $2096. This is obviously an attempt to discourage any other voucher holders to apply because this company must assume every one with a voucher is allocated the same amount which isnt the case.You can most likely expect a lawsuit coming your way **** and company because you cant discriminate based off source of income and everyone knows credit checks are run to give the landlord an idea of how reliable the person might be at paying their bills on time and not accumulating too much debt well the government would be paying so I believe its their credit that should be run not the voucher holder.This company is the reason we have so many ************* displaced with no where affordable to live, besides outside in a tent. Good job!
