Rental Dispute:1. Inspection of the home passed 5/2/2025 2. 5/5/2025 Phone call with ***** rejecting any promise to pay documents as i was working with an agency to cover the deposit funds. ***** threatened me with eviction proceedings if i did not pay the deposit two days before move in date, forcing me to feel afraid to sign the lease. She claimed to have worked with other tenants using deposit assistance in the past but would not offer me any flexibility. 3. Email reiterated from ***** days later after the phone call that deposit fees are required two days before move in with no mention of promise to pay being acceptable in the email.4. Phone call per my request with **** ********** the owner on 5/13/2025 end of day, two days before move in date. **** had agreed to accept a promise to pay letter and understood that I would be going to the agency the next morning for the document.5. Lease cancelled next day in the morning on 5/14/2025 without prior notice after said agreement with the owner. Did not uphold to his verbal agreement.6. Email sent from me immediately following the lease cancellation requesting the reason for cancellation. No response from any of the three recipients, including the owner.7. **** cancelled by me on 5/15/2025 due to no response from Cornerstone pm.8. On 5/20/2025 phone call was requested from the Cornerstone pm office, business agreed to extend the move in date to 6/1/2025. Explained to business on 5/22/2025 per email the **** had been cancelled and a new one would need to be submitted now. Explained income changed and requested if landlord would be willing to negotiate rental amount. No response from business until 5/29/2025 stating my application had been cancelled already and that someone else was already approved for the unit. If the business responded timely i would have told them to submit the new **** with the Reasonable Accommodation paperwork they already had in their possession for the full rental amount to be approved.

*********** application process began on April 11th when she asked to move her application from one of our managed properties to another property that was on the market. We began at that time filling out an RFTA packet for the property she was interested in. On April 21st when her RFTA packet was approved, she immediately expressed concerns about the cost. The next day, April 22nd, she inquired if the owner would consider a reduced rent of $3900, referencing previous discussions about the owner's flexibility.
On April 29th, an intent to rent letter was sent, and a housing inspection was scheduled after ********* agreed to proceed. The inspection passed on May 2nd, and ********* was informed the unit could be held until May 16th.
A few days later, on May 5th, ********* asked about the implications of not being able to pay the required funds. Our team, specifically *****, responded by offering to accept a letter from an organization stating they would provide the funds. Also on May 5th, ***** explained that a failure to receive rent and deposit funds would ultimately result in eviction proceedings, not as a threat, but to fully explain important ramifications if funds were not paid. It's also worth noting that the lease our team sent to ********* on May 6th remained unsigned for over a week. When **** later spoke to ********* about obtaining a letter, he was not aware that our team had already been waiting for such a letter for more than a week.
As the May 16th move-in date approached, Housing reached out for confirmation on May 15th, and ***** replied to Housing's questions.
On May 20th, the owner extended the offer for a June 1st move-in date, to which ********* said she would "ask around." Around this time, ********* informed us she would not be able to move forward due to a reassessment of her income by the ***************** and sought to negotiate a lower rent amount. By this time we received another application at the full asking rent and moved on to the other party.
Throughout this process, our team dedicated significant effort to securing the unit for *********. We worked diligently to get her RFTA packet approved, coordinated with the ************************************ (*****) for an inspection, and successfully completed all necessary paperwork. All the while, we held the property vacant specifically for her. Despite our diligent work in preparing a lease, ********* struggled to commit to a move-in date, delayed providing crucial information, and ultimately did not sign the lease.

I am rejecting this response because:

The business has made zero efforts to offer any type of resolution in this matter. They have continued to place sole blame on the consumer and hold absolutely zero accountability for their actions.

    Sincerely,

    ********* *********

We cannot accept her resolution terms, the property has already been rented. Unfortunately her indecision and inaction in signing and lease and paying security deposit led us to move to another party although we held the rental for her and performed hours of work to get her approved through the SCCHA.

Dear BBB,Im reaching out in hopes that you can assist me regarding an issue Ive had with Cornerstone Property Management. My experience with them has been extremely frustrating and unprofessional.I submitted a rental application along with a check, and attempted multiple times to follow up by phone and email. Unfortunately, no one responded. Their phone system goes directly to voicemail with a message stating someone will return your call, but I never received a response. It took nearly three weeks before I was finally contacted, only to be informed that the property I applied for already had a pending application. I was told I could view other available properties.I went ahead and submitted an online request to tour two other properties I was interested in. Once again, I received an automated message saying someone would follow up to schedule a tour, but no one ever did. Despite calling and emailing again, I was met with silence. This repeated lack of communication is incredibly unprofessional and concerning for a business.Additionally, I never received my check back, nor have I received any explanation regarding what was done with ***** writing to ask that you bring this matter to their attention. Its unacceptable for a business to ignore people and fail to respond to inquiries. I would greatly appreciate your help in looking into this issue. Please note that I would prefer to remain anonymous.Thank you for your time and assistance.

I rented a property from cornerstone from jan 2022 to may 2023. I was served a false owner move in eviction at the start of April by the company. Once i had left the company re-listed the property for 16% more than i was renting it at the time. This was a fraudulent eviction. Then they decided to make fraudulent invoiced to take money (1600$+) from my security deposit.

We have agreed to settle this matter by refunding additional security deposit.
