      Utopia Property Management has truly impressed me with their customer service turnaround. While initial encounters were not up to par, they've now built a responsive and efficient customer service team that far surpasses expectations. Their online portal and tenant screening are excellent, and their maintenance services have improved greatly.Their financial reporting could still use a bit more detail, but it is satisfactory for the most part. The cost is fair, considering the quality of service. All in all, they've done a commendable job turning things around. Im confidently awarding them 4 stars, and look forward to even further improvements.

      My experience with Utopia Property Management has been nothing short of outstanding. Their efficient customer service, seamless online portal, thorough tenant vetting, and quality maintenance services are impressive.       Recently, I had the opportunity to avail myself of the services provided by Utopia Property Management and I must say that my overall experience was quite satisfying. They managed to deliver a comprehensive range of services that largely met my expectations, with only a few minor areas for improvement.Their customer service was notably commendable. They have a team that was not only highly responsive but also proactive in providing solutions. The communication was clear, and I could readily get in touch with their representatives whenever needed.The online portal provided by Utopia was quite user-friendly and efficient, allowing me to access important documents and information about my property at any time. This convenience and accessibility were key features that greatly facilitated my experience as a property owner.Their tenant vetting process was thorough and professional. I appreciated their commitment to finding responsible and reliable tenants, which is paramount in property management.However, while their maintenance services were generally prompt and reliable, there were a couple of instances where the quality of work could have been better. Minor maintenance issues took longer than expected to resolve and required a bit of follow-up.Another slight drawback was their financial reporting, which, while consistent, could have been more detailed. More comprehensive reports would enable property owners to better understand the financial status and performance of their properties.Despite these minor issues, I found Utopia's pricing to be fair and competitive, considering the quality of services provided.Overall, my experience with Utopia Property Management has been largely positive. They have shown their competence in the field and I believe they are continually striving to improve their services.       I was charged fees that were not approved, exorbitant amount of maintenance fees. spoke with them regarding all of the fees charged to me a couple of times, was told a many times they are working on it. This has been going on 3 to 4 month. I was told my account would be credited, I have not received a refund. I was double charged fees, and a fee cutting down a **** which appear to not have happened. I called for the last 2 weeks, my "property manager" will not return my call. I want my account reconciled as promised. No customer service.

      This property management has no regard for its tenants. I have been without hot water for almost 3 weeks now and there is no urgency on their behalf. I have a 2-year-old that I have been having to boil water just to take baths. No returns on calls or emails even though it is an emergency. The one plumber that came to the property after more than a week of the work order was sent away because Utopia did not want them to make the necessary repairs, they only wanted an estimate. Their portal is showing that the issue has been resolved, yet here we are with no hot water. The only update I have had was that the rent is due in two days. How convenient. 0 stars.

      Hello *******,We apologize and thank your for your patience. The warranty company for the water tank had asked the we take our tech off the job, hence the work order being closed. The same warranty company then hired their own tech come to access they issues and that is where the delayed happened. The owner of the property is aware. Please note your next statement will reflect a credit for that time you had with no hot water. Again, sorry you had to post a negative review as it was out of our hands, but we were on top of your troubles the best we could with what powers we had to resolve.       If you are a property owner do not trust this management company. Especially do not trust ************ in ************, the company has no customer service whatsoever.They do not return calls, they do not return Emails, this company is just a sham.***** will try to take money from you with out doing anything, she is rude, unprofessional and racist against applicants as well as owners.We had to do all the supervising of the repairs needed to rent the property because she did not do anything other than give the lock-box code to the laborers.Still waiting for the Management to contact me after two weeks of trying to get a hold of them.If I could give 0 stars I would.

      ******, I'm so sorry that you have resorted to leaving a bad review in an effort to get out of paying the cancellation fees that you owe for the work I have completed.I checked my phone records and you have called me 15 times between October 21 and January 23rd. Recent calls are not yet posted. All but 2 of those calls were answered by me. The other 2 were returned promptly. We have emailed 26 times and I always replied promptly. In fact, I emailed you Friday and again yesterday. So, your claim that you've waited 2 weeks for a response is unfounded.We only use trusted, licensed, and insured vendors. So yes, they are given the lockbox code and I verify their work before approving their invoice.Regarding your racist comment, I'm assuming this is in regard to the neighbor that called you who is not a party to the transaction. Her relative applied and I was not at liberty to discuss that with her. However, the applicant had a very low credit score and a collection from a prior landlord which I had already explained to you. These discoveries protect you as a landlord from tenants with bad financial habits.We have a record of all communication in our system. You emailed me on March 6th giving ***************************************************** to get it rented. It was in case it wasn't rented within 30 days you wanted to sell. You called me on March 8th to say you decided to sell. I told you I had an approved tenant so therefore you would owe a cancellation fee. As mentioned above we have been communicating by both phone and email multiple times in the past few days so why would you state that you've been waiting 2 weeks to hear from me? You have never expressed any dissatisfaction with my service. You thanked me for meeting the Sheriff's at 3:30 in the morning, for handling boarding up the window, securing locks and repairing the busted door, for sending you the report etc. After being told there would be a cancellation fee, is when you suddenly decided to say you were dissatisfied with my service.Sincerely, *****************************

      I payed tge applucation fee for a unit and mafe sure to ask if there were any potential applicants before applying and was told there was not and that Id be tge only applicant at that time. I actually even gave two addresses in case one fell thru. I submitted everything ***** asked for and sent emails and tried calling many times to ask if she recieved eveeeything she needed. At one point she called me back and told me "you have to stop calling me ten times a day if i dont get back to you that means im buisy" i was shocked at the way i was spoken to especially since 3 weeks had passed and I had not heard anything back from her. I did finally after that receive an email that literally only said" yes I did" which i guess was a response to my five emails asking her if she needed anything else and if she had everything she needed to process my application. So I waited another 5 days still heard nothing and decided to call her back when I called the office I asked a representative if she could check the status of my application I told her the address I applied for and she told me that they are processing somebody else application I couldn't believe it. So I gave her the other address and that location was also waiting on a potential tenant to be approved. I checked my credit report and my credit was not even ran. Which means she collected the application money made me believe that she was working on it when all the while she hasn't even processed my application or check my credit. I attempted to reach out to her boss and he wasn't any more help. He didn't even want to listen to what I had to say . I asked for a refund for my application and he said he would ask ***** if she could give one to me . I told him that I was going to report them to the housing department and he told me after that that I would not get a refund for my application because I was threatening to report him . I told him I'm not threatening to call them I am going to call them.he refused my refund.

      This business rips people off they told me Id I paid a month of rent for the last month I didnt live there, they would prorate a refund gir the days I didnt live there, but ended up charging me the $2000 for a month of rent on top of keeping my initial deposit and charging late fees for a charge that was a mistake on their end. The property managers are super rude and not helpful at all!

      ***************************** moved out of a property ********************* on 9/11/22. She did not give proper notice. We received notice 8/22/22 and so she was rent responsible for September. She was not a tenant very long, having come to us from a sale of a property through a new owner. She paid a $1800 deposit at move in. Before giving notice, we had several problems with her and a co-tenant or friend that yelled at the neighbors and was not very cordial. The incident involved interruption of her cable service through comcast.The owner of the next-door property reached out to me and complained about ***** and her friend's behavior toward her husband and tenant on several occasions during this incident. They had yelled and cussed at the neighbors and owners next door because they were frustrated about the vendor cutting the cable. ***** reported ******* had reconnected the cable, but the owner said her tenant reported that ******* friend had attached patched it to the adjoining duplex. The owner reported this tenant was an occupant. We did not know but at this point she was talking about moving out so we did not pur*** the unauthorized occupant situation. Evidently a vendor of that property cut the line when installing the new landscape. The line was dangerous and was not properly attached. This owner did not want it hooked up to her property, she had not authorized it. Because of the danger from someone being clotheslined in the dark it was detached by Utopia maintenance. I called the tenant and spoke to her about the problem and reported it to our owner immediately because the city was going to be involved. I requested she contact ******* about giving her a credit, since the owner of the neighboring property was not going to allow them to connect. ***** was very frustrated, and we could not allow or be a party to hooking up something like that. We contacted ******* and informed them, and the owner next door explicitly said that she was lodging a complaint with the ************** about our tenant and at first thought we had connected the wire. The city is very strict and levies fines when ordinances are broken about how people keep their yards and driveways as well as how tall the grass grows. I informed ***** she might want to get something different for service while the easement from ******* was worked out the correct way to run service to the duplex.After disconnecting it, the line was re-attached again by the tenants and against the neighboring owners' permissions. They called again very frustrated and said they would *** our owner for damages if one of our tenants comes onto the property again. At this time someone from the unit cussed at the owner's husband and young son. I informed the owner they should call the police and we can't control what *******, or her guest were doing at this point but if they felt threatened to involve the authorities.When ***** gave notice, we informed her about what she would be responsible for. At move out, she did not leave the property clean and there were items that had to be disposed of left on the property and in the garage. The carpets needed shampooed. The tenant was refunded $720 after an estimated move out statement was sent according to the 21-day requirement. We did not have the cleaning or shampoo bill at this point and had to estimate the charges. The final bills after our estimation did come in under for carpet cleaning, however the cleaning invoice was more than our estimate due to the appliances resulting in $148.11 due after the revision was completed.We always try to refund as much money as possible to our tenants and in this case, we did send her as much as we could, we just did not anticipate the additional cleaning that was needed. She did reach out to me to ask for that fee, however given the condition of the property the owner was not willing to waive these fees. ***** has paid the balance in full.       The place was clean and I did not steam clean the carpet that was not dirty looking, because I knew you guys would steam clean it regardless and charge me for it. I scrubbed everything down and mopped and even fixed cracks in the wall that were there when I moved in. Also, I didnt leave anything behind that wasnt there when I moved in. I picked up the items that I got billed for to remove from the garage there with the garage door opener I had due to being told I could before I brought the opener back when I called and asked. There was definitely not garbage or anything left behind. The neighbor guy came to our door yelling and belittling us complaining that the yard hadnt been mowed in months, which I had called and requested to be done several times and was blown off. He also was yelling about the cord too, which Xfinity hooked up, then I called not realizing what had happened and they had put a request for a technician to come hook up again. Anyway, sounds like utopia will believe a crazy neighbor guy with anger issues over a tenant, because its his word against mine. I actually paid more than $1800 deposit, but Utopia has really poor book keeping and super unorganized. Also, to believe a neighbor that I supposedly had an extra tenant?! What a joke! I was appalled by the unprofessional email I got from ******** threatening to evict me and have bad rental history. Owell, no matter what I say, theres always a way to point fingers at me for some reason, just to justify taking more money.

      We were applying for the property in ***************************************************************. Sadly due to "income' we weren't approved. We have applied to other properties with the same amount of rent of $4,000 and have been approved with our 2 lovely Yorkipoos. Our credit is above 700 and they still didn't want to work with us.It is sad to see how although we showed business statements and personal statements demonstrating an income above ******. They were still requesting our family to pay 6 months in advance. We also showed our savings bank statements from 3 months and they could see that we had a decent amount . There was proof to backup our ending balances being low. This is due to our ending balances being transferred to our savings account because in the past our cards were stolen in which explains why we always put our ending balance to our savings. They don't work with applicants. At least Latino/Hispanic, the requirements seem to be set higher.Crazy to be approved for other houses within the same price range and in ******* but not this house. We loved the area and structure of the house but came to a surprise to not be approved due to inconsistent income. Till this date I have yet to receive a response from ************************************* 72 hours.*********************************** said they supposedly gave us options but the only way to get approved for the property is to accept providing 6 month in advance , so it is not an option.What is optional is to accept the offer or to keep on looking.Under the Fair Housing Act, it's illegal for landlords to discriminate against a prospective tenant based on ***, race, color, national origin, religion, familial status, or disability.

      Hello *******,I am the property manager and the one that approves applicants. This has nothing to do with discrimination, which you are referring to in your review. As we previously advised, per your supplied income, you have been unable to meet the income qualifications. Your ending balance for multiple months is below the rent amount ($100 ending balance) and your current rent is $1400 which is a large jump to $3995.00. You were previously denied due to the income and the 6 month rent payment was an option since you do not meet our qualifications. It is not a requirement. You provided your savings account statements and it showed no contribution from your monthly business or personal accounts. Some months showed money being taken out. Utopia Management follows all federal and state guidelines and do not and have never discriminated against any applicant. As you are quick to jump to conclusions because you did not qualify financially. You are obviously not aware that I myself am ************* and chose to jump to a discrimination judgement and based this solely on my last name. In your review you state I have not responded but we discussed your financial situation and our decision on Monday, 11/14/22. *********************************** Utopia Management Orange County Branch
