This is by far the WORST property company I have ever worked with! Our entire 6 month lease has been a nightmare; 10s of men in my apartment with me alone (I am a young female) after refusing consent for entry, p*** in the stairs, toilets/outlets/windows/water heater/drains/walls/ etc. in need of repair but never fixed despite multiple calls/requests, one of their workers walked into my apartment while I was naked in the shower, and the WHOLE reason why we even picked this place surrounded by homeless people, lack of parking, and drug dealers was for our two balconies that the ripped out as soon as we moved in (we pay $2553 for the double balcony unit) and never fixed till this day after many empty promises to fix them. We have received nothing that was promised before we signed our lease because the entire building is still a construction site and this company is simply using the tenants to help pay for construction and building the entire building. Water/electricity/ and gas turned off often not to mention they have pipes that spew the fumes from the laundry room into the middle of the building for all the tenants to inhale. I continue to never receive 1/3 of the packages I order (they say they were delivered to the office and the office rudely says they dont take packages. I have desperately tried more time than I can count to nicely and clearly communicate to this company our issues and needs and they choose to treat them like politics and beat around the **** to avoid justification or fixing of any problems they cause. This business needs to be shut down and I will be taking this to court! I feel unsafe and disgusted in my own home that I am paying far too much for.

It appears this tenant is moving out at the end of the lease.

I moved into ************************************ in April of 2023. I chose to move out of the property when my lease ended on March 8, 2024, and I recently received a move out summary with an itemized list of my deposit deductions. I notice that I was charged over $100 for broken/missing switch plates; however, I had a broken and missing switch plate before I even moved in, which was documented in my tenant portal. It is ridiculous enough to charge over $100 for light plates that cost about $10, but it is fraudulent to charge a tenant for damage that was there prior to moving in. I was made aware that a maintenance request had been put in to fix these light plates, but when the maintenance person reached out we never came to an agreement for a time during which the request would be completed. Upon further inspection, I realized that the request was removed from my portal altogether. It is extremely unprofessional and corrupt to falsify such maintenance completions, and I expect a full refund for the light plates I was wrongfully charged for. I will not hesitate to take further action if this issue is not resolved swiftly.

To whom it may concern:I am requesting immediate response to several requests to adjust my rent for the month of December 2023. Per signing of lease, 3 weeks free rent was included as a concession, upon receipt of first month's rent plus deposit. I have email confirmation from *************************** that concession would be applied as first week of October, and the remaining two weeks to December. In November I paid the full rent amount through the portal and noticed the initial payment in October was not properly applied toward my lease. Please assist in correcting this matter.

I was interested in renting a 1-bed room apartment at Casa Verde with its address at *********************************************************. Urban Coast Properties advertised Casa Verde apartments on their website in June 2023. I contacted Urban Coast Properties and one of its agents, *********************** showed the apartments to me. I told ***** that I wanted to rent the Casa *************** #*** starting on August 9, 2023. She said that I need to deposit $1000 if I want Urban Coast Properties to hold unit *** for me. I deposited the $1000 on June 15,2023 for holding the unit. Since Casa Verde is new building, ***** told me that they expect the ***************** to sign off the property either at the end of June or the beginning of July and that Urban Coast Properties would send rental contract to me as soon as the city signs off the building. Now it is near the end of July and Urban Coast Properties hasnt sent me the rental contract. I have tried to reach Urban Coast Properties by phone, text, email for the past 3 weeks. There was no one answer the phone. Text and email were also not answered. Urban Coast Properties has had my $1000 deposit for holding unit 103. I expect to move into the unit on August 9th.

    Dear ******,

We are sorry to hear about your experience leasing at Casa Verde. The general contractor has been working diligently with the ***************** to complete the building and start moving in tenants, and unfortunately, due to a number of issues, the city has still not signed off on the building. We have sent emails to all prospective tenants, like you, who have submitted holding deposits, and unfortunately, the completion is still delayed. If you need anything else from us, please feel free to reach out, as we have not heard from you for quite some time. We wish you the best in the future.
