    I currently live in a unit managed by F&F Properties, and based on my experience, it is clear that this company does not prioritize the well-being or safety of its tenants, despite the image CEO *** ***** presents in interviews.We have been dealing with a serious flooring issue in our kitchen where glue is seeping up through the floorboards. This substance has ruined our mats, socks, and shoes but even more troubling, it has gotten on our 12-month-old baby and his clothing. This is a clear health and safety hazard that F&F Properties has been aware of for over two months. Instead of taking action, they repeatedly close maintenance tickets without resolving the issue or providing any follow-up.The property manager, Tomores, has never taken a direct call from me. Every attempt to reach her results in a receptionist relaying messages back and forth, with no accountability or personal communication. The only update I received was that they were waiting on senior leadership to decide how to move forward. That was weeks ago. Since then, we have heard nothing.*** ***** often speaks about valuing tenants and supporting the community. But our experience reflects the opposite. I cannot imagine he would tolerate this situation if it were happening in his own home. If his child had chemical glue on their skin and clothing due to unresolved maintenance issues, would he accept silence and inaction? This level of disregard is unacceptable.F&F Properties has failed in one of its most basic responsibilities providing a safe and livable home. If you are considering renting from them, be aware that your concerns may be ignored, even when safety is at risk. The company's leadership and staff have shown a complete lack of urgency, care, and respect for the people they are supposed to serve.

    This property management company is the most unethical and shady company *** ever rented from. We signed a lease at a certain rate. More than a week after we moved they said they made a clerical mistake and told us we either needed to sign a new lease or move out. We of course did lot accept this and eventually they honored the lease. The community had ongoing construction which they made out to sound like construction was going to be completed quickly but not only did they lie, the construction caused many issues for the tenants. Multiple power outages, plumbing issues and flooding, no parking, construction dust and debris. No accountability from management. They closed out maintenance requests without any acknowledgment. The property management is sneaky and they made all of the tenants vacate their apartments during an active lease claiming the city needed to do an emergency power shutdown. We were lied to. Conveniently the day we vacated they called and suddenly said they needed to do renovations to our units WITH ALL OF OUT PERSONAL BELONGINGS IN IT. Not only did they blindside us, they gave us no choice but to allow them to do work on our units. They did not cover any of our property and a heavy layer on dust and debris from the construction got caked on all over our furniture and personal belongings. They lied to us to get us to vacate our unit so that they could turn a window into a door and cut into the ceilings because clearly their construction crew didnt follow the blueprints and messed up on something they initially did wrong. Tenants should not be penalized for their mistakes. They never should have moved *** in if the units were not up to standard. They assured that they would clean our property but they just did a mediocre job. They let cleaners into our unit without advanced notice. They even gave access to our unit to all the construction workers. Please run away. Do not rent from here. The property management are a nightmare!

We honored a lease that was $500 below market rent, saving you a total of $3,000 over the course of six ******************* Issues: There were some unforeseen challenges, which have since been resolved. Any power outages you experienced were scheduled by SDG&E ahead of time, and all residents were informed in advance. The claim regarding construction mistakes due to not following blueprints is incorrect.SDG&E Work: The emergency utility shutdown was required by SDG&E and was out of our control. F&F Properties did not anticipate, initiate, or fabricate this situation, and we have been at the mercy of SDG&Es timeline throughout the process. We communicated with residents at every step, and we have records to confirm this. We have provided monetary compensation, and a manager was available at all times to help make this unfortunate process as comfortable as ********************* Access: All residents were notified in advance that while their units were vacant for 35 days, construction work would occur inside their apartments. This was clearly communicated as part of the process.Your Requests: You requested to be released from your lease with no penalties, and we accommodated this request. Additionally, when you asked for cleaning services for the dust in your unit, we promptly arranged for the cleaning to be done professionally.We understand this situation was challenging and really hoped that we could make it as smooth as possible for our tenants. Our team worked diligently to address your requests and ensure you were supported throughout the process. As we have stated to you, we are willing to accommodate your requests and thought we had. If you have further requests, please reach out and give us the opportunity to make this right for you. We value you as a tenant and regret that your experience was not satisfactory. We wish you the best.

    F&F is a highly unethical, unprofessional, and predatory management company. As others have noted they make it almost impossible to end your lease. My 2 roommates and I signed a Notice of Intent to Vacate within 30 days in accordance with the provisions of the lease. Management signed the Notice and confirmed our move-out date. AFTER the notice was received and accepted, 1 of the roommates attempted to negotiate a new lease with new roommates. Because of this, F&F canceled the move-out notice, denied having signed it, and forced me to remain on the lease another month. I was being held hostage to the old lease indefinitely (even though I moved out) and my only recourse would have been to hire an attorney and try to evict my former roommate. I made numerous calls to F&F and sent messages and emails in an attempt to resolve this but they completely ignored me. I would never do business with F&F again.

    Horrible. We experienced many of the same issues listed in other reviews in Santee and complaints date back to when DF started the company. We just received our deposit back after moving out and w/o going into details, clearly F& F property management seems to think deposits are another revenue stream. I am of the opinion DF and the company prey on the economically disadvantagedif management is defined simply as a check collector they are good. If you expect anything more from your apartment management, look elsewhere.

Standard cleaning, painting and recovering Utility balances is not a revenue stream but is due per the rental agreement.     This is, as others have mentioned, the worst leasing company to work with. I recently moved into a property where it was mentioned that construction may take place in the future but was "likely a year or more away" due to lack of permits but after a few months the construction has been working 6 days a week all day. Management is unreachable (last time my roommate and I called a combined 10+ times and sent a few emails over 10 days before finally getting someone to speak to) and frankly does not care about its current residents. Much of the parking both in the gate and on the street has been blocked for construction, the construction crews have been using the resident paid water to wash the street (and muddied the cars that do fit in the lot), and noise is astronomical making working/studying/sleeping during the day impossible (would not recommend to wfh/hybrid workers, night/evening workers, or people with babies/small children). Not related to the construction:Build quality is poor for the price. Lots of residents have had to deal leak in their newly redone apartments (though maintenance has been helpful and easy to work with), water is shut off almost weekly, the floors are extremely uneven (seriously they are lumpy or something) making it difficult to place furniture, and noisy piping (neighbors showering will wake you up).My biggest complaint, from my personal experience and what I see in the responses to other reviews, is that once you sign a contract, the management team lives by the code: "its not illegal, so it is not my problem" when addressing resident concerns.

    Could you provide the direct contact information? My last communication was an email to the property manager on Friday, April 21, 2023 (4/21/2023) and have yet to receive a response as of 5/16/2023. I feel that the messages sent to the property manager highlighted these concerns but so far only the response has been regarding the expected hours of construction (Monday to Friday 8:00 am to 6:00 pm and Saturday work to make up for lost time due to rain). Since my last review, not much has changed other than the construction noise/disturbance has increased. Construction has expanded to the resident occupied building. It looks like underground pipe/utility work that required stucco removal on the side of the building and pavement removal below. This construction is even louder and causes vibrations throughout my unit (similar to a medium strength earthquake) and has blocked off additional parking spaces.

    This has been the absolute worst experience Ive ever had dealing with a rental agency, and thats saying something. While we love where we live, we were blatantly lied to on multiple occasions about the property. Not only did we move into a new place, but turns out we actually moved into a construction zone! We have reached out to f&f for three months (along with the renters of the other units around us) and receiving radio silence. They have failed to keep us aware of whats going on right outside our front door, put us in a dangerous living situation (unstable construction, no access for emergency vehicles, etc), have turned off our gas and water MULTIPLE times with no warning, blocked off all of our parking, violated numerous noise complaints and ********** tenant laws, and to top it off have been working without any permits! When we finally did hear back after three months, we were offered a one time gift card instead of them properly lowering our astronomical rent while the construction is being done. We really arent asking for much but a safe place to live, transparency, and acknowledgement of the false pretenses in which we signed our lease.
