      ***** **** told my realtor that because I submitted complaints regarding their FHA guideline violations that my application was closed and void which was not the case & which is illegal because of retaliation extremely unprofessional and ***** at communication. When they could not accept the child support income, I was OK with that. She could not provide me documentation on the denial of that income and what FHA guideline the lender was using to deny that income. She told me that she can increase the loan amount and send me a denial For the increased loan amount . I witnessed the amount of my mortgage loan fluctuate from different loan amounts about three times. hahaha a joke! I was excited to work with her, but she must hate her job. she can lose her license and will because I have pursued further investigation into this matter. She completely dropped the ball with me and i now fear that she has discriminated against me. I was scared and afraid to contact her about my application to avoid confrontation l because of my ************ experience with this lender was incredibly frustrating and disheartening due to noncompliance with *** guidelines This raises serious concerns about training, compliance, and borrower fairness. If you're relying on voluntary child support income and need a lender who actually follows FHA rules, I recommend you go elsewhere. You deserve better than being stonewalled by a team unwilling to acknowledge official updates The branch manager ******* contacted me with a tone as if she was going to chastise me like I was a child however(no intention to help and we never even spoke about my complaints or concerns WOW! no longer feel safe to work with this team *****/Miami Guild mortgage officers I also do not feel like my income is being calculated correctly. I am extremely fearful and concerned regarding my documents in their hands and now my future home is up in the air. I am forced to switch lenders.

      Guild mortgage is not a company I would recommend to anyone. All I've been asking for is my July 1st mortgage statement which I've been requesting by email and phone calls and every person gives a different lie each time. What's so hard about giving someone access to their statement either online or by email. I thought they were required to give you a statement each month. And yes I've been trying for the last two weeks and it's July 3rd 2025 now. Seems like it's everyone's first day on the job. Horrible is all I can say

      Receiving threats about missing coverage on insurance for 8 days 3 months after the fact. First off was not true and they had the paperwork the whole time. Called 3 times to straighten out. Emailed docs 2 times, faxed once all with confirmation they received the info. Now June 17th receive letter they are charging me $51 for coverage. It's not about the money it's about the principal of them treating their customer like this. I should be billing them for all my time wasted on this

      Worst home buying experience ever. Was pushed to lock in a rate because they were supposedly low at the time. Guild waited forever to get the appraisal done. ******************************************************************************************************************************************* house instead of an outside lender. We would have to pay $2600 more in closing cost to buy the interest rate in which we had already locked in. Sound like a way to try and extort more money from someone when you are basically out of time to make other arrangements. Not sure its even legal to do, but know it very unethical

      Applied for a refi less than the cost of my lot. My broker ghosted me, and refused to contact me until I complained to the CEO, then he wouldnt stop. They sent a letter stating my application was incomplete which was a complete lie. Total violation of my consumer rights, and the most disrespectful treatment I have ever experienced.

      ******* ********, is in my honest opinion, the best mortgage officer I have ever dealt with and Ive worked with many! Shes extremely transparent, understanding, knowledgeable, fast responding, and very friendly. She made me feel like I was working with a friend and not a stranger. I was extremely skeptical working with a Guild but she earned my trust and future business. Im very happy to recommend her and her team to anyone needing a mortgage! Thank you *****!!!

      On 02/25/2025 I received my Annual Escrow Account Disclosure Statement showing projections for the coming year. I was informed that a shortage had occurred, and amount needed to be paid was $1,469.93. When I called an excellent service representative helped me understand where the shortage was coming from. I was told to turn to page 2 under summary of escrow account disbursement for Apr2024-Mar 2025. Guild mortgage had overpaid my insurance in Aug of 2024 with an amount of $1492.41 and to clear the shortage I needed a declaration of payment. Now the representative stated the taxes are not the issue, but the insurance is. So, I had my insurance contact Guild mortgage and provided clarification. On Aug 13th of 2024 my insurance company sent me a check with the amount of $1492.41 prior to Aug of 2024 I had been making additional payments to my escrow from February 2024 till Aug 2024 I had paid $238.57, and from Aug2024 till Dec2024 $926.16 bring it to a total of ******* on Jan2025 till Apr2025 I paid $400.00 extra to the escrow bring it to a total of $1564.73. Today on March 26 of 2025 when I spoke to *****, he stated it was no longer the Insurance but the taxes even though the taxes did not change. ***** stated, I was still in a shortage of $748.11. I asked how was this possible if the shortage stem from the Insurance as I was first told. I then asked what happened to the extra money I had been submitting to the escrow. I also asked I had Guild mortgages first documentation stating where the shortage was coming from. I'm so disappointed with Guild mortgage I no longer have confidence in them no one has been able to give me a clear answer Guild mortgage this is shady the way you have conducted business with me been Guild mortgage for close to 9 years. My suggestion to anyone who uses Guild Mortgage keep all paperwork to verify. I should not have a shortage if I submitted extra money to the escrow.

      Truly the worst mortgage company to use. Stay away, don't get yourself caught up in their crooked tactics. They have zero customer service, they seek out ways to finacially hurt you. *** and ******* should not be given any access to the public.
