My unit has not had air conditioning for a full month (all of August, 2023) during the hottest weather of the year in excess of 100 degrees on multiple days. This following both air conditioning and heating repeatedly going out for the past year. After reporting the a/c out to both building manager and maintenance a month ago, I have never received a single call from the manager with any updates/information. I have been completely in the dark, with my clientele suffering in a severely over-heated room. Several weeks ago, maintenance informed me it was fixed. It was not. I was then informed it would be fixed the following Friday. It was not. No word from maintenance. Finally, after speaking to the head of maintenance, I received some semblance of an update but the repair was pushed to over a week later. Temperatures in my office were unbearable. On 8/31/23, maintenance texted that the repairmen would need access to my office the next day at 7am and inquired if I would be in the office. Due to the nature of my business making repairs with clients in the room is impossible so I clear the office and am not there when repairs are being made. I suddenly received at text that all repairs were cancelled, blaming me, and referring me to a building manager I was never notified had taken over and for whom I have no contact information. This situation is so appallingly unprofessional, unethical, and legally shady it is absurd. I cannot fathom how a company so poorly run is still in business and do not plan to ever do business with Ethan Conrad Prop. again. Furthermore, this lack of care reflects a complete denial of Ethan Conrad Prop.'s liability for any mishap that occurs to my clientele as a result of a lack of central heating and air. I have old and ailing clients who, after spending an hour or more in a room that has no central a/c are at risk of adverse cardiac, blood pressure, and vertigo events. We had some ongoing issues with the **** service at this tenants location. We had delays in getting parts needed for the necessary repair and then found other issues with the **** unit after making repairs -- which turned into additional parts delays. As soon as we had all the parts, we installed the needed parts and returned the **** unit to operational condition as quickly as we could. However, the unit failed again shortly thereafter. Due to these **** unit failures, we then made the decision to completely replace the **** unit. We subsequently installed a new **** unit to service the heating and cooling needs for this tenants location. We apologize for these delays. We understand it does not help, but these delays were for the most part out of our control. This was complicated by miscommunications relative to the repair scheduling which, again, we apologize for. We have reached out to discuss this matter with our tenant; we have provided all of the contact information for the appropriate ECP Property Manager; and we will provide the appropriate rent credits for the period of the non-operating **** system.Initial Complaint

On 9/7/21, I contacted the property manager ************************* in regards to my ** not working. I own a pizza parlor so with the oven on it reached 100 degrees inside the store. Ethan Conrad did not have anyone come out to take a look at my **. Three of my employees quit because of the ** issue. After 3 weeks of back and forth with ****** I had to call an outside ** company to come fix the **. 10/2/21 was the exact date the ** was fixed. All they did was blame it on my contractor.On 11/4/21, I contacted ****** in regards to a ceiling leak in our bathroom. Every time it rains water leaks through the vent in our bathroom. It took them a week to come out and they said they can't completely fix the leak as it was too wet. They said they would come back when it is dry and sunny. Well it was dry and sunny for days and no one came out. It rained again and started to leak again. They came out again on a rainy day to try to fix the leak. Again same problem. Too wet to seal. Weeks went by without rain and no one came out to seal it. It rained again, another leak. They came out and this time they said it's a pipe that was cracked or broken. They said they would send a plumber out to fix the pipe. Today is 1/7/22. Their plumber came out to fix the pipe. I'm not sure if it's actually the pipe until it rains again. It has been over two months now and I'm not completely sure if this issue has been remedied. The ** and leak could cause serious injuries to my precious employees. Ethan Conrad as a landlord should try to respond in a timely manner in regards to fixing serious defects and equipment issues with their building.Business response

I am rejecting this response because:My contractor contacted an ** company to look at the issue and you yourself (*************************) told them to get off the roof. They had to get off the roof while they were in the middle of trying to figure out what was wrong with the ** unit. They never returned because they did not want to deal with your company. I continued to put pressure on you to get this resolve, but to no avail. You and your company seems to have issues with my contractor from the beginning and you put me in the middle. I reported the ** issue to you 3 weeks before I went on my own to get it fix. You could of resolved this easily by working with my contractor in regards to the warranty. In the mean time I had employees quitting, I had to close the store early as it was too hot inside the store to work under this condition.In regards to the roof. Your roofing company said they would return when it is dry to patch it. Days went by when it was dry and no one came out. They came out when it started to rain and leak again. Doesnt that defeat the purpose? Trying to patch the leak when its raining. It took over two months to stop the leak. But of course it hasnt rained since they fixed it. We will see if it will leak again when it rains.Ive been very patient with them. All I ask is for them to respond a little quicker when it comes to emergency fixes. It doesnt need to be right away, but it cant be 3 weeks for the ** in the hot season or 2 months for a leak in the raining season. I feel like this company will put me in the back burner every time I complain to them about something on their property. Especially now that that I put them on noticed with BBB. I have contacted her superior and he himself promised me he would get back to me in regards to the issues Ive had with ****** responding and fixing the issues on the property in a timely manner. Of course, he didnt keep his promise and I had to email Ethan Conrad.Thank you,Business response

I am rejecting this response because: Ethan Conrad failed to address theleak issues inside my bathroom. It took them over 2 months to fix the leak.They told me someone would come out on a sunny day to patch the roof.Many sunny days went by and no one came out to patch it. It started rainingagain and the leak started again. They came out and then blamed it on abroken pipe. If it is a broken pipe then why does it not leak consistently andonly leak when its raining.My concern with this landlord is they take their time to resolve emergencyissues with their property.. It was super hot inside the store when the ACwas broken. My staff could have slipped and fell when the bathroom floorswere wet with the leak. I care about the health and safety of my employees.I cannot have my staff working under these conditions.Business response
