      1. Pool lost water after remodel, because of a main drain leak.2. Old thin set was not chipped out, instead the new tile was overlaid with the coping stone. 3. Unmatched tile grout without my approval.4. New plastering resulted with uneven lines of pool steps and walls with dents.5. The drain channel did not meet code.

Pool work was completed well within industry standards on the tile & plaster finish. However we would like to drain the pool & look at the pipe where the channel drain is, at the same time have a leak detection done that will pin point this leak by using sonar. We have spoke with *************** Detection & this is what they recommend. If it is found J&F is responsible for a cracked pipe where work was performed, we will take the steps to rectify the issue.

I am rejecting this response because:

We do not understand what industry standards we are talking about, if a J&F Pool Plastering took almost 10 thousand dollars to repair the our pool and did it not professionally, we are not satisfied with the finishing work done. And the worst thing is that after the work they did, our pool started to leak, it can not be operated as before. Before filling the pool with water, the workers should have at least tested the main drain pipe, which was damaged in the process of work, but they did not.
Right now we have a high water bill, money wasted to start up, a leak detection company and the main circulation drain is temporarily closed so as not to lose water.
We have no reason to continue to trust the professionalism of this company.

Thank you BBB for your help in advance

P.S.  case was filed with CSLB

Owner had leak detection done that says the main drain line is leaking, but does not pin point the leak. We offered to have *************** Detection do this so we can see if the leak is in a area where we preformed work. If leak is found to be caused by J&F as we stated we would take care of it. If leak was found to be somewhere, where no work was preformed it would be the owners responsibility. The other option is to permanently seal off the pipe as ************************** the owner hired recommended. If the owner would like to do that we can have that done at no extra cost to the owner. The complaint bout the tile: the old tile was completely removed and the original thin set was ground down (as standard practice). The owner chose a 6x6 tile that is almost twice as thick as his original small mosaic tile he had. That combined with the new larger 6x6 tile going around the multiple radius areas of the pool, the tile is going to look different and lay different than original tile.

I am rejecting this response because:

I repeat, J&F took almost 10 thousand dollars for the repair of the pool, they worked for less than three days and the quality of all the work performed is poor.
We chose the tile that they indicated to us in the contract (standard 6 * 6) and how they lay it is the concern of the company, not the client. For example, preparation for tiling takes only 2 hours, they did not do this. What prevented the J&F from making the steps and walls even, so that customers were satisfied? They couldn't even install the light that they removed, so I had to install it myself (by changing the gasket for $10 and tightening one screw). The skimmer is not good either.
They offer to drain the pool to find the leak in the drain pipe and the culprits. Who will settle again the water bill and the $500 start-up bill and the bill for the American Leak Detection? We have been using this pool for over ten years and have never had a water leak until the repair work by this company (I'll attach a photo for clarity).
We think it will be fair if the J&F will return our money to us so that we can hire a professional company to fix all the problems they have done.

      Business response

      07/24/2023

J&F came out to do a free estimate on the pool February 21st, at that time the owner pointed out the skimmer had cracks in it. We recommended a complete new skimmer due to the cracks caused by ground movement around the pool. That idea of a new skimmer did not fit in the owners budget and he asked if we would just epoxy over the cracks. We did that for no extra charge and the leak report states there is no leaks found in this area where epoxy was installed. We also have a picture of the pool from February 21st that shows the water level in the pool lower than normal and the picture shows missing tile and a crack in the bond beam due to excessive ground movement around the pool. The light in the pool was disassembled by owner to replace the bulb and gasket. Upon re-assembling the light, the owner did it incorrectly. Our field ******* looked at the light and noticed the stainless ring was bent that seals the light together. That is the reason the light was not installed in the pool by J&F. Owner was called immediately and was aware of the situation. On that phone call we also told the owner we would order a new stainless steel ring for the light (for free).  The following week when the new ring showed up, J&F representative went to  customers to find out the owner already installed the light himself on his own record. The leak as we talked about in order to pin point it, pool would need drained (per leak company). Other option would be to have the leak company dive underwater and use dye to try and detect a leak where work was performed. If found, a possible under water repair might be possible and pool would not need to be drained. This would be a decision made by the leak company.  Also at this time if no leak is detected where work was performed the option of sealing the pipe off permenately could be done and no loss of water would occur. J&F would pay for this as stated before. Please note it is not recommended to drain pool during the extreme heat of summer we are experiencing.

      08/02/2023

I am rejecting this response because:

Yes, in February we did not maintain the water level in the pool, as we were going to update it in the near future, and water tends to evaporate.
The J&F performed all the work not qualitatively and irresponsibly. Having paid a lot of money to the company, we got problems and a headache.
We do not agree to permanently drown out the drainage pipe, since there will be no full circulation and water purification in the pool.
The drainpipe has already been tested with electronic listening device and dye, which indicates that the problem is downstairs in the place where the J&F was working. We consulted, it will probably be necessary to open the gunite in order to repair the pipe. In this case, the finish of the opening should not differ from the rest of the surface, otherwise the entire pool will have to be redone, which would be correct, since the tiles and, accordingly, the plastering look terrible.
Or the J&F should return the money so that a more responsible company does the work.
We think the biggest mistake of the J&F was that they filled the pool with water without first testing at least the pipe with which they had contact.
We agree that all work should be carried out when it is not too hot.

      Business response

      08/11/2023

Owner seems to be refusing the idea of J&F hiring a leak detection company to dive in pool and check pipe for any visual cracks and/ or using dye where work was performed. Owner is currently able to use the pool at their leisure as it is not necessary to have a functioning bottom pipe to filter the water.

All other concerns have been discussed and as stated before are within Industry standards.

Owner is insisting on a refund on the project. Please note, a refund would release the interest of the job and void any and all warranties.

      Customer response

      08/20/2023

I am rejecting this response because:

After poor-quality work and a corresponding attitude towards the client, it is difficult for us to trust the J&F. Probably guarantees in this situation do not matter, since we will have to redo almost everything. Namely, to eliminate the leak in the pool, facing tiles and, accordingly, the plaster. We need a refund to pay another company to fix the above.
We respect the J&F business, but they need to be more responsible for the quality of the work, test the pipes with which there was contact before filling the pool with water, do not take full payment until the completion of the finishing work until the clients have seen the result, do not ignore the clients , then they will only be grateful.
Clients pay not for some standards, but for quality work. So that everyone is satisfied.
        Thank you for your understanding.
