      Fraudulent late HOA fees have been applied to my account. They put me on collection and reported to ************************* I am not a resident at *************************************************************************This is my mom's condo. Based on supporting documents from ***************** ***** bank, my mom has never been late with monthly payments. Winchester *********************** Rules and Regulation states: Any Assessment, which arrives after the fifteenth of each month, will be considered late, and a late fee will be charged to the homeowner/resident in addition to the regular Assessment. Our supporting documents clear indicate that payments have been received before deadline. Please explain where is $202.56 coming from. In addition, association refused to setup account. They collected payment in PO BOX in ******** while my mom is resident in ********. I didn't receive any collection notice from Sperlonga. I don't even know who they are. They just silently reported me to the collection agency. I contacted Sperlonga today 4/4/2023 , but they refused to cooperate, remove those fees and clear my record in collection agency.

      This company is used to pay my HOA fees for my home. They reported my on-time 2022 HOA payment as unpaid and past due when it was paid before the 1/31/22 deadline. Many other residents in my subdivision have reported the same issue. I have tried to contact Sperlonga several times to no avail. I ended up disputing the erroneous fraudulent report of no payment and my credit report was updated as paid in full. I inquired with my HOA as to why so many residents are being reported as having unpaid balances with Sperlonga and they had no answer. I believe Sperlonga is fraudulently holding on to residents payments instead of applying the payments as they are received. This needs to be investigated. ******** ASI should also be investigated as they are aware of the situation and continue to use this company's service. From the other various BBB complaints that I see, this is not a situation that is unique to my subdivision, but is a common fraudulent practice of Sperlonga.

      This agency reported to Equifax that rent for an apartment I no longer lived in was a loan and has not been paid off and is delinquent. None of that is correct. It was rent, not a loan, which was paid in full and on time every month, and I am no longer a tenant with that property. I had already been moved out of the apartment for two months when this was reported and had paid all rent on time prior to leaving on good terms. Attached is an email from the property manager affirming my status as a good tenant and my notification of termination of lease, which was accepted by the management company.

      I've had a dispute with Sperlonga Data and analytics because the property management company (the ******************) that was briefly in charge of my apartment complex used a software called rent manager that tenants use to pay rent. The software is also used by Sperlonga to report to the credit bureaus. My credit score dropped roughly 80 points. The ****************** has repeatedly reported that I failed to make rent payments for several months despite me having receipts proving so. The software allows the landlord to make up whatever fees they desire. They're also trying to claim I owe rent payments that was owed to the previous owner of the property. In ******** law a new owner of a property cannot claim a debt that was owed to the previous owner. On the report it says I haven't paid rent for every month since October 2021 but shows no data past February. My rent is currently $875 and the balance being reported is $9047. How can 5 missed payments of $875 be equal to $9047? It's also being reported as a loan which makes no sense because i have not borrowed money from anybody. Despite the ****************** no longer managing the property, I'm still having my credit be affected by these made up charges because the ****************** is still using the software despite my complex using a new software and relieving the ****************** of their managerial duties. I have disputed this 6 times with Equifax to no avail but was successful with Transunion. The only thing I receive are letters from Sperlonga claiming that the ****************** confirmed the account. The letters also arrive with fake postage stamps and look as though they were typed by someone unprofessional. I've been sent a non-renewal of lease and finding a new apartment is almost impossible when my credit report has fraudulent charges that I've paid. I want this false report removed from credit score.
