    On May 1, 2025, my husband moved out of our unit at ****************************, managed by Allmark Properties. He returned the keys and submitted a $1,329.70 money order, covering a $1,249.50 lease-break fee and $80.23 utility bill. The office now falsely claims we never paid for utilities, despite it being included in that payment. We were also shocked to see $987.00 withheld from our $2,000 security deposit for charges we believe are either routine maintenance or unsupported:Carpet replacement There was no major damage; this appears to be standard turnover.Drywall replacement TVs were mounted but removed properly. Minor wear doesnt justify full drywall replacement.Painting drip pans Charging us for basic supplies is unreasonable.Air duct cleaning I still live here and know the ducts have never been cleaned. This charge is questionable.Smoking accusation Neither of us smokes. The apartment was thoroughly cleaned with bleach, Ajax, Fabuloso, and Awesome before move-out.We were not provided with photos, receipts, or contractor documentation. We understand a deposit can cover actual damages, but these charges feel inflated.We request:Correction of records to reflect the $1,329.70 payment Proof and itemization of the deductions A partial refund for any unsupported charges We hope to resolve this through the BBB, but we are prepared to escalate if needed.

    To Whom It May Concern,

    We have made multiple attempts to respond to Complaint #******** through the designated portal; however, we continue to encounter error messages. Attached below is a screenshot of the error, along with our formal response and the relevant supporting documents and photos.

    Ms. ****** **** was removed from the lease for Unit #**** on April 13, 2024, and moved into another unit. Mr. ***** ***** vacated Unit #**** on May 1, 2025, and moved in with Ms. **** in Unit #***. A lease modification to add Mr. ***** to Unit #*** is pending, with an incomplete application.

    The $1,329.70 payment made on May 2, 2025, included $80.18 for the March 2025 utility bill. However, it did not include the final utility bill of $80.28 for April 1May 1, 2025. Monthly utility statements are emailed through SourcePro on the 15th, and residents are encouraged to monitor these.

    Security Deposit Deductions
    The $983.03 withheld from the deposit reflects documented findings and contractor reports:

    • Carpet: New at move-in, the carpet required replacement due to heavy staining and a strong smoke odor. Supporting photos and invoices are available.

    • Drywall: A $75 charge covered patching and retexturing several areas due to holes from mounted items.

    • Drip Pans: Replaced due to condition at move-out, which is standard.

    • Air Duct Cleaning: Charged $150 due to persistent smoke odor; the full cost was $184.03.

    • Cleaning: Despite the tenants' claims, move-out photos indicate the apartment was not left clean. Smoke-related odors remained.

    Additionally, multiple team members from maintenance and office staff have personally observed both Mr. ***** and Ms. **** smoking near or in the apartment, supporting the charges related to smoke damage.
