    As Board President of a condo complex in ************ for 1.5 yrs, my suggestion is definitely do NOT NOT work with Hudson.Hudson Mgmt has:1) made numerous accounting mistakes. Bills are not always assigned to right months. They also charge their expenses to 6 lines on income statement yet only label one as Hudson. There is no total Hudson line on what they charge us so condo owners are unaware of their total cost.2) Hudson almost lost the main common area road that runs through our property because they failed to pay a prop tax bill recently.3) Hudson had 2 fire alarm companies each charging us for the same monitoring service. They just pay invoices and were unaware of the details of which companied were touching our fire alarms. We were paying *****k a year for 7 years. I found this major overage and we are now paying $5k a yr for fire alarm monitoring w a new vendor. Thus, Hudson cost our condo complex an estimated $150k in excessive billing.4) The reason I ran for board was Hudson did not get multiple bids with vendors over 7 yrs. We paid $295,000 for our complex to be painted and ONE bid was received. We had 2 senior ladies on our board at time and they were not good at negotiating. I put in place multiple bids but they often take weeks to months to get 3 bids blaming vendors and blaming Covid. The reason is they basically are very small biz and have 2 prop mgrs each handling 15 clients.We are currently shopping for other HOA Mgmt companies and the ratio we are hearing is 7-********* per property mgr.5)Hudson is very good at getting tight w 2 or 3 older ladies in our community on our board and making it very hard to get things done. They know their civil codes well and are very good at hiding behind various govt protection.For example, **** recently raised our alarm monitorng bills from 1k to 3k. Hudson failed to mention to us or renew our 2 yr contract. With 12k in extra billing, they did not want to split the difference or pay 6k.
