      I am submitting this complaint due to my highly disappointing and frustrating experience as a tenant with Allure Apartments, managed by *** Management.Upon move-in, my apartment was not in acceptable condition. It was unclean, not move-in ready, and several key amenitiesmost notably the gated access, which was a major selling pointhave never worked since I moved in. I submitted multiple complaints to the property manager, ******, and was ignored for over a ******* a single LGBTQ+ woman, I feel my concerns have been continually dismissed or minimized. When I asked about transferring to a larger unit in case my partner moved in, the assistant manager, ******', told me I would be required to pay a new deposit, new application fee, transfer fee, and administration feedespite being an existing resident. I was also falsely told no townhomes were available, even though the property's own website listed one available for move-in on July 23, ******* escalate the matter, I submitted two Contact Us forms on *** Managements corporate website and have still received no response from corporate. This lack of communication and care from both the onsite team and *** Management as a whole has made me feel ignored, disrespected, and undervalued as a resident.I am requesting:A formal acknowledgment and resolution of my initial move-in complaints besides the $100 shut up concession slapped on. Transparency and fair practices regarding unit transfers.Accountability for misleading information and lack of follow-up from management and corporate.An explanation of why the gates remain inoperable despite being advertised as a gated community amenity.I have saved all email correspondence and documentation supporting these claims and am willing to provide them upon request.

      Residents are unable to get assistance with utilities which are under the umbrella of Conservice. The bills are outrageous compared to the personal usage. Multiple requests have been made by myself and other tenants to the leasing office at *************************************************************, which fall on deaf ears. Conservice won't help us and SCE/SCG say their hands are tied because they tell us their service ends at the gatekeeper Conservice. Conservice has full access to the meters and how they are calibrated. There is no recourse as ******** **** refuses to get involved. If we want to leave and break the lease we are threatened with a fee of $3500. I have asked numerous times to have my meter checked as something is wrong. With no help from ****** the Leasing manager. I have gone so far as to unplug every appliance except for the refrigerator, and not using the ** in scorching heat. And still my bill is high. Where is there recourse?

      When signing the lease at Axis Oakland, concessions were described as applying upon move-in including wording on the signed lease that they be dispersed during the first month. Upon arriving for move-in we were missing paperwork the office failed to send us, and could not collect our keys. The missing paperwork stated that the first rent payment must be a cashiers check or money order. Without a local bank, acquiring a cashiers check was difficult. Additionally, the first payment was the full rent amount with no concessions applied, which contradicted our signed lease.A few days after sorting through the move-in mess, a late fee was charged to our account and we received an email notice that we had not paid rent. Because paying the first month of rent was required before we could get our keys, I was baffled that they would claim we had not paid. After I sent an email that received no response, my roommate went to the office to inquire about the issue. They told us we had not paid and asked us to visit our bank to cancel the first cashiers check and get a new one.When requesting a new check, the bank informed us that the check had been deposited the same day we received notice of the missing payment. Only when we presented proof the check was deposited did the property manager apologize and begin to sort out the problem. They eventually figured out what happened, applied our rent check correctly, and applied a $200 credit to our account for the inconvenience.Overall, we are very unimpressed with how the management at Axis ******* has handled the situation. They have blamed us for missing paperwork and made it our responsibility to rectify the "lost" check, both of which were mistakes on the management's side, not ours. Additionally, when confronted with the signed lease stating the concessions be applied in August and stating rent could be paid by personal check, management responded by saying that wording was incorrect and shouldn't be there.
