Subject: Landscaping Neglect at *********************************** Im filing a complaint regarding the extreme and ongoing landscaping neglect at *********************************** in ***********. For over a year and a half, since the previous union gardeners were let go, the property has suffered from severe mismanagement. The current company, **********, is rarely seen maybe once a week and the condition of the grounds reflects that neglect.Bushes and trees are severely overgrown, spilling into sidewalks and blocking windows. Debris, dust, and filth are everywhere. Dog waste is left unattended. What was once a beautifully maintained property has become an eyesore. Park La Brea used to be known for its manicured landscaping now it feels unlivable.I and many other residents have submitted written complaints, made calls, and even had in-person meetings with management. I met with the property manager last year, and when I followed up, he implied I was being entitled. It was disrespectful and dismissive. Meanwhile, rent continues to rise each year, while the grounds continue to deteriorate.This isnt just about appearance its about quality of life. The neglect has gone on far too long, and residents feel voiceless and ignored. A walk through the property would show how badly things have declined.This complaint is focused on landscaping, though other major issues exist as well. Initially, the leasing office mistakenly charged my rent twice. Despite my attempts to resolve the issue, I have received no assistance. When I visited the office to discuss the matter, an unfortunate accident occurred, resulting in broken glass. However, I am now being unfairly charged an unreasonably high and undocumented fee for this incident. Additionally, after I sent an official letter requesting clarification, an even higher second charge was added without explanation. Despite my repeated efforts to seek a resolution, I have not received any response. Furthermore, I have not been provided with a formal invoice or a detailed cost breakdown for the glass or door charges. Given the lack of transparency and proper documentation, I want to make it clear that I will not pay for an unintentional incident that occurred as an accident. The second time in a year and half having an issue with roaches in my studio apartment that I pay over $2300 a month for with (no dishwasher and the price keeps going up). You can definitely save your time and money with not having to rent here and this time Im not taking this review down! They sent a guy out here 3x blaming it on the weather. Its cold now so Im not sure what the excuse will be this time. And I have neighbors that have the same pests problem.Initial Complaint

On 12/21/23 I reported a roof leak into my upstairs bathroom to the ************ maintenance line. I was provided a bucket and plastic to contain the water and told that roofers would be able to assist after the rain passed. That storm passed, and since then, there have been several more storms with worsening leaking/flooding, and no attempts have been made to repair the roof. Despite making daily/ weekly phone calls to maintenance and confronting the leasing office and customer service in person. The leaking has now progressed to the downstairs kitchen (directly below the bathroom) and has destroyed cabinetry, broke a light fixture in the kitchen, flooded the kitchen. and has made it unusable and unsanitary. As a physician, I know this water is full of bacteria and could easily cause an infection if consumed. I am beyond frustrated with the lack of responsibility and accountability of PLB for fixing this problem therefore I am asking for: 1 - someone to actually evaluate the roof and fix the problem before the rest of my roof caves in with each passing rain and 2 - rent abatement for the >2 months of ongoing unlivable/unsanitary conditions in this apartment. I moved out of ************ (unit #****M) on June 19, 2023, and was charged an early lease termination payment of $2,837 (see pictures attached), which I timely paid in full. However, in my security deposit refund, I was double charged for June 18 and 19 ($189.13)see pictures attached for reference. Since I already paid in full what I owed through the end of my lease, I should not be charged extra on top of that for what seems to be an error. I am requesting a supplemental refund check in the amount of $189.13. I used to live in this apartment community. I lived there for a year and moved out on 11/27/22. My security deposit was returned with an incorrect charge for not returning parking decals/parking fob. These items were returned 08/2022 with email communication to prove such. On 12/10 the management team was notified of the complaint. As of 01/17/23, I have received no communication with the correction or assistance in this matter.Business Response

27A LAUNDRY ROOM IS INSUFFICIENT
We had an incident with one of our neighbors just because of this matter.
She (neighbor) attacked on us verbally and almost physically.
There has to be security cameras in the shared spaces.

This place is a scam and they will steal your money! I was working with a listing agent with the company and specified that I didn't want an apartment out of the gates. When I finished applying I paid a $500 holding fee. Turns out that the agent had moved on to another job so I had to wait a few days to get assigned to another agent. I asked if it was refundable if I didn't get the apartment and was told yes. I was assigned to an agent who told me that the apartment that I applied for was outside of the gates so she transferred me and told me that I couldn't move in until weeks later. I needed something immediately so I had to go with another place. When I tried to get my money back I was told that it was not refundable. In***********, non refundable holding fees are illegal. I had an email exchange with the agent and asked to be contacted by the leasing manager and they have ignored me. ***************** they took advantage of me because I had specific requirements for an apartment. They were fine taking my money and trying to leave me ******** because they didn't communicate properly with their former agent. All I asked for was for the leasing manager to contact me so that we could have a conversation about it but they have treated me like a fool because they scammed me out of my money.
