this is by far worst business to work with. as an owner of mutiple properties to using them to rent a property for my relative. completely unprofessional, rude, not helpful, and the list goes on.. ****, ******* and ******* by far the worst employee's ever. they should be working at a gas station. ****** was the only person with a heart at this business. the other 3 above are complete disgrace. dont bother wasting your time to hire them to list your property as an owner/landlord or a potential renter. they shouldn't even be in business. i am sure they have been sued in the past. utilize a realtor or another business to list your property. please dont use this business, you will regret it.

(TL;DR version: Applicants misrepresented their income and living situation, and when discovered apparently they took to review sites to bad mouth us. This is common when someone is backed against a wall in the case of an eviction or pending lease termination. Fortunately for our client, the homeowner, our compassion for people's circumstances is trumped by our commitment to our duty to ensure our client's best interests are met, and we'll do our best to avoid placing a tenant in a home that has lied or misrepresented pertinent facts.)From Adabel, our Application Underwriter; "***** Is the co-signer for the applicant ************ ******** for the property at ***** ********.My primary communication has been with ****, as she is the applicant. *****, being the co-signer, has not been directly involved in our conversations. It appears there might be a misunderstanding or miscommunication, as the review reflects concerns that were not addressed during our interactions.****'s income, combining SSI and cash payments from another employer, raises questions about meeting the necessary criteria. I explicitly asked **** about the purpose of *****'s involvement as a co-signer, both for credit enhancement and or income support. Unfortunately, it seems there may have been confusion on ****'s part, leading to the misunderstanding reflected in *****'s review. When discussing the potential number of adults residing at the property, **** initially mentioned two adults. However, she later changed her story that ***** would not be living there. To ensure a thorough evaluation, I requested specific financial documents, such as 12 months of bank statements and the two most recent tax returns. Regrettably, the documents received did not align with my request. In light of these circumstances, I find it imperative to clarify that the issues raised in *****'s review were not a result of any oversight or negligence on our part. I have diligently followed the established procedures and requested information necessary for a comprehensive review of the application."

I applied for a Home met all the requirements
Within 20 minutes I got a response saying I got denied because I was not living in my current home for one year. I moved here in April and it’s April now so I’m not sure where they got that from and when I called they also told me it was because, I was not there to view the home since I’m moving from Arkansas there’s no way for me to come view the home and I turned in three months of my bank statements and also got denied because they were asking for my tax returns which on their requirements it clearly states you can give them either or and I gave them the three months and still got denied I would like a full refund on my application since I feel I got wrongfully the denied

The Complainant's application was rejected for multiple reasons. What was uploaded by the Complainant to document income was not sufficient and they were asked for 2 years of tax returns to verify the validity of the income as well as substantiate the amount of income. Our application specifies that we require proof of income. Without going into details on the applicant's source of income, we determined that bank statements were insufficient to establish reasonable determination of monthly income amounts nor longevity of the income. Additionally, our application specifies "Management and Rental Owner Reserve the Right to Request Additional Documentation", and thus after requesting additional documentation and the complainant failing to provide the additional documentation in a timely manner, they missed the opportunity to lease the property they initially applied for. Lastly, although refunds are considered on a case-by-case basis, our application specifies "There is a $50.00 non-refundable application fee per adult residing in the home. This application fee is due up front .... Funds are used to obtain credit reports, employment verification, eviction search, criminal court search, current and previous landlord character reference verification, property management collection search, staff time and overhead.", and as we had already expended costs, both hard costs related to the credit report, and soft costs such as staff time and overhead, the refund request was denied.

It clearly says on requirements that three months bank statements work for the requirements on my rejection letter. It says nothing of that sort. It says that my rental history was not long enough nowhere on the rejection letter does it say any of the things that you are stating
