    I am filing a complaint against Kader Investments, **** (also known as Kader Townhomes)for unfair business practices, failure to follow California landlord-tenant law, and withholding my security deposit in bad faith.Details of the Issue:I rented a unit from Kader Investments from January 1, 2023 to January 5, 2025, and paid a $4,500 security deposit (two months rent). Throughout my tenancy, the landlord was hostile, uncooperative, and dismissive of repair concerns.A gas leak was detected in the garage and the gas company tagged the water heater for safety. When I notified the landlord, he became angry at me for contacting the gas company, even though it was a hazardous situation.Mushroom-like growth appeared in the downstairs bedroom ceiling where a previous rain leak had occurred. After sending photos and requesting repair, the landlord delayed, accused me of not cooperating, and when he finally arrived, he brought no tools and declared there was no issue without conducting a proper inspection.I hired a licensed mold inspector at my own expense. They did not find mold at that spot but did detect rodent droppings above the ceiling using a camera scope. When I provided documentation and photos, the landlord refused to address the issue, stating that unless I physically saw the rodent myself, he would not take any action.Deposit and Move-Out Issues:Kept $4,500 security deposit collections for an additional $1,850 Did not provide an itemized statement or receipts within the required 21 days, as required under California Civil Code ******.I requested documentation several times. Finally Zelle payments as proof. Two of the payments were dated outside my tenancy period (January 2024 and October 2025), making them invalid as evidence of repairs related to my unit.Additionally, I requested a pre-move-out inspection. The landlord ignored or avoided scheduling it, preventing me from addressing any alleged deductions.

    ****** ******* did not sign a lease with Kader Investments, **** therefore has no business with the Company. This is no more than sour grapes and clear defamation which the company will address via the courts. Every single detail is documented, "IN WRITING". Not hearsay. We have video evidence of our interactions. We have emails and texts of each and every communication with all the tenants including this tenant. We have her signature on the moveout paperwork and pictures showing each item that was not normal wear and tear, including all the trash she left behind and the massive refrigerator which needed a moving company. Per California law we submitted each and every invoice with a statement within 21 days of her final day in the unit. (proof is in writing) she owes us money and we have reported her to the collection agencies. Just an example of her ridiculous accusations about the mushrooms on the ceiling. We went to the unit and inspected the area with her standing right there. it was no more that cob webs. she agreed and admitted that it was nothing and just needed cleaning. so why the lies? NOTE: We have been a Landlord in ********** since 1982, that's 43 years with not a single complaint. We look forward to our day in Court.
