Paid over $10k for Timeshare Compliance to help exit a timeshare with ***************. Despite numerous attempts to get an update, to which their response was to wait, I have seen no progress.I requested copies of the legal correspondence between the legal company that Timeshare Compliance leveraged (Carlsbad Law) and despite 4 months elapsing from the first request, and subsequent follow up, nothing has been forthcoming.I dont believe that any work was done on my behalf, as a simple request for the legal paperwork sent on my behalf has not been responded to.

We purchased a Timeshare at ************ in ******, ****** on 27 February 2021. In June 2022, we requested Timeshare Compliance help us resolve this and got out of the contract. We sent them the purchase info and they said it would be resolved within 1-1.5 years. After about a year, we asked if there was any progress and were told it was proceeding and we would know soon. Eventually they said we were in the final stages and waiting for the condo association to sign and send us the cancellation. On 10 March 2025, they sent us an email that they had done all they could and they were stopping our case. We then did some research and found out that Timeshare Compliance had a lot of complaints against them claiming the same experience we had. They took the money and did not do any of the service. We are requesting help to get our money returned for lack of service.

Thank you for reaching out and sharing your concerns. We understand how important this matter is to you and appreciate the opportunity to respond.
Our records show that we have worked diligently on your case and completed all required processes to remove you from any further obligations to the developer. As of now, there is no indication that you remain liable under the original timeshare agreement.
On April 22, 2025, we sent you an email confirming these details. As stated in that message, developers do not always issue formal cancellation documentation or final confirmation letters, even when the client is fully removed from the timeshare obligations. This can understandably lead to confusion, but please be assured that your case has been completed as intended.
Its important to clarify that the legal services connected to your case are contracted for a duration of 18 to 24 months. Timeshare Compliance (TSC), however, operates under an indefinite timeframe, as each case varies depending on the developer's responsiveness and unique challenges presented during the resolution process.
We understand your frustration with the length of the process and the perception of delays, but we have consistently communicated updates and worked in good faith toward the successful completion of your case. We are confident that the services outlined in your agreement have been fulfilled.
If you have any further questions or would like clarification on your case status or supporting documentation, please dont hesitate to reach out.
      Sincerely,

These folks took my friend with dementia for $41,141.79, an echeck for $24,949, a check for $7000.00, and credit card charges for $6993, $1990 and $209.79, may be more to be uncovered. After repeated calls and emails they duped her by promising to get her out of her timeshares and advised her not to make payments on the timeshares. She told them she was not able to travel due to her memory issues and they had her sign a contract KNOWING she did have the capacity to sign. They have done NOTHING to get her out. They had her write a letter which they sent on her behalf for the bargain cost of $41,141.79. They also told her to stop making pmts on her timeshares which has resulted in lowering her credit score by 200 points. Not only is she not out of the timeshares (a scam in themselves) her creditworthiness has tanked. How can they continue to prey on the elderly and sleep at night? These folks should be in jail.

In 2020, we hired Timeshare Compliance (TSC) and their partnered law firm, *********, to help us exit our timeshare contract with Summer ************ Resorts. We paid a significant amount of money upfront, trusting that they would successfully negotiate our release. Initially, we received occasional updates from *** and MXM Legal, but over time, communication became less frequent. The last update we received was in May 2023, and since then, we have heard nothing despite their promises of quarterly updates.Meanwhile, our credit has been negatively impacted because Exploria Resorts continues to report our account as seriously delinquentas if we still own the timeshare. This has resulted in closed credit accounts and reduced credit limits. Despite repeated attempts to contact MXM Legal and Timeshare Compliance, we have received no response regarding the status of our case.Adding to our frustration, we have recently noticed multiple negative reviews about MXM Legals handling of timeshare cancellations, with many clients reporting similar experiences of lack of communication and unresolved cases. We are demanding:Immediate confirmation of the status of our case.Proof of any actions taken to cancel our timeshare contract.A full refund if they have failed to complete the service we paid for.We entered this agreement in good faith, expecting professional legal assistance. Instead, we have been left in limbo with financial damage and no resolution. If this matter is not addressed immediately, we will be forced to pursue further action.Desired Resolution: A full refund if the timeshare contract has not been successfully canceled. Otherwise, we expect immediate proof that our case has been resolved.

Thank you for reaching out and sharing your concerns. We sincerely regret any frustration or inconvenience you have experienced throughout this process. At Timeshare Compliance we are committed to assisting our clients in successfully exiting their timeshare contracts, and we take your concerns very seriously.

We understand that consistent communication is essential, and we apologize if our updates did not meet your expectations. Our process can be complex and time-intensive, as negotiations with resort developers vary based on their policies and responsiveness. While we strive to provide timely updates, there are times when legal proceedings and negotiations extend beyond initial estimates.

Regarding your case, we will immediately conduct a thorough review to determine its current status. We will also provide any available documentation detailing the actions taken on your behalf. If there are any remaining steps required to complete the cancellation, we will address them promptly.

We recognize the financial impact you have described, and we want to work with you toward a resolution. A representative from our team will be reaching out to you directly to discuss your concerns in further detail and provide clarity on the next steps.

At this point in the process, you are welcome to contact the developer directly to request your resolution letter. Unfortunately, the developer has not been willing to provide this letter to you or MXM Legal. However, we assure you that we have taken the necessary actions to work toward your release.

Please know that our goal remains the successful resolution of your timeshare exit, and we appreciate the opportunity to address your concerns. If you require immediate assistance, feel free to contact our customer support team at ************.

      Customer Answer

      Date: 03/26/2025

Thank you for your recent response. While I appreciate the acknowledgment of our concerns, I must respectfully reject your proposed resolution.

It has been over two years since we engaged Timeshare Compliance to assist with the cancellation of our timeshare contract. During that time, we have experienced a lack of consistent communication, no clear updates on progress, and, most importantly, no resolution. We were forced to reach out to your team ourselves after a long period of silence, which is unacceptable for a service we paid for in good faith.

Despite your assurances, we still do not have confirmation that our contract with Summer ************ has been fully terminated. Additionally, your suggestion that we now contact the developer ourselves to request a resolution letter contradicts the purpose for which we hired your company. We hired you to handle this process, including obtaining the proper documentation and release from the developer.

Given the length of time that has passed, the absence of results, the continued negative financial and credit impact we are experiencing, and the lack of documentation proving successful resolution, we believe it is only fair that we receive a full refund.

Please consider this a formal request for the return of all funds paid to Timeshare Compliance.

Thank you for reaching out and for taking the time to share your concerns. We sincerely apologize for the frustration and inconvenience youve experienced throughout your engagement with ***. Your dissatisfaction is understandable, and we deeply regret that our service has not met your expectations.

First and foremost, we acknowledge the significant time that has passed and the lack of consistent communication on our part. We take full responsibility for the delay in updates and understand how unsettling this has been, particularly in a matter as important as your timeshare cancellation.

We also recognize the confusion and concern regarding the request for you to contact the developer directly. Please know that our intention was never to shift responsibility, but rather to help move the process forward due to challenges weve encountered in obtaining direct documentation from the developer. Unfortunately, developers dont always cooperate or provide the correct documents needed to finalize your cancellation.

That said, we are continuing to do our due diligence and actively working to secure the appropriate documentation confirming the cancellation of your contract with Summer ************* As we mentioned in our email on April 26, we are also working on preparing supporting documentation for your creditors to help mitigate any financial or credit impact youve experienced.

We are currently reviewing your case thoroughly to understand what went wrong and to determine how we can make this right.

A member of our Client Resolution Team has reached out to you directly  to discuss your case in greater detail and explore a resolution that acknowledges the difficulties youve encountered.

We truly value your feedbackit helps us improve and ensure a higher standard of service for all of our clients. Thank you again for your patience and for giving us the opportunity to address this issue appropriately.

      Customer Answer

      Date: 04/10/2025

      Greetings,

Thank you for your response. Unfortunately, your message is nearly identical to the generic responses Ive seen posted on the Better Business Bureau (BBB) website. This gives me further concern that Timeshare Compliance is not acting in good faith.

As Ive already told your Client Resolution Team, I am not interested in further explanations or promises. I hired your company to cancel my timesharenot to be strung along for months, only to be told to contact the developer myself. That defeats the purpose of hiring you in the first place.

Your continued partnership with *******, which has an F rating from the BBB, raises even more concerns. From my perspective, this operation appears deceptive and misleading. I do not feel your company has delivered the service promised or provided any measurable results.

I am formally rejecting your proposed resolution. The only acceptable outcome is a full refund of the amount I paid. If I do not receive confirmation within 10 business days, I will take the following steps:

      1.  File formal complaints with both my states Attorney General and the California Attorney General, where your business is based.
      2.  Submit complaints to the ***, ************************************, and other consumer protection agencies.
      3.  Explore the option of initiating or joining a class action lawsuit based on the growing number of similar complaints Ive found from other consumers.

Please take this matter seriously and issue a full refund to resolve this appropriately.

      Sincerely,

      Schwann & ****** *****

The initial date of first transaction was 6/9/22. This was for assistance getting out of my timeshare. The price for the service was $13,012.92. I was unable to provide the full sum so they set me up with a payment plan that I've been paying regularly. I have $1,445.88 left to pay. Their part of the deal was that they would deal with the lawyers and try to get things settled. I understand that I may not win the case and get nothing in return. That's fine. That's how the law works. However, I was also told that I would be updated about my case every 6 months. It has been over a year since I've heard from anyone. July 11, **************************************** I emailed to get more information in Sept 2023, and Feb. 2024 without a response. On Jul. 27, 2024 I emailed and my email was bounced back with a message that the address I was trying to send my message to no longer exists. I've tried calling. the customer support line goes to voicemail and no one answers. I call the line where I can sign up for their services and someone answers immediately. I get told that I reached out to the wrong line and they'll send my information and someone will call me back. No one's called me back. I just want to know that they're doing something and I wasn't scammed. I asked for the legal paperwork that was filed on my behalf and I haven't received anything. If they're not actually doing anything, I want the money I already paid back. Which would be $11,928.51, since I have a payment due on April 1.

After I filed the BBB report, someone called me a few hours later. they gave me no updated information. They said they'd email me the legal docket about my case and I still haven't gotten an email from them. This was on 21MAR25. I haven't gotten a follow-up email either, from the person who called me. She said she'd be handling my case personally and she'd get information from the lawyers. I understand this can take time, but I won't be satisfied until I get that legal court filing to look it over, and I know what the resolution was. I'm supposedly paying for their service and the legal fees to close this issue. Nothing was resolved so far, except that I was put into foreclosure and owed a bunch of taxes because of it.

Timeshare compliance was hired 1/31/2023 with the promise of getting us our of our BlueGreen Timeshare. We were told ***** months to complete the process. We paid $10,000 for this service. We were promised monthly calls with updates, we were told we did not have to stop payments to ********* for this process to come to fruition. There has been no follow up unless I call or email first which I do every quarter or so. I have been told for the last year "we are 95% there, should just be another month or two." I spoke to the lawyer that is working on the case contracted by Timeshare Compliance, and he told me if we don't stop making the payments to ********* that they will basically never let us out of our contract which is a huge discrepancy from what Timeshare Compliance has been telling us for over 2 years. I'm sure all calls are recorded for proof but it was brought up on every singe call that we would not stop paying the BlueGreen payments as we need our credit in good shape for our jobs. We were assured every time that although a bit more challenging, it would not affect whether they could get us out of the contract or not if we continued payments. The lawyer was floored we were being told it was find to continue paying our monthly bill. If the only way out was to stop paying ********* we would not have hired TC as this was never an option for us. Our file is not being worked on, we are told they are "too over-loaded" with other timeshare contracts that it might take a little longer now. This company preys off of desperate people stuck in a contract they cannot get out of just to put the same people in yet another slimy sales tactic and lengthy, misleading contract.

We signed a contract with Timeshare Compliance (***********************************) on 04/2023 to represent us in exiting our timeshare. However, after signing the contract, contacting Timeshare Compliance became an issue. The initial staff who lured us into signing the contract quickly "disappeared" and was no longer reachable. On most occasions, we could not get hold of our case manager either. Timeshare Compliance initially assigned us a law firm on 04/25/2023. On 09/25/2023, we were told by Timeshare Compliance that we were reassigned to a different law firm because the initial one could not fulfill the work it promised. What a waste of 5 months, and we were back to square one. Anyway, we followed the instructions from Timeshare Compliance and signed the contract with the new law firm on 10/06/2023. It is worth noting that when we signed the contract with Timeshare Compliance, they promised to provide us with quarterly reports. However, we have not received a single update from Timeshare Compliance since 10/06/2023. On March 10, 2025, the law firm emailed us, saying, "We appreciate the opportunity to have represented you in matters related to your timeshare contract. As you are aware, our engagement was limited to providing specific legal services, which have now been completed. Accordingly, our attorney-client relationship has concluded, and we are closing your file. Please note that, as of this time, we have not received formal confirmation from your developer regarding the cancellation of your timeshare contract." Again, Timeshare Compliance has not made any correspondence with any updates on our case since 10/06/2023. We contracted with Timeshare Compliance for $4871.36, including $2,000 down payment. We are now requesting to get our $4871.36 back! Timeshare Compliance preys on the customers who are wanting to get out their *********************** and manipulates you into signing up with them and paying them money. Timeshare Compliance is lying and taking peoples' money.

Upon reviewing your case, we understand that your legal representation transitioned to a new law firm in October 2023 to better serve your needs. While we recognize that this change may have caused frustration, our goal was to ensure you received the appropriate legal support for your timeshare exit. Additionally, we acknowledge that you expected quarterly updates, and we regret if these updates were not provided as expected.

Regarding the conclusion of your legal representation, we understand that the law firm informed you that their services were completed. However, timeshare exits can sometimes require additional follow-ups with the developer to obtain formal confirmation. We are more than happy to review your case further to determine the next steps and address any unresolved concerns.

We value our clients and take claims of dissatisfaction seriously. We invite you to reach out to our Customer Resolutions Team at ************ so we can work towards a fair and reasonable resolution for your file.

      Sincerely,

I contacted TimeShare Compliance and was able to speak to a staff today (03-19-2025). I was told the same thing that Timeshare Compliance will assign me a case manager and they apologized for not being able to reach out to us and to provided quarterly updated since October 2023. They told me that they will follow up with the case and provide us with quarterly updates in the future. Timeshare Compliance's past behavior speaks well about what a company it is. We don't want to wait one quarter after another anymore. We ask for the termination of the service with Timeshare Compliance and ask them to refund our money!

We signed up with Timeshare Compliance on 2/21/2023 to resolve our Hilton timeshare, trusting their promise of communication and results. After two years and $12,000 spent, we have seen neither. The attorney assigned to our case rarely reached out, and when they did, it was only to ask if ****** had sent us anythingoffering no real guidance beyond wait and see. Any correspondence with ****** was written and sent by us, something we could have done without paying a dime. I have called/emailed many times and only response is we will look into it and provide an update, which never came. Days after completing our two-year payment plan, the law firm dropped us, claiming they had fulfilled their obligation. When I called TC for an update, they simply told me to forward any correspondence from ********* same passive approach the law firm took. Meanwhile, in addition to the $12,000 fee, our credit has suffered significantly since we were advised to stop payments to ******. It seems their entire strategy is to wait for the timeshare to go into foreclosure so they can claim ********** has failed to provide meaningful updates or demonstrate progress in our case. We were guaranteed an exit, yet two years later, nothing has changed. We now request a full refund, as neither TC nor the law firm provided services that justify the money paid. They took advantage of us, just as they claim timeshare companies do. Please do not respond with a generic statement like, While we aim for a swift resolution, it is not uncommon for the process to take several months or even years We are tired of delay tactics and expect real answers.

Thank you for reaching out with your concerns. We understand that this process can be complex and time-consuming, and we appreciate your patience as we work through it together.

As part of the legal process, the attorney will reach out to confirm whether you have received any correspondence from the developerthis is a standard procedure. Given the detailed nature of these files, the expected timeline outlined in the agreement between the client and the attorney is typically 18 to 24 months. *** is available indefinitely or as long as it takes.

Regarding payments, the *********** Agreement clearly states that the client remains responsible for any payments to the developer and third-party companies. Nowhere in the agreement does it advise stopping payments to any party. Additionally, while we are committed to assisting our clients, we do not and cannot guarantee specific outcomes in the attorney-client process.

It is important to note that developers do not always comply with requests to send a letter of resolution to the attorney, TSC, or our Clients. However, you are welcome to reach out to the developer directly to obtain this document.

If you have any further questions or require assistance, TSC remains available indefinitely at ************. We appreciate your understanding and are here to support you through the process. *************** will reach out to you and give you further assistance.

This is the same canned response given to every complaintjust like the wait and see attitude the so-called law firm took with our case. My complaint and question remain: What proactive, forceful, meaningful, or useful action has been takenor will be takento fulfill the promises made when you sold us this bill of goods?
As it stands, the only "action" taken in over two years has been a complaint letter (which I wrote) and a cease and desist letter (which I sent). That comes out to $6,000 per page. No one in their right mind would willingly pay this kind of money if they knew upfront what they were actually getting.
It is abundantly clear that your stance is: We are here (as long as you pay us), and we are waiting for them to give up. We will not take any actual steps, but there is a chance the property may eventually let you go so they can resell your unit. In the meantime, your credit will be destroyed, and foreclosure is likelybut hey, at least you will be out of your timeshare.
That is not a service. That is exactly what would happen if I had stopped paying on my own without ever signing up with Timeshare Compliance. So please, explain to me why it is not criminal for you to advertise, Timeshare Compliance offers a solution to timeshare owners who feel preyed upon by unethical sales practices or misrepresentations, when you do the exact same thing?
For $12,000, you have done absolutely nothing that a person could not do for themselvesfor free.

Our goal has always been to advocate for our clients and help them navigate the complexities of timeshare exit strategies in a legal and ethical manner. Commitment Moving Forward We are more than willing to discuss additional steps that can be taken to push your case forward. If you feel your case needs further review, we welcome the opportunity to reassess the strategy and explore all available options to expedite a resolution.

My wife and I spoke with Timeshare Compliance about assisting us with exiting a timeshare at the end of February of 2024. During that time, we paid a fee of $8000 to secure the services of the company. Within a day or so, we had additional issues to happen to our family, so we reached out to Timeshare Compliance to request a refund since it was less than 24 hours. The company agreed to refund us our money and we signed paperwork agreeing to the repayment. We were told it would be 90 days before our repayment. After the time period, we reached out to the company, and they told us that they would need more time to authorize. This continued until August, when they told us they were in bankruptcy and would need permission from the trustee to pay us. The bankruptcy itself was confirmed a month before we met them, which means we were not aware of their financial issues nor were we aware that they would string us along regarding our funds. Since then, we've received the runaround regarding our money and, in some cases, unanswered phone calls and emails. We are hard-working people who tried to secure a service and the company has taken advantage of us. We would like to get this resolved if at all possible, as we did not and do not deserve for this to have happened to us.

      Customer Answer

      Date: 04/16/2025

My wife and I contracted the services of Timeshare Compliance in February 2024, as they were recommended through an online ad and we wanted to secure their services. Within 24 hours of paying for their services, we had a family situation happen which was financial impactful. As such, we reached out to the company to request recission/termination of the services. The company AGREED to return our funds ($7995.00). We signed the termination and refund contract and so did the company. We were informed that we would be refunded our money within 90 days. This is the critical part. After 90 days, we reached out to ask about our funds. They said to us that they would look into it. By August, we were told that they were in bankruptcy, which was the hold up. I informed them that they have not officially sent any documentation of our case being in the bankruptcy, to which they said they would reach out to us. The bankruptcy, by the way, was confirmed BEFORE we even did business, which means our funds were not a part of the bankruptcy. Since then, I have gotten nothing but the run around from the managers at Timeshare Compliance, and promises to return funds and even return phone calls have not been fulfilled. Even one of the higher *** in the company, ***** *** (Folk), promised to reach out to me in the previous BBB complaint, but has yet to do so. No one actually cares to provide us our refund, even though they continue to say they care about resolving the issue. It has been a continuous stringing along of my wife and I for funds that, to the company, is insignificant, but to a hard working family, means a lot. We would like our funds as soon as possible, particularly since our case is not a part of the bankruptcy and therefore, is not truly being held up by the courts.

      Business Response

      Date: 04/21/2025

We understand the financial and emotional impact this situation has caused, and we deeply regret that our communication has not met your expectations. It was never our intention to cause additional stress during what was already a difficult time for your family.

Regarding your refund, we acknowledge that you signed a termination and refund agreement with our company in February 2024 and were assured of a refund within 90 days. We also understand that you have not received those funds, despite multiple follow-ups, and that you were informed of a bankruptcy, which you believe should not apply to your case.

To clarify an important point: Timeshare Compliance is not in bankruptcy. The confusion may have arisen because our parent company, **********************,filed for Chapter 11 bankruptcy protection. We understand how this situation may have caused confusion, and we regret that this distinction wasnt made clearer in our prior communications.
Pandora Marketing is currently undergoing a Chapter 11 bankruptcy proceeding, which has introduced legal limitations and procedural requirements affecting how funds and obligations are managed. However, we recognize the concern that your agreement and refund request were initiated prior to this filing, and we understand why you believe your case may fall outside of the scope of the court proceedings.

Please know that we are actively working with our legal team to review your case in detail to determine the appropriate course of action in accordance with both the refund agreement and the Chapter 11 process. Our intention is to resolve matters such as yours in a way that is fair, compliant, and timely.

We truly regret the delay and the lack of clarity you've experienced, and we appreciate your patience. A member of our management team will reach out to you directly within the next 2448 hours to provide a personalized update and discuss the next steps.

      Customer Answer

      Date: 04/24/2025

This communication is counter to everything that has been shared with our family since last year. Further, we continue to be told that we will hear from your company within ***** hours, and we never do. We are still waiting for the phone call from Mrs. ***** *** that was promised two months ago. Further, Ms. ********* *** has not responded to calls or emails since September. Fourteen months with little to no communication other than the calls we have made to your company is not only unacceptable, but also very disrespectful to us.

If *** is not in bankruptcy, then our claim is not in Chapter 11. We should not have this much of an issue getting our refund.
