    New Home Build Negative 4 stars:-Over >100 home defects and counting.-Warranty team unreasonable slow (taking longer than >30 day to acknowledge a home defect, and taking >90 days to fix the defect), in violation of Title 7 and Home Builders Guide.-On site builders who make decisions to proceed with addressing home defects have denied their are problems (with clear photos that show problems) until California Contracture State Licensing board is contacted and steps in to assist resolve and expedite repairs-Building material still not fully cleaned from properly, after multiple request.-Builder declines new buyers request to independently inspect home with hired inspector prior to close.-Builder is building new homes "very fast" per the team member who I have spoken to and missing problems.-Build is Inspected by 3rd Part (******** ********) and the City of ************** is not overseeingthe builders work.-The ********* has 2 City Venture Members and non-City Venture Member, HOA decisions are made with interest to the builder. This will change once the builder sells are the lots-Corporateoffice hard to impossible to reach.-Great location, home layout (1 star). The builder did poor work, poor workmanship. The warranty is bad and needs to be better regulated by the regulatory board (negative 4 stars).

    My shower door exploded but builder does not want to take any action!!I am being very reasonable to request a defect glass door to be replaced. Spontaneous glass breakage is extremely rare occurence. It is due to uneven cooling create internal stresses that remain in the glass. Over time, these stresses cause the glass to weaken and suddenly shatter.I was scared to death! My husband bathed for my 1 yr old boy in our bathtub. After he finished, I slided the shower door to pick up my baby as usual. The door is collapsed in a second ,exploded to thousand pieces with no reason. I could not believe what is happending in front of my eyes. My baby and him is still in the tub. My husband tried to act fast to protect our baby boy, he got deep cuts in his right hands and non stop bleeding. I tried to pick up my baby as careful as I can. My boy got several cuts from different part of his body, especially both of his hands. I feel unsafe and uncertain about the quality of our property.This is the only time in my life seeing a glass object explode for no reason. I still cannot understand how s that happend.I do not want this to happend to any neighbor of us. If the shower doors which builder installed has quality issue, they should never put in to our place, especially we do have many children in our community.

    I really wished that I would have done a review search before I bought this poor quality home. everything that they said the other reviews said was right. This is my 3 new construction home and by far the worst. I even bought a mass builder home by *************** which is better quality than this home. I have had HVAC issue, plumbing issues, landscaping issues, flooring issues, cabinet issues. I feel like I was robbed. I feel like I was robbed. If I could give zero stars I would. Please do not purchase a home from this builder. You will regret it.

    HOMEBUYER WARNING! Do NOT purchase a City Ventures home! Run away and run quickly. This builder does sub-standard work and is impossible to deal with for quality concerns. I can't recall say much more than has already been said, here. All of the concerns listed on this site, and their 1-star review, are all valid.

    I'm am an owner in their ************** neighborhood. There are so many terrible things in their buildings staring from HVAC system that's insufficient for these kinds of buildings all the way to outdated networking cables used in the walls that needed to be replaced. The build quality is just awful. Just look though all the 1 star reviews bellow. Avoid them if you can, would've love to know this ahead of time.

    I'm the president of an HOA in a 14-unit HOA in ***** that was built in 2014-15 by City Ventures. Many of us have had is***s with the builder being unresponsive, occasionally repairing original defects but often refusing to fix them. In the latest incident, when the complex was built, the builder had installed an emergency water cutoff for my rear neighbor, putting his water valve in an enclosed part my yard that was not accessible to him. There's no way for him to shut off his water without entering my yard. When I'm home, I'll gladly give him access, but I'm not always home. We discovered this a few months ago when he had a plumbing problem. When I complained to City Ventures that the water shutoff was in the wrong place, the builder claimed there is an "easement" or public "right of way" across my yard to access the other unit's water cutoff, which is located on the outside of his structure, but on my property, and not in a common area. The city and county assessor told me that easements, when a court grants them, must be recorded in the deed, publicly posted on the county assessor's tract map and listed in title documents, and of course, I checked and there is no easement. Courts sometime is*** them so utility companies can access their critical infrastructure by crossing private land, but never to to save a builder the expense of following construction codes. City Ventures managed to slip this by the city inspector when the complex was built and is relying on the four-year-statute of limitations for correcting defective or non-code-compliant plumbing. To summarize, there is no easement on my property and again I contacted City Ventures. I was told by the person I dealt with that "upper management" -- I presume, the owner -- had made a final decision, the unspoken implication being "so *** us." These are not people you want to do business with, unless you want to spend years and lots of money going through lawyers.

    Shoddy craftsmanship! Poor Finishes! POOR ********************** Amateurs at best. Feels like they are practicing when building homes! No Final walk throughs at closing to hide all the mistakes, threatens buyers with Per Diem Per Day to get them to close with Many Unfinished items found in the *** walkeven thats a doozy and a task when the person doing the walk is clueless about the home or the finishes/upgrades thats building trust..NOT! Over charge and grossly under deliver should be their claim to fame. Deliver filthy homes! all the sub-trades walking through Finished homes with dirty shoes, no final clean to deliver the home brand new and ready. Our Floor plan is one of their largest built, structurally our home requires 3 A/C units but we have only 2 which due to the size of the home we have poor air flow in parts of our house. They have no care and are extremely negligent with costly materials upgraded by homeowners which cause major issues later on after living in the home of which they want so they can pass the blame on to the homeowner which they should know better, for a lot of us this is not our first rodeo purchasing home especially at the price point we paid. They seriously need to be taught a real ****** out here playing games, practicing home building. At this point I will never buy another home from CV! I wouldnt even trust them to build my grandchildren a tree house, playhouse or a house made out of Legos or anything with the word HOUSE. They seriously take pride in finding the cheapest of labor and materials to save 2 cents at the end instead of building homes with the utmost highest quality, products, materials and finishes they search every ********** and Lowes parking lots and warehouses looking workers and instruction books on house to legally build the cheapest house and hopefully not get caught. When we got our keys we thought we were being PUNKED! The house was FILTHY and smelled!! Not the new house smell we are so use to. SAD

    Sadly I completely agree with all the other reviews regarding City Ventures as our family has experienced these same issues in one way or another. This is a company whose rushed builds and shoddy workmanship seemed to have become the norm for them in order to meet construction deadlines. Once the homes were completed however they could care less and had no interest in making amends with the homeowners.Our property was purchased in 2018 and by 2019 we had a long list of issues that needed to be addressed; windows that didn't seal properly, poor design/install that led to flooding of the carpet area around the kitchen island, ******************* tiles, sloppy painting and grout work, protruding nails and NEVERENDING carpet tacks on stairs and living areas that would injure everyone walking barefoot, electrical wiring installed incorrectly, etc... Unfortunately, we had to address most serious in ********************************************************* the Master shower. This caused water build up underneath the tiles, warping and led to tiles completely lifting. Shower door no longer closed properly due to lifted tiles and so the door was removed. We went back and forth for months with continual delays and passing the buck. Finally we were going to start the process of redoing the shower enclosure when the pandemic closures began. CV did a temp tile replacement on a step to prevent water damage but had already removed the shower door... so here we are in 2023, not a single contact from 2020 remains employed with this company. For 3 years our shower door has remained propped against the wall with a stack of tiles. This company is a disgrace and for the price paid for these homes, this company should be held accountable for what they have done or moreso, failed to do.

    This review is to recognize the other reviews listed here! I am hoping to share personal knowledge of what these homeowners are going through to be most probable! As an ** Administrator, I was retaliated against and terminated for bringing these same types of unprofessional and unethical practices listed on this BBB site, to both management and HR. (please review my email below)EMAIL "I realize you may not care but I do not like lying or hurtful gossip. I hope that you do find a way to get the ** department in shape, as it seems to have gone through quite few people. It seems that maybe your issue is with one person. But she has you under thumb. I get that too. I had asked once, if we had employee discounts to purchase a CV home. She told me that she wouldn't buy a CV home, as CV built bad homes with cheap products. I have never repeated this until now.I tried to explain to both XXXX and XXXX, why we should be striving to be better than the industry when told several times that CV was just different than most. I asked if that was a good thing or bad but never received a response."CV, LLC."Confirming receipt of this mornings email sent to myself, XXXXX, and XXXXXX. After serious consideration, investigation and review of the email and its recipients, we have decided to terminate your employment with City Ventures."My initial reason for going to Management and HR was because I was being told to NOT answer the phone or emails, for the vendors for whom I was responsible, for days. I then watched as they put them off further with misdirection, horrible service and tricky tactics to extend payments.Vendor complaints of non-payment and non-answers were considered to "problematic". I had to repeat several times that they were not "problematic", that they were looking for payments owed them.DUE DILIGENCE!!!

    Its been almost a year and our water damage on the ceiling repair is missing crown molding and our rooms still need to be repainted. No words.
