      This company is a joke , they are dishonest and have been caught knowingly ignoring falsified fire safety records when it was brought to their attention. And also trying to increase their fees higher than the contract allowance on the sly , and rescinding on an agreement to pay for damages due to ignoring pipe maintenance. i could go on and on but go read their Indeed employee satisfaction reviews and some of their Yelp reviews. Run a mile from this company.

      We recognize the importance of homeowner feedback and remain committed to addressing concerns within the responsibilities of our management role. This individual has previously submitted a similar complaint, which was already reviewed and addressed. Our staff has made repeated efforts to assist him, but unfortunately, those efforts were met with ongoing inappropriate and disrespectful comments toward our team. Due to his ongoing behavior the board and our team will no longer be engaging with him.

      Horrible communication and Action being in their business name is laughablethey ignore your requests and the only time they take action is when you vent your frustration on a public platform (their FB page). Our community recently changed property management groups and switching to Action Property Management was the worse decision. Since the switch numerous issues have been brought to their attention with no resolution on their end.

      Im suing this company due to business fraud.They hired a fire inspection company to do the fire safety check for the whole community. But after two times inspection, Nothing wrong with my house and my neighbors. They did NOT perform any service. Our people had been with the worker during the whole procedure. But after 5mo, they billed us $160 to $260 for the replacement parts which never been done. business fraud. I will sue them and complain to the federal and states.

      My husband has been trying to get me, his pregnant wife, a parking permit for over a month. Most of that time lost is simply due to no one responding to calls or emails. When he was told to go in person, they sent him to the wrong location. When he was told to provide information for a form, he was not fully educated on everything entailed. And when he was told this would be free of charge because it IS NOT A replacement, ******* ******** insisted otherwise, and is withholding our rightful permit over a "replacement fee". Rude, lazy, and the epitome of what everyone hates about HOAs.

      This homeowner submitted a parking application that was incomplete on 12/12/24. There are several documents required in order for the parking application to be deemed a completed application which they were contacted on what items were needed in order to get their application completed. The issue with this application is that the homeowner does not want to pay the $50.00 replacement fee for the permit. The community requires a $50.00 fee which I explained if he did not want to pay he needed to submit a request to the community manager to discuss with the board of directors at the next meeting to waive the fee. Until that decision is made we can not assign a permit.

      Delayed, greedy, misleading, and unresponsive communication. I've been trying to attain a parking pass for over a month. It is NOT a replacement, but ****** ******** has decided it is, and is insisting we pay money for something that is owed us. What kind of business delays giving a parking pass to an expecting family? This is my pregnant wife's new car we're talking about, and yet, I've gotten better service from the *** and the *** on much more complex matters.

      I am shocked with an A+ rating! Everything from the property management to the ********** these people fail to do anything remotely good for its residents. Its shocking to me that if a property manager is gone on vacation no one else can help with issues. Management loves to quote the rules and regulations when its convenient for them and add new rules when it serves them. The amount of times I have heard our HOA president say Im the president when addressing people who live here is wild!

      After talking with out team we are unable to identify this individual anywhere in our database as a resident to one of our associations. However, our team always strives to ensure all residents love where they live. I spoke with a manager that manages a community in the same zip code and she confirmed that any time she is on vacation all of her emails get directed to our community care team to assist any resident with any issue while she is away.

      Very poor communication. They rarely respond to emails, the online chat support can't actually help with anything, and the only phone number they have can really only connect you with someone if it is an emergency. They seem to ignore work orders in their own system. They close them even when not completed. They don't seem to be on top of their vendor relations, or even have vendors for certain things. How can a property management company not have a handyman? HOA rule and CC&R enforcement is random and seems to focus on the smaller issues while ignoring the bigger ones. They spend a lot of time trying to explain away why things aren't happening instead of working toward a solution.

      This resident submits multiple work orders and is unhappy when things are not resolved immediately or when he wants them completed.  Our team has spent numerous amounts of time trying to explain our protocol and our alignment with the boards decisions.

      Ill try to sum it up since I can go for days.They didnt follow protocol, worked on plumbing without resident knowledge, flooded and destroyed my house. Takes them six months for less than a month of work where I cant live or rent it bankrupting me. During this time they charge me a fine for not having all carpeting when it was their job to install it it gets fixed and I show them proof that its done right yet. It shows up on my bill every month for a year with late fines, adding on each month, even after I cleared it up. Then send it to attorneys to try to get the money from me and then bill me for those attorneys. Im not being facetious or biased. They literally try to get 10 grand from me for a simple violation they caused and that I even cleared up right away. Mind blowing the ineptitude.

      So my tenants vehicles were towed. Not because they parked inappropriately. Their vehicles are registered with the community. The community does not share the list with the ********** Company, they expect the tenants to also registered on the safelist at **********. So the vehicles are towed charged a large sum so the Property Management Company can receive a kickback. This Property Management Company is a joke.

      I have had problems with Action Property management for years. It began when a guard wrapped his arms around me and wouldn't let go even though I told him 3 times what he was doing was assault. The manager would not acknowledge it was on video. It took months for *** to show it to me, longer to send the entire guard staff to a special training class about assault. Assailant is still working here.**** recently the manager filed a complaint against me with the board (who failed to vet the issue and had their attorney send me a warning letter) for an issue off association premises and which had nothing to do with the association or the manager. It was with a vendor with whom I had a business relationship and had had problems with for months, and with whom I was talking to from across the street from our building at his delivery vehicle.After numerous phone complaints because invoices are so habitually late that it is impossible to pay the *** fees on time (most recent sent 2/27/2023, received 3/1/2023, for a bill due ON 3/1/23), I left a call via their robo service which promises a call back within 24 hours. The next day, after no call back, I reached a rep and requested to speak to a supervisor. I was put on hold, then told the supervisor was on a call and would call back. Before the rep finished talking she put me on hold, saying the supervisor was off the call. I held for 10 more minutes. The rep then returned saying the supervisor would call later in the day, having had taken another call.After no call back I used the company web site contact page. 3 days and still no call. During this time I e-mailed my condo's full time on-site manager (who seldom is on site), who responded that she would forward my e-mail to her Action supervisor whom she named. It is now the end of the next work-day, Still no call back.Action's motto is "We know service. Its what we do"; the Contact page promises a call back within 24 hours. All lies.
