    This matter pertains to a breach of fiduciary duties and self-dealing by HT Real Estate Investments, **** DBA as TrueDoor Property Management (TPM). TPM recommended that I replace the flooring among other repairs for my unit. TPM recommended vinyl flooring. The *** informed me that the installed material is prohibited under the ***s ***** and I needed to remove it. I hired another property manager in December 2022 to replace the flooring with carpeting at a cost of $1,800. I asked TPM for a refund of $6,178 for the improper install including the cost of $980 to remove. TPM was agreeable to only refunding me back half the amount saying this was my error. I also discovered that TPM used an affiliated contractor called Coast Maintenance and Remodel (Coast) to perform the repair work. TPM representatives *************************************, ***** *************************** and ****** *********************** did not disclose this conflict of interest nor the additional charges. The Coast estimate for carpeting of $3,546 is twice that of an unrelated party. I was assessed secret profits. TPM could not supply supplemental contractor bids to justify the costs. TPM collected the full amount from me even though I never authorized the final payment. TPM engaged in self-dealing and took advantage of my naivety. TPM secretly profited by up to 50% in the entire repair bill of $15,471 by using an affiliated contractor. TPM never disclosed that they ARE using an affiliated company and WILL BE profiting from the affiliated contractor. for my contract work. ******************************* acknowledged that there was a less expensive wholesaler option.I would like the Better Business Bureau to investigate this matter regarding self-dealing and determine whether TPM was acting in an ethical matter. I contacted TPM on May 1, 2023 but I did not receive a response.I would appreciate BBB's assistance to a refund of $6,178 and $980. TPM has copies of the documentation but I provided the repair estimate.

    DO NOT RENT from this place. Im a current tenant, almost 2 months in and they are completely unprofessional. They rush renting pptys so they can avoid fixing ongoing problems with the property. Ive submitted maintenance requests thru their portal and their updates are always the same, they are waiting on the vendor. Its been almost 2 months and they are still waiting on a vendor. We couldnt see the ppty until the day after the old tenants moved out and they said everything would be clean and fixed by the time we moved in. When we moved in it looked clean on the surface. But the next day I go to shower and shower had alot mold and orange rust. The screens were all broken and the sliding doors rough to close and rusted. The ** they said worked doesnt and has never been updated since the place was built in the 80s. Using this rental company was the worst mistake Ive made. They are unresponsive, neglectful, uncommunicative. The move in ready problems that came with the rental that theyve actually fixed Im being charged for and they never worked to begin with. All of this is just awful. Im stuck for the next 8 months, its horrible.
