I am filing a complaint against WestStar Property Management regarding $567.39 in unresolved trash charges billed to me at ******************************************. Per the lease, trash service was included in rent and should not have been billed separately to tenants.I first raised this with the prior property manager, ***, in June 2024 and followed up with the current manager, Ms. ******** on January 31, 2025, including the lease and bills totaling $567.39. Despite this, the issue remains unresolved.I provided:- Monthly trash bills totaling $567.39 - A copy of the lease confirming trash was included To date, Ive received:- No reimbursement - No explanation or resolution - No meaningful response Additionally, during my tenancy, several tenants (including myself) experienced mold growth in bedroom closets. I submitted a maintenance request, but it was ignored. As a result, over $1,000 of my furniture was ruined and had to be discarded due to mold damage. This reflects ongoing neglect and poor property management.Given the unaddressed trash charges, repeated lack of response, and damage to my belongings from the mold issue, I am requesting a total reimbursement of $1,567.39:$567.39 for trash charges $1,000 for personal property loss due to mold This is a fair and reasonable resolution given the circumstances and WestStars failure to uphold their lease and basic tenant obligations.Initial Complaint

I was rented a unit that had to gas leaks on ********************************* back in *********. I was told I could break the lease with no penalties by the manager during the pandemic. I was never given my deposit back and I was left with $2,600.00 balance on my credit report! I have been emailing and contacting the management for years as they have just ignored my emails and working to resolve this matter. I received an email on 3/5/2025 from WestStar Property Management, **** Saying that I have unpaid charges due. I have no contract with this company and my landlord/property owner also knows nothing about it. I was informed it is a scam but am concerned that they have my personal information and are claiming I owe them money. I tried to call the phone number listed several times but could not get an answer. I want to make sure that this is resolved asap.Business Response

The building you live at, ************************************************************** was recently sold. WestStar Property Management is the new manager for the building. This is not a scam as you suggest. Perhaps the prior landlord is not aware of who the new management company is, but WestStar is now managing the property. You would have received a takeover notice and information on how to open your portal and make rent payments moving forward. I am filing a formal complaint against Weststar property due to their continued failure to respond to my communications and their mishandling of my housing situation following an injury I sustained on their ************************* Feb 2024 I suffered a fall on the property by which resulted in injuries that required me to take time off work. As a result, I proactively communicated with the management company regarding a payment arrangement to address my rent obligations. I also submitted all requested documentation, including proof of injury, loss of income, and other supporting materials.Despite my repeated attempts to follow up I have been completely ignored. I have yet to receive any response, acknowledgment, or confirmation regarding my situation. Or confirmation if we can keep agreement for payment arrangement Instead, I continue to receive multiple three-day notices, creating undue stress and uncertainty about my housing stability. I am leaving this review to warn potential renters about my terrible experience living at ****************, ***************** the beginning, management has been disorganized, unprofessional, and focused on squeezing every dollar out of tenants rather than maintaining a fair and livable environment. One of my biggest issues was with parking. I paid for a designated parking spot, but when a new tenant moved in, the management decided to paint their apartment number over mine effectively stealing the spot I had already paid for. I brought this up to management multiple times, and they refused to do anything to fix it. Its absolutely unacceptable that I was charged for a parking spot I wasnt even allowed to use because they prioritized new tenants over honoring existing agreements. Multiple neighbors in the building reported bed bug infestations, and management did next to nothing about it. Instead of taking immediate action, they either ignored complaints or downplayed the issue. This is a serious health and safety concern, and their lack of response shows how little they care about tenant well-being. After moving out, the apartment complex is now trying to hit me with a list of bogus charges. Theyre claiming I owe money for an AC unit, repainting, and other random expenses. Luckily, I took videos of the entire apartment before I left, showing that everything was in perfect condition. Despite this evidence, they are still trying to scam me into paying for unnecessary repairs that they likely already had budgeted for. This apartment complex is dishonest, mismanaged, and predatory in its practices. From taking away my paid parking spot to ignoring bed bug complaints and tacking on false charges upon move-out, its clear that they do not care about their tenantsonly about money. I strongly advise anyone looking for an apartment to stay far away from ************************** Youll save yourself a lot of stress, frustration, and unexpected costs.Business Response

My name is *****************************, I moved into Weststar Property in ********** in late 2023. 6 months into living in the apartment, yellow streaks of mildew on the walls and mold in the closet started to show up in the bedrooms. They sent someone out with bleach to put a "bandaid" on the problem but it wasn't fixed. Full on monster mold shown up in the bedrooms and parts of bathroom and kitchen cabinets. Damaging much of our personal property. WSP took a long time to respond to maintenance request until the mold became a health issue. They placed us into a hotel that had bed bugs and roaches there, they did not have any properties that matched the price or amenities of what we had. We eventually moved into another 2br apartment that cost double what we were paying. In the midst of all of this, the renters insurance that was provided by WSP has not given us a reimbursement for our loss of property. *********************************, our property manager has not been responsive at all the moment we moved into our current place. No response to our estimate of the reimbursement or any issues. The owner of the old apartment building has kept quiet too. I am looking for full reimbursement of the damages from the mold if the renters insurance that THEY PROVIDED, won't refund us. Weststar is terrible in communication and have not been helpful in the slightest.Business Response

I was a renter with WestStar for over 5 years. I was a great tenant, weststar was ok not the best but wasnt the worse propretry management. I had a domestic violence situation where i was forced to move out of state. I asked ********************************* to remove my ex from the lease as he was no longer a resident there and provided the requested police report. she never did INSTEAD *********************** and ********************************* ignored my many emails calls and voicemails for my safety. I continued to pay almost **** a month alone by myself. Now im out of state and get a collection notice for unpaid rent from ********* when she know my situation, 2 people are on the lease and she made me THE VICTIM OF DOMESTIC violence responsible. I EVEN CALLED THE AGENCY, who told me they are disputing because 2 people are in fact responsible. All in all to be a tenant for 5 years, and have your management company not protect you from Domestic violence then make you the SOLE RESPONSIBLE. WOW< also check this code out California Civil Code ****** allows survivors of domestic violence, sexual assault, human trafficking, stalking, elder abuse, and dependent adult abuse to end their leases early. 10/17/2022 Received notice requiring renters insurance, an additional $14 will be billed through portal for those who do have or do not provide proof of renters insurance by Dec 1. -I uploaded my renters insurance as requested. -12/1/22 $14 charge appears on rental portal - contact ****/management; who tell me to send my insurance docs to ***************** -12/27/22 send proof to **************** and made sure policy was uploaded to rental portal. Inform **** at WestStar -12/30/22 ******** is still showing additional $14 contact ****, no response 1/3/23 - **** Responds, asking if I have sent proof of insurance to status@*****, I reply and tell her I have.... no response. *I have reached out to ****, my onsite manager ***, and general email for WestStar Properties and called multiple times but ALL of the voicemails are full weekly 2/1/23 Rental Portal for Feb still showing an additional charge of $14 for renters insurance. Have emailed and called relentlessly with no response. I have saved copies of emails and renters insurance req. I would like the $14 for December, January and February refunded, and future charges to be stopped as we have adequate renters insurance
