There are a couple issues with this complaint.

    1) Jim Stever Realty and *** Stever have nothing to do with this individual or the complaint in question.  Stever and Associates is a separate entity owned and operated by myself only

    2) This complaint is premature.  I believe they amount comes from  requesting their entire security deposit back and I had until the July 18th to return it.

I believe the issue in question is their security deposit, which at the time of this complaint, had not even been addressed in it's entirety. .  I believe They got their move out report which shows EVERYTHING about the house.  Good, bad, indifferent,  It does not say the tenant is responsible for everything in that report.  This was explained to one party in detail, that this report was not a way to charge tenants for repairs needing to be done.  That the only thing I saw that needed addressed via the tenant, was that the place was left very greasy, and dusty, and needed basic cleaning thruout, and deep cleaning of grease in the kitchen, and that they would be responsible for that cleaning.  One party stated "that is normal wear and tear", and I explained "That is not normal wear a tear.  A  person is to  keep the place clean and sanitary, The condition it was left in is not normal wear and tear "(there is even a disclosure that stated that, that was signed by all parties).

I got 3 bids to clean the property (which as of today has still not yet been completed, as I was trying to get the price lowered for them.  I had one estimate of $850 (which included getting lots of grease off the appliances and walls in the kitchen, as well as the dirt off the blinds), one for $485 (which was not to include blinds, or walls which were very bad, and a 3rd bid for $400.  Every day I would get a text or two asking when the deposit was being returned.  I gave the same answer each time.  "I have to get the cleaning people in there and get their invoice".  I may have come across as rude, which after numerous times of asking the same question I finally said "If you had cleaned it this would not be an issue, but I have to get It cleaned before I can return your money".  Over and Over I was texted asking about the deposit.  I finally said I will return all but $400 as and estimated return, but if there are additional charges, you will be responsible for it. I returned all but $400 of their $2500 deposit, which is what they were asking for in their complaint, on July 8th.

I resent being accused of being Biased, of commiting fraud, corruption, misuse or theft.  This borders on Defamation of character., which I may pursue if it doesn't stop

I have no personal friendship with the owners.  I treat all parties equally.  In fact one of these tenants rented from me for 4 years before the complainant moved in, and there was never an issue.  We do inspections of the property twice a year, and her self inspection in February was done by the tenant herself, and showed nothing wrong with the property.

I believe if the complainant had just waited another week, this would not have been the issue he is making it out to be. The amount in question is not even his money. It belongs to the tenant that moved in 4 years prior.

Another problem is that they only text or email, which can be interpreted in different ways.  You can not hear tone in an email or text, but you can make assumptions, and I feel that is what happened,  I am hurt that they think I didn't care, when in fact, I bend over backwards to help my tenants with issues when they arise.

If I wanted to take more of their deposit, I would have charged them the $187 of rent I had to return to the city on their behalf, which the city paid in extra, which I told them at the time, reduced the amount they owed, but if the city recognized it, they would have to pay it.  And I would have charged them to have someone sand down the kitchen cabinets of grease, But I told the owner, let's just charge for the basic cleaning and move on, which is what we did.
