    I hired tiner properties to take care of my property. I was told by the *** that I didnt need a gardener and that the tenant would be responsible. He did not mention that that the tenant would only be responsible for the grass so I felt misled. He gave us a property manager that hardly ever returned phone calls. We were told they would drive by property to ensure yard was being maintained and only one time was I alerted of a problem. I was also told that the tenant would take care of the water bill and tiner properties would make sure that happened because they would have a a bill sent to them also. The bill was a couple months behind the first time I was notified by the water company and then when the tenant moved out he hadnt paid the water bill for the second time and it was 3 months past due. Also tiner was told by the tenant prior to moving out that there was a plumbing issue and I was not alerted until after tenant moved. I was told by tiner it was discovered by the ceo after the tenant moved out. Tiner also noted in the tenant move in inspection that the yard was dead. I have dated pictures right before tenant moved in that show a green yard with some brown patches. It was certainly not dead when tenant moved out the yard was completely dead and nothing but weeds and in some areas full of dirt. The property manager took basic pictures of small areas to show dirt after tenant moved out but none of the damage dont to house such as water damage in bathroom, a drilled hole in the bedroom floor and scratched appliances that were brand new when tenant moved in. They also never noticed the singed wall from a neon sign tenant hung in family room. Tiner claimed everything was as wear and tear. When *** was confronted we were terminated being told we could do it ourselves because we made negative comments. We were trying to protect our property. They didnt close out tenancy making it hard for me to get money to tenant in a timely manner and finish work even with a new management. Was not a smooth transition

    This property management firm recklessly and negligently endangered my rental property. They let their client turn off their water to their back yard, leaving a large tree and multiple ivy plants without water. The tree and ivy roots then invaded the piping in my French drain seeking water produced by my automated sprinkler system, destroying my drainage pipes. The tree also produced a huge root ball on their client's property which is blocking my drain. Water overflowed onto my patio after the last very bad storm and I spent $640 to have the drain hydro-jetted out which removed only a small portion of the roots because they were so dense.. Now a plumber has bid $5,000 to replace my drain pipes. The plumber has put in writing the problems with the huge root ball and the drain pipes being destroyed by the invading roots and has also taken underground pictures. Tiner properties removed the tree but did not grind out the ***** so the tree can grow back. Also, even with the tree removed, the roots can stay alive for up to two years. And even the dead roots will continue to block my drain unless my patio is dug out and the roots ground out and the neighbor removes the large root ball on his side of the fence. State law requires all water runoff to be directed to the street and obviously this is not happening with the neighbor's large root ball blocking runoff. Water on my patio could seep under the foundation and damage it and the plumbing pipes in my foundation. Tiner properties response to this situation "You are just being obnoxious." Do not use this property management firm.

    As soon this neighboring property owner contacted Tiner Properties, the landlord was immediately notified of her concerns. The landlord approved an estimate to remove the tree, treat the ***** with root killer to prevent regrowth and root out the pipes for the french drain system to remove any roots.  The landlord has completed all work to stop any issue from recurring and will continue maintenance.  All work was completed in less than 30 days from the neighboring owner's initial contact. If tree roots or branches are encroaching on a neighboring side of a property, it is their right to maintain them up to the property line. Tiner Properties and the Landlord have both responded repeatedly to attempt to resolve the concerns amicably, and the work proceeded to completion in any event.
