      this property management company charged me a $1950 fine for replacing a malfunctioning fire alarm panel. I was running for a board seat at the time and the company that manages our fire alarm panel, American Alarm, secretly emailed me and told me that they offered to replace it for free, but the property management company demanded that they invoice them so they could fine me out of spite for me running for a board seat. This is not only unethical, it is fraud

      To whom it May Concern:

      Property Advantage works at the direction of the ********** and as such they are our client, not the homeowner. The complainant is upset that they were assessed a fine for damaging and then replacing a fire alarm panel without permission from the Board. The complainant further states that the ************* offered to replace it for free, but that Property Advantage demanded they invoice for it out of spite. It is our understanding that the ************* offered to replace it for free in exchange for the complainant removing their negative online review of the alarm company. The ********* directed the fine be issued.

      To Recap: Property Advantage is the agent for the *** and works at the direction of the *********. Property Advantage is not the one who fined the complainant, the board did. Further, the complainants accusations that they were fined out of spite for running for a seat on the board is unfounded and absurd.
      We respectfully request this matter be closed as resolved or unfounded

      The Property Management Company violated my right to appeal the decision to falsely fine me for damaging the fire suppression panel. I have an inspection report from the City of Carlsbad stating that the panel was working fine after the accusation. I will supply a copy of that report to you and I have sent it to the property management  multiple times. I will also provide a copy of the email where the property management company denied my due process of appeal.

       In addition to this, the property management company never communicated with me that there was an offer by the alarm company to replace the panel for free. I received an anonymous email from an employee at the alarm company telling me they offered to replace the panel for free but the Property Management Company declined. The property management company requested that the alarm company invoice the *** despite being offered a free replacement of the panel (more than half of these older panels in our complex have already been replaced because they were malfunctioning)  so they can pass that cost onto me. 

      This property management company has been viciously attempting to intimidate me by filing Cease and Desist orders and threatening me with fines forcing me to hire an attorney to reply. I find that the property management company and the *** are abusing their power simply because they dont like me They are unethical and need to be stopped. Unlike most people, I am not going to back down and continue to allow them to threaten me and cause me continued stress. I have already filed a small claims action against them at the advice of my attorney but I feel other *** looking for property management companies should be made aware of how despicable Property Advantage has behaved in this matter.

      To whom it may concern:

      Regarding the above complaint here is our response:

      Property Advantage works at the direction of the *** board, and as such they are our client,. The complainant is upset that he wasnt elected to the Board of his ********************** PRIOR to when Property Advantage started managing them. He submitted an almost identical complaint last year. According to the Board, he was not eligible to run for a position on the board and we have no authority to supersede their decision.

      This homeowner has been provided via email, everything he has requested that he is legally allowed to have but he doesnt accept it.  He wants everything printed out and doesnt want to pay for it.  Also, anytime we send him the documents he has requested, he doesnt acknowledge he even received them. Instead, he emails and calls incessantly. 
      This homeowner is incredibly rude,aggressive, and threatening to our staff so the *** Board has directed us to not respond to him any further, which is what we have done.

      To recap: Property Advantage is the agent for the *** and works at the direction of the *** Board. ************** is not our client. Property Advantage is not the one who completed the election process that this owner is upset about and thus his accusations and harassment are unwarranted.

      I pay $510/month to Property Advantage in Carlsbad. They take care of the condos in ************* #8 in *********.The water was off one day in my area in October. When it came back on, the water pressure was much lower than the water pressure used to be. I thought the *** had reduced water pressure on all our condos to save money. I was wrong on that account. When the main water went back on, it pushed lots of dirt into my water pressure regulator and also into my toilet tanks and even my taps. The plumber had to replace the water pressure regulator and the insides of my toilet tanks.The total was $877. and the homeowners association told Plumber that I would need to pay for this myself. I needed to get the work done so I agreed to pay for it, thinking I could get the *** to reimburse me since this was a problem that was caused by the main water valve coming back on and pushing dirt into my system. The plumber, ASAP, ************ told me this is what happened. The plumber has even told ***** who is in charge of the maintenance ************ that this is what happened. ***** sent me an email and told me that things inside my condo are my responsibility and I should read the CC &Rs. Would you please contact ASAP Plumbing and hear what they have to say. Property Advantage has lots of one star reviews on Yelp so I know their customer service is bad for a lot of us. Thank you!

      To whom it may concern:

      In regards to the above complaint here is our response:

      The *** did work on the community as the owner stated. When the issue of the water pressure was brought to the attention of the community manager *****, he responded quickly and sent a plumber out to investigate. The plumber communicated that the cause of the low pressure was the pressure regulator. Per the CC&Rs this item would be an owner responsibility to repair.

      Since Property Advantage works at the direction of the *** board, we have no authority to pay for a repair unless and until authorized to do so by the ***. The owner was apparently unhappy with this information conveyed by ***** and so, they were invited to attend a Board Meeting where they could address their concern and  request to have the *** pay for this repair. The owner did not show up.

      To recap: Property Advantage is the agent for the *** and works at the direction of the *** Board. Property Advantage is not the one who completed the repair nor are we responsible to pay for the repair.
      The owner would need to address their concern with the Board directly by attending a board meeting and having them review the request for reimbursement.
