    Delayed move in due to SFR delayed fix of carpet issue. Day one 2/11/24 lukewarm water I submitted ticket. Maintenance replaced faulty shower cartridge and purged water line stating only 2 boilers for 160 apts. so have to run water for long time to get hot water. Did not fix issue and alarmed at inadequate no.of boilers.Emailed assistant mgr 2/13/24, her reply was dismissive and mocking. Emailed leasing rep ** no reply. Request tel. #of property owners b/c management incompetent with previous issue. Ridiculous back and forth emails for 10 days requesting the code violation of unit not having hot water be addressed. Told to submit a maintenance ticket after having initially clearly explained already having done so. Sent a log of daily lukewarm showers, with 3 days where Id had hot water after running faucet for too many minutes, wasteful and water usage that will be billed. No urgency to address issue. Finally mgr said they would do nothing till I submit ANOTHER maintenance request. 2/23/24 maintenance came and admitted there was an issue and supposedly fixed it and there was hot water while they were there. Following day and days lukewarm as usual. **** mgr who finally believed and acknowledged there was an issue 2 wks after my original email! However, she emailed Monday morning 2/26/24 that they would schedule a plumber and lmk. By Thursday the update was that the plumber had been contacted and would come NEXT WEEK. Again, no urgency, even after they finally agreed theres a problem. No emergency plumber was called out that same day! Plus I have had no hot water since I moved in so clearly apt was not inspected properly and was NOT move in ready! Unacceptable and not being acknowledged by property management company. They're incompetent, rude, negligent and dismissive and refuse to own any responsibility. Im a paying tenant who should have consistent access to hot water. They say now that theyre working diligently to resolve this issue but I see no diligence.

    We are ******** residents of the Santa Fe Ranch Apartments in South ******** has been subjecting residents to uninhabitable apartments and unethical business practices. We have lived there since February 2023 and it has been horrible. We have had 40 maintenance work orders and it shows no sign of slowing. We petitioned at the site level AND at the corporate level and they refused to move us even as simple as a month to month lease and have been neglected and minimized by the property management. We are one of dozens of residents with similar experiences and this place needs to be reported on for what they are doing to hard working people in this high rent environment in *********. It has gotten so bad that our similar apartment is now $500 less than what we are paying because they cant fill any of their units. We had our storage ripped a hole through wothout warning. The apartments are all infected with termites, tons of mold, water damage, severe electrical issues. Major structural work directly above our office for weeks with ZERO apologies or willingness to compromise. A new neighbor just moved in and they never fixed the mold or water damage now after a month that unit family has a huge hole in their ceiling with thousands of termites and infesting furniture and apartment and they are given no accommodations as well. We have dozens of emails, photos and videos to support and can provide this information once a case managet at BBB is assigned. This place needs another class action lawsuit and needs to be reported on the news. I even contacted the company lawyer and he never called/emailed me back after weeks of follow **** There is another BBB complaint within the last 12 months with a very similar complaint that the residents were forced to try and break their lease. We are seeking as well repayment for hardship as a settlement based on how much we have had to be inconvenienced in a display of good faith.

    I just moved out a week ago from this neighborhood, I paid all my bills and lease break fee of $4,250.oo. Somebody came to do last check up one day after movers came to p/u my furniture. I was not there when they came. I told them the apartment would be clean before leaving. I had a deposit where the last utilities payment will be subtracted from. Today I received an email saying that I owe them $770.47. When I left I had a balance of 0 in my account. This and unfair charges due that they are charging for things I never used as dishwasher machine.There were some bathroom tub painting and walls/window seals humidity painting and other things that we agreed they would do it after I moved. I lived there for 3 years, paid all my rent and utilities on time even though Covid crisis time. As a healthcare hospital employee I got not good treatment when coming back from work at 1-2 am in the morning and not having water to shower after working ***** hours with Covid patients because this neighborhood every week cuts off the water. I emailed them many times giving me the solution to go at the pool shower to wash at 1 am at 40 degrees temps outside. Still until last day I lived there they cut off the water.At the beginning they have cleaning services for outdoors and stairs and floors. But the past 2 years never was cleaned spiderwebs everywhere and spiders. In December *********************************************************************************************************************************** the contract when I signed. It was 1 free carport parking free included with the rent. **************** never answered the phone, and when you leave a message with answering service they state they had never received a message. There was only one person ******* that worked the weekends that was very helpful. I moved out and broke the lease because I moved out of state for a different Hospital but I paid for all my dues and fees. I have email from them about that.

    I applied to apartments and was rejected on 12/19/22 I had to give a $500 deposit to hold apartment and have not gotten the fully refundable deposit back. ******************* is the management company and they have sent emails and emails but I have not gotten it back. The also are committing advertising fraud against the potential renters by advertising something that is not available and as per CA real estate you can not false advertise. No one seems to care or responds to anything. I have 25 emails saying they have mailed my check when 5 weeks later still no check nor email about it. I keep trying and trying and leaving messages about where my deposit is and nothing is every returned or answered.
