    Property manager ******* *******, her husband, and staff threatened and harassed me while living in Beverly Hills properties on 1/13/2025. This is in breach of contract of my lease and Los Angeles Tenent anti harassment orderinance. The attack was captured on the lobby security camera that the property manager refuses to share. I want the full return of my security deposit and prepaid rent totalling $5225 to move out immediately.

    Im filing a complaint against Beverly Hills Properties & the on-site manager (*********************************) at *************************** (********************). Beginning the summer of 2020 until present, my *********** have been constantly disturbed by the tenants who live directly below us in APT 211N. These disturbances consist of but are not limited to bangs, thumps, running & slams. We can hear & feel the bangs, thumps, running & slamming. Ive complained to our on-site manager countless times via email ************************* phone *************) as well as text message *************). Ive also complained to Beverly Hills Properties countless times via email ****************** All complaints have been ignored. Previous & current tenants beneath them on the first floor have also complained about these disturbances. Their complaints were also ignored. The current tenants beneath them have recordings of these disturbances. Recently, our on-site manager told me she wasnt going to do anything about this. I sent her a text on July 12th begging for help. As always I was ignored. I complained again, this time she told me she was tired. We are disturbed every single day. When the tenants in APT 211N are home, we are disturbed. We have rights under CA law to Quiet Enjoyment of our rental unit & the right to not be constantly disturbed. This is also in violation of our lease agreement. We pay rent to live here. It is not acceptable for all our ****************** for help with these pervasive disturbances to go unanswered. This property management company & on-site manager have never provided a resolution for this issue. They had four years to resolve this problem. This has impacted our quality of life. Weve been constantly disturbed by these tenants for almost four years straight. We deserve a resolution. Im also requesting a rent reimbursement from the date the tenants in APT 211N moved in until present, as they have made our rental unit uninhabitable.

    We at Beverly Hills Properties are very concerned with the well being and living conditions for all our tenants in our properties.  It is very unfortunate to hear of the alleged noise disruptions being reported on.  We try to accommodate and mitigate any issues involving our tenants.  In this matter, the noise complaints have been addressed with the individuals.  The manager indicates that the tenants have moved out as of August 31, 2024.  This translates to the issue being removed in its entirety. 

     We cannot control our tenants behavior but can only request they modify their living habits to make for a respectful living environment with others.  We always recommend tenants to call the police if noise levels are beyond what can sometimes occur.

    I am rejecting this response because: this issue (constant disturbances) continued for four years straight.  There was not a single attempt in the four years of these constant disturbances to resolve this pervasive issue from Beverly Hills Properties or the on-site manager.  The tenants in APT 211N did not move out of this complex.  They only moved into another unit within this complex (and Im sure they will disturb their new neighbors too). They were rewarded with a two-bedroom unit when they disturbed multiple tenants for four years straight. Its only a coincidence that they moved out of APT 211N. Why would Beverly Hills Properties and the on-site manager allow these tenants to move into another unit within this complex, knowing they caused constant disturbances for four years straight? Beverly Hills Properties and the on-site manager allowed these pervasive disturbances to continue for four years.  They allowed these tenants to disturb other tenants with no consequences or deterrent.  As a reminder, I have sent countless emails asking and begging for help only to be ignored. This made our rental unit uninhabitable for four years. We would like to be reimbursed for our rent from summer of 2020 until 8/31/24.

    I have complaining for the past 2yrs that my apt smells like mold. Apartment Mgr ignored me. I have proof there is mold. Videos pictures. Emails. I would like to get this remedies without a lawyer. But since I am not getting any assistance. No higher management no one to speak to to complain or have this fixed.

    They are supposed to fix my bathroom window for the past 4 months due to rain and leakage through the drywall but so far no response from them whatsoever.

    on March 14 2024 at 10:05 am,my electric motorbike was stolen from my apt bldgs garage. I am not entitled to collect insurance reimbursement because the was no proof if forcible entry or forcible taking ie broken lock. The surveillance video ( which the mgmt tried to charge me 120 for ) showed the thief easily entering the building lobby, the garage and back out again.All doors are meant to be locked but were taped open by the workers ,who are renovating vacant apts,because they need to go up and down for supplies . These taped doors ,the video shows ,was the reason my property could be stolen without hindrance at 10 am on a Tuesday. When i brought that up to mgmt they became irate and said the tape would not be available (not even to the police who's calls for a copy went unanswered.) They know they hire unlicensed ,uninsured,undocumented workers who's inexperience with standard building safety rules are putting the residents and their belongings at risk.As a 12 year resident of this bldg with no incident or complaints, I want full reimbursement for my loss as well as proof that the workers hired by Beverly Hills Properties are no longer putting the tenants in ***** way

    I just moved in 4 months ago. I have been working on getting on my feet after fleeing a domestic violence situation. I worked really hard to get into this apartment. I love my home. But there were several issues with an employee ***** who is no longer with the company. would give the wrong information, hang up the phone etc. the property manager has been here for years and she is nice but since she is now there by herself with some help from a manager from another building I get told the wrong info that has left me blocked on the system to pay online. I wanted to pay rest of April in April. I was denied that and told I had to pay all together with *** ($3,600). I told her I didnt have the means to do that. I knew I would never be able to catch up and they make it difficult to pay them. I did research pushed my case & eventually they accepted my full April payment May 1st. I then was never given even a chance to catch up and got a 3day to pay or quit instead of giving me the courtesy of charging me a late fee and letting me catch up. This in top of the manager telling me I wouldnt get a late fee my first year. Id rather get a late fee than this. I am now being harassed by ****** the handyman who has worked here for 23 years. Who is the one that served me the letter the same day. I have video of him calling me pendeja when I went upstairs at 6:40pm while I was on a zoom call to ask if he could be a little less loud while aggressively pounding on my floor moving furniture from a unit thats been vacated. Not only that he was using his drill at 8:40pm the week prior. I sent an email/text but always get a defense back and that hes been talked to. On top of that I never reported his sexual innuendos when he would come into my home for repairs. I feel uncomfortable and unprotected. Im unable to talk to anyone at BHproperties/Sterling directly. Everyone in the building cares more about their back than the tenant. Im a good person who shouldnt be going through this

    Company gave me a 3 day notice to pay rent but cashed my rent check before giving me the notice! The manager left on vacation and the replacement manager is clueless . The accounting office will not call me nor respond to the manager's email. If I dont receive a phone call I will take legal action for fraud and misrepresentation.

    We have been complaining about our neighbors directly above us causing a lot of ruckus.

    We are not happy with *****, the manager who is rude and does not respond to complaints. He does not want to respond proactively through text, so he resorts to calling and saying rudely "what's your problem?" and "there's nothing i can do".
    He obviously does not want to do his job.

    We rented this place out thinking that this is a peaceful area but it turns out it is not. So it's actually unfair for us to keep paying rent, and i even paid a double security deposit and we are not happy with this apartment.

    We have videos, text messages, and other things to provide, and i shall even call an government office that deals with housing. i think it's the housing department.

    Please give me info on who to talk to or contact regarding this and what remedy can be done.

    Beverly Hills Properties addresses all our tenant concerns and issues as quickly as possible. We have reached out to the resident manager and had asked if there is an ongoing "noise" issue with the residents above Mr. ******** unit. He had responded that the two units have jointly complained about each other and that we have actively tried talking to the unit above to keep the "noise" down.

    The matter cannot be agreed upon as to who is complaining on whom. We can only suggest that the two parties try to work out their differences. If there is direct evidence of ongoing unacceptable behavior, management can provide a 3 day notice to cease and desist for rules and regulations being broken in the lease agreement.
