    09/19. My wife.and I rented a home (**** water wheel dr.) from Dobbs property mgmt. We signed the lease for $1400/mo.+$1400 +$500 pet deposit $1900 total deposit. We lived there for 54 mos. With only one payment late by 2 days due to my employer switching payroll companies. When moving in, nothing was clean. 20% of light bulbs worked. Bathtubs dingy and stained black in places. Hundreds of poinds of scrap metal and debris left in the backyard by previous tenant. A delapadated shed in back filled. With wasps and nests. ******** agreed to have the shed removed and around a year later it finally was after many requests. I have 40 maintenance requests screenshots and most of them are duplicate requests. Upon moving in, We were told by ******** that the owner does not want to spend any money, which made us apprehensive about asking for much needed repair, so i took care of a good majority. After handing in our 30 day notice, my wife and i cleaned the home, top to bottom. Removing lifht fixtures and detailing them by hand. Fillung holes, sanding priming the walls for paint. Removing hvac supply registers from ceiling and scrubbing them clean.Replacing any bad bulbs with matching l.ed ones. Replacing and dating the air filter. Cleaning the feont and back yard completely. Paid a professional carpet cleaner $325 for the upgraded pet solution. Providing receipt to Dobbs as requested in their checklist. Left trash cans empty for the next tenant. The house has not looked that good in decades. Handed our keys and garage door remote to ******** with our carpet clean reciept. A week later we recieve an email with a scan of a locksmith reciept for rekeying 7 locks ($242.06) and a small list of fabricated costs including air filter $20, janitorial expense $1000. Prep for paint $100. Etc.. when i spoke to ******* about these ridiculous charges he said he could not furnish receipts or labor hours or rate of pay for his handy man he kept our $1900 and billed us $70.

    This response to the complaint from ********************* will be my only response. The issue of security deposit return is something that is handled in small claims court not the BBB.

    ***** viewed the property prior to signing lease. Master bath had stains that professionals could not remove. But the owner replaced it with a brand new tub insert during his tenancy. ***** was cleaned professionally by ******************** All burnt out lightbulbs where replaced by contractor in the rent ready before he moved in. We have photos and invoices to support this.There is nothing in our records of any scrap metal on the property. ***** did not claim it on his move in inspection.

    ***** did make several maintenance request, to which the vendors had reported making several attempts to contact both  tenants to schedule, and neither tenant would return there calls. We had to reach out many times to get the tenants to respond to the vendors. That is why there are so many repeat maintenance requests.We also received texts from ***** after hours, which were always argumentative and inappropriate. This property is in a *** community and tenants where giving a copy of the *** rules. During their tenancy we received many violations notices from the ***. We also received numerous complaints from neighbors. The shed removal had to wait due to covid no contact rule. As soon as it lifted the shed was removed

    The tenants also described in their complaint how much they cleaned the unit, and the front and back yards. Which they are supposed to do per lease and move out instructions.  However there was still repairs that had to be completed after they vacated. Damages to base boards from their pet, prepping the walls for paint, repairing doors to bedrooms, new mini blinds, new door bell.The vinyl in the kitchen and carpets were new, installed just before they moved in. The carpets smelled so bad from pet odor they had to be cleaned and deodorized again but still unable to remove the whole house stench. Contractor had to use chemical treatments to remove bad odor in house. This is why the cost to make property rent ready was so high. I provided ***** a copy of the invoice that we paid to the contractor. He doesnt break down labor and material just the total cost he charges. We had to re-key property because the keys he turned in did not work.

     I am rejecting this response because:

    It is inaccurate and completely full of false statements. First of all, his so called  invoice to his contractor is nothing more than a list of items his handyman claims to have repaired. Upon move in we had to replace almost all light bulbs in the house. The keys did work because i teied them first. The mail key nad garage door opener worked as well. His handyman did not clean ductwork as he explained to me and he did not change the air filter i had dated on the side several days before vacancy. Violations of the *** were limited to me parking my van on the street infront of my house and  i never recieved one fine for itas the entire neighborhood have comercial vehicles parked on the street. This is a diversion taxtic hes attempting to use. Mr. ********************** has been pulling the wool over your eyes. I emplore you to rwad his ****** reviews. You will see all homeowners love him and all renters are victims of his theft.  He provides NO reciepts, NO, ***** worked by his handyman, NO rate of pay.  All of that is in violation of ********** law.  Eventually he will recieve justice.

    I have documentation of before move in and after. If complainer wants to move forward I suggest he files a small claim court hearing and we can let the judge decide who is right and who is wrong.

     I am rejecting this response because:

    This professional business operator  has NOT proven anything in regards to how he had allocated our deposit. He also knows i dont have the time or money to spend taking him to court.  Most of his victims are in the same boat as their reviews are spread all over the internet. This is a business that needs to do better. Calling their on time,everytime tenants complainers is not professional of any business. Especially, while stealing their hard earned money. Eventually, all iof this ***** theft will catch up with him.  Im still waiting for the accurate assessment of the property and the work that was done including reciepts, contractor name and license, rate of oay and hours worked. As per ********** law.
