    Ascend is top notch. The rental management team is kind and easy to work with, and I got approved to the house I applied to on the same day. I highly recommend renting from Ascend!!

    This was not the "stress-free property management" or seller experience that they advertise on their website. For context, I started out as a Landlord with Ascend and then soon became a Seller with them which has reminded me of the saying "Fool me once, shame on you; fool me twice, shame on me. I signed a property management agreement with them in June 2025 and their ************* Simple Approach to Property Management" was anything but.Before I signed a contract with them, they emailed me a synopsis of their services to include "in-house maintenance available 7 days/week, quotes for ANY repairs done in 24 hours, and professional advertising." I will give them kudos for being very quick to provide the contractual paperwork but I would be too if it meant locking in a year contract where you would need to "buy out the remaining X months of your agreement which would be calculated as your monthly management fee multiplied by the remaining X months." I initially tried to cancel my property management agreement due to the following:- When the walkthrough was completed on July 14, I was told on July 18 that there were "a couple of minor items that need addressing"... and that they "will be working on getting the detailed report out......by the end of the day or early the following week". Fast forward to July 23 and I still hadn't received my maintenance proposal that they advertise as being ready in 24 hours. Keep in mind that I did the majority of the work in getting my house move-in ready. All I wanted from Ascend was a quote on a minor fence repair, HVAC routine service, minor kitchen cabinet repair, the installation of refrigerator handles, and anything else that they felt needed maintenance/repair. The proposal came in about 10 days later, after I tried to cancel my contract and all estimates were incredibly high...... Since I've run out of character space, I will continue this review on a separate submission.

Were genuinely sorry to hear that your experience did not meet expectations, and we appreciate the opportunity to respond and provide clarity. We acknowledge that there were delays in communication following the property walkthrough on July 14. While our team was working behind the scenes to coordinate vendor estimates and ensure a complete proposal, we fell short in keeping you informed throughout that process. That is not the level of service we aim to deliver, and we sincerely apologize for the frustration this caused. Regarding the property management agreement, you signed a standard 12-month contract in June 2025. While we understand that circumstances can change, you initially elected to continue with property management services. Later, rather than proceeding with a cancellation which, per the agreement, would have involved a buyout of the remaining term you chose to sell the property through Ascend. This was a mutually agreed-upon path that allowed you to avoid cancellation fees, and we supported that transition. We also understand your concerns around repair estimates. Our intent is always to provide quality service through licensed vendors, but we are always open to reviewing or revising quotes upon request. Your experience clearly did not align with the "stress-free" service we strive to provide, and for that, we are truly sorry. We take your feedback seriously and will use it to improve our internal processes. If there are any unresolved concerns youd like to discuss further, we remain open to that conversation.

    Extremely bad experience. Very poor management. Gave my house to them to rent - its been over 10 weeks now and my house is still vacant. Please be aware of the apathetic attitude and review the contract terms thoroughly before signing. They ask for cancellation and management fee for the entire year even if they fail to rent the house. I am forced to take them to court to seek justice.

    We regret that your experience did not meet your expectations. Upon evaluation of the property, our team provided a detailed market analysis and advised that the rental rate being requested was significantly above current market value. We recommended adjusting the listing to align with comparable properties in the area in order to attract qualified tenants.While we respected your decision to proceed at the higher rate, market conditions have limited the level of interest from prospective renters. As a result, the property has not generated the activity necessary to secure a tenant at the price point ************ is important to note that a one-year management agreement was signed, under which we remain committed to providing the agreed-upon services and professional guidance. Our objective is always to assist property owners in achieving successful rental outcomes.

    I have been threatened with eviction when they send a yearly rent increase to the house but we dont have mail service and all mail must be sent to our post office box. That was last year and since ***** unaware of rent increase they tacked on late payment charges. Not notifying by mail is illegal. This year the owner notified them I was moving out and they continued harassing me for rent and now have sent another rent increase letter to house and are threading eviction but I no longer live there. They are just slum landlords. I intend to pursue this legally.

    Our system automatically texts/emails tenants letting them know that they need to make payments and/or reach out to us regarding their balance. It also tells them that they are at risk of being evicted if they fail to do so. We did receive an email from the owner about not charging the tenant for March rent but we have never received any communication from the tenant as to weather they vacated or not. We also have no move out date. Without these little details, the tenant can not be moved out of the system therefore it continues to charge them. They currently have a zero balance and are not being persued for any rent or fees. The rent increase letter was sent back in February, which was before we were informed she was vacating.

    Unethical business Rented a former, detached garage which, was never issued a Certificate of Occupancy, therefore, was no situs address which, is required for 911, mail, ****** maps, etc. Ascend refused to obtain the Certificate. The property owner would incur higher property taxes. The rental unit was inhabitable. California Landlord Tenant Law gives landlords reasonable time which, was 30 days to make the rental unit habitable by obtaining the required certificate but, Ascend never took any affirmative action. They owe me all my paid rent. Ascend denied my valid reasonable accommodation which, is discrimination. ************* attempted to censor my truthful ****** review before issuing any funds. Well over 21 days has past, no itemized list of deductions and, no security deposit has been returned, although, now Im owed double. Im also owed damages among other monies. In addition, Ascend lied in their response to my truthful ****** review.

    Applied. Denied. Change their mind. Accepted me. Changed the price without my knowledge. They promised to contact owner. Never did the first time, I asked again and was told he hasnt messaged back and to wait for a call. Still nothing.

    Originally, she was declined due to not meeting the income requirements. When she was declined, she chose to move her application to another property. During this time, the owner had decided to raise the rent on the unit due to it having some upgrades. We reached out to the owner and spoke about this tenant and he decided to approve her even though she was below the income limit. We asked him to lower the rent back down to what it was when she originally applied. He declined to lower it back down since she had moved her application and he raised the price. He then agreed to lower it but only by a small portion. She was notified of this yesterday 12/5/23 at 4:39pm. At this time, 12/6/23 8:34am, we have not had a response from her.

    They will try and keep your whole deposit and then some when you move even though you left it in the same condition you moved in it with. I promise you the owner Nik is a scam artist!

    Hi ******, 


    After reviewing photos of before you moved in and after you vacated, the damage to the home was beyond normal wear and tear. You were only charged a very small portion of the painting due to the fact you resided in the home for 3 years. The broken appliance and the painting that you are disgruntled about were necessary repairs that you were responsible for. Your deposit was withheld to cover repairs that needed to be done to the home due to the condition you left it in. The home was not returned to Ascend in the same condition as you received it in. Many photos show that. I am sorry that you are unhappy with your charges. All charges are within reasonable limits.
