      I am writing to express my extreme frustration with the ongoing issue of damaged hardwood floors in my rental unit. Despite numerous service requests and visits from technicians, the problem persists. The floors are severely damaged, with holes and tears that make it difficult to walk barefoot. This has resulted in injuries, including a cut to the bottom of my foot. I kindly request that this matter be addressed promptly and professionally.

      I signed a lease with this company sight unseen for ******************* in ********* **. I trusted they had integrity on their properties which was a mistake on my part. In the last 3 months I have battled roaches, mice, and poor repair work. So many issues I could write a book I can't list it all here. They clearly take the cheapest route with any repairs or maintenance. Most recently, 3/23/24, while raining it flooded my entire dining area because of their cheap "repairs". Also that same night, I wake up at 2:00AM to find my living room is completely flooded from a hot water pipe bursting. There are bubbles of hot water under the floor. Nobody from management has reached out to try and help. I filed an emergency maintenance request and the on site guy came, looked at it and left. The entire floors need to be ripped up, dried out and even the stairs need to be pulled apart to dry or mold will start to grow. I'm still waiting to see if anyone will reach out but based on the last 3 months being here I doubt it. All they did was turn off the hot water. So now I'm sitting in an environment with mold getting ready to form, no hot water, no communication on what they are going to do and ***** puddles of water all throughout the downstairs. I have small children this is not okay. DO SOMETHING! The right thing to do would be to put my family in a hotel until the matter is PROPERLY addressed, discount my rent for the time it takes to fix this or place me in another unit. OR give me my deposit back and let me out of the lease. They have wronged me from the first day I stepped into this house and the problems just keep getting worse. I don't know what to do. I have pictures and videos of it all.

      I believe this company is committing fraud against me, I turned in my apartment and performed a walk through with the apartment manager (***********************************). showing her all was in excellent condition, nothing was damaged all was in perfect order. (I have pictures to show nothing was damaged when i turned in my apartment). Now I am being charged ****** for floor damages. I do not understand what floor damages they are claiming if I did a walk through with the Apartment manager and she acknowledge all was in excellent condition when I turn my apartment in. I am requesting your assistance in getting my money back, as I believe this is a fraudulent claim against me, and they might possibly be doing this to other renters. I have personally talked to the Apartment manager *********************************** with no resolution to my issue, ******** mention that the assistant regional Supervisor *******, ****************************** would reach out to me, but it has been to weeks to this day and no one as contacted me.       Hi good morning I have send a complaint to Better Business Bureau last year 2023. This is awfully ridiculous about rentals going over in around the world in owners in management these days that are charging tenants for assess rent and late fees in refusal of Repairs BorbaProperty Has been the worst management of 60% of 30+ years of my rental I have never seen nothing like this.. Reason why I report this is because tenants have left the location Im in several ****s with my understanding information from the previous tenants that were kicked out.. When I recited here and moved I thought it was gonna be a cozy location people said all you stay in ***** Knolls the last management fleet when code enforcement got involved the property was sold in 2020.. Up became Borba property management I gave them grace **** To fix repairs in 2021 they failed so and I had to call the ****************** code enforcement by the end of 2021.. They would not clean professional the rain drainers are still messed up and jammed all over again.. If spectrum communications came out in 2020 and seen that my rain drainers were hanging from the hinges he wrapped it up with cable cord.. Its been some mysteriously wrong with this property management complaint went to code enforcement several ****s I have had my bedroom window put it this way they knocked out a wall to give me a fishing reel window all my windows were half a Illegal.. They had to install adapters in new breakers in June 2023.. What is the inspector said he did a research on this place in 2020 and he said it was very strange that they tried to convert it back to a garage back to like a cottage apartment home back to a garage.. Now I see what I lived through one bedroom its 35 feet walking from the bathroom isnt it too far in the zone. The bathroom is behind the kitchen as well is the wall furnace wall heater which is not bringing heat to this unit at all no wonder why we kept turning on the oven for three years and turning on tower heater which is not working.. Come to find out theres no insulation in the walls when they had to install a window theres no insulation in the walls The ******* extremely cold and they get moist and **** in Linden #5.. One of the supervisors of code enforcement several people said they have to pay you to move is inappropriate live in theres a disabled person in this home with heart condition in pacemaker we have went to the doctor several ****s in 2023. **** because our bodies are extremely cold the cold is hitting our bodies they have not did the spring end for bugs they have not read it the rain drainers they have not put a fish in heat in here the drawers are deteriorating this is bad Borba property management

      I have been requesting for 3 month to have my ceiling fixed. Every time they have marked it as complete and it has yet to be done. They have made zero attempts to fix it, it is currently leaking while I type this. I cant even utilize my bedroom and majority of my items have been damaged from the leak not being fixed.

      We have made several attempts to repair the roof. A vendor went out last Friday and patch repairs were performed, so you should have no issues. He is scheduled to go out again once we have a few days of dry weather to confirm it is no longer leaking. We have asked you to notify us immediately if you see water coming through as we are still working on this matter.

      Hello, I rented from this apartment complex in 2020 I moved out in November 2021, I have not been in that apartment and we did an addendum from the lease because my sister and parents was going to stay with it, i was told by ******************************* that I was free from the lease and she did not need anything from us anymore and that my sister and mother would stay with the lease. Now a year later I got a call from a debt collector stating that we owe about **** dollars for back rent and floor clean due to my sister moving out. Yet I was not part of this lease since a year ago why am I barely finding out a year later that I'm still not off the lease even though I received a confirmation email stating I had moved out I have confirmation from the manager and recorded that the manager had done everything they had told her to do, that I needed nothing else to do and was good to go. I feel what they are doing is illegal and should not be allowed to do this to no one else, I am writing to the BBB so they can let this company know what they are doing is not ethical when we have confirmation we were removed and now my credit report is trying to be ruined by them.

      In addition to the departing tenant and incoming tenant, an addendum must be signed by All legal occupants of the Rental Unit. Not all Lease Occupants signed this form that is the reason why you were not removed from the lease.

      I do not accept the response because the manger herself said that we did not need anything and when speaking to her recently even said that we should not be in collections because of this. She made it clear to us that we should not be on it and it is recorded that she said it but her upper management would not let us go due to their greed of money they had a whole year to let us know not all ppl signed and couldn't give us a notice but did sent an email that I had moved out. Please attempt to punish for negligence and not correctly doing their paper work

      The property management company has been very unprofessional and unhelpful about my apartment I live in at ************************************************************ I had submitted my 30 day notice on November 4 so my last day is December 4. It is November 29, and I had an appointment with the property supervisor, which they said is the only one that can come and inspect. I know by law I have a right to an inspection so that I can repair anything they need fixed before I move out. We scheduled an appointment 28 November from 8am-10am, which we both confirmed on. I followed up that Monday and I was waiting, around 940 I got worried and called. The lady on the phone said that she had called off sick earlier this morning. No one had ever give me a call and let me know which was really inconsiderate. I had called off work. The person then sends me an email at 3:25 saying I just clocked in right now are you available. Mind you they have 24 hours to give me a notice after they cancel it has been not even six hours when she sent that email, I replied in the same hour and she did not show up. Kept wasting time emailing me and not calling me when I had called her. Emailed her and left her multiple voicemails. I had called off work so I was home she never came. Now it is less than a week from my move out and I can no longer miss work. I am requesting my full refund because of the unprofessionalism and inconsistent communication from this management group. Due to me missing work and them not following through I am demanding my entire deposit. I have taken photos and videos of the place nothing was ever done here. I understand that they can not charge me for wear and tear and things like fixing, painting, and cleaning the apartment. I have never had this much trouble with a company and I sure hope it's not like this for the next person. I would just like my deposit and to move on peacefully

      I applied to an unit with this company maybe a little over two weeks now. I was asked for standard documentation to verify my employment, rental history and finances. I provided bank statements and pay stubs along with additional W-2's and filed income tax forms. I provided the number to the office for the company I work for including the personal number of the owner which is on google and the website. But they kept saying they couldn't verify my employer even after my employer reached out to them on my behalf. After providing this information I was told my application seemed "sketchy" and the information didn't "add up". Regardless of the unprofessionalism, rudeness and lies I needed to be in an apartment in this specific area so I still proceeded with communication with the company. I worked with a young lady named ******* who sent me an email for a deposit slip and a lease to be signed on the 21st. I recognized both then signed and paid the $1000 deposit same day within minutes. When I call the next day, I was told I couldn't pay 1st months rent or move in until Monday because ******* had left already. Here comes Monday and I'm being accused of being an active tenant that owes past rent. When it was sorted out that I was not the young lady with my same name and birth date I was told if I will not let them get on a three way call with my bank to either listen to my transactions or speak with a rep they'll be cancelling my signed lease. They've asked for my parents personal lease and they're owners personal info. I do not have a month to month lease that can be cancelled at the will of the property management I have an annual lease from 2022-2023 of October. So with that being said my desired settlement would be to honor the contract we both entered into the 21st of October and expedite my move in. I have not filed anything with small courts of yet only legal consultation and I was reassured the information regarding tenant/landlord laws in this case stands.

      Company claimed to be an apartment; required rental application with various personal, employment, financial history; stated could cancel without penalty; required cashiers check; charges monthly rent with utilities included. Initially stated no one after hours and individual has to pay if key card malfunctions and individual is locked out. After move-in stated is a HOTEL with a daily (not nightly rate). I am not able to understand their purported accounting and my 'balance.' It doesn't add up to either method. Additionally, they are miscalculating days of rental. Company uses four or five different business names. Unable to find some names registered with state / county. Refused to provide refund when asked. Has not provided copy of document requested. Has not responded to concerns / questions. Company forced me me out within the next day despite having paid through over a week longer with virtually no notice, nowhere to go, etc. Company was provided with my bank routing and account numbers to return unused funds overpaid as well as deposits. The company has not returned said funds (it's been over 45 days). This company should not be contacting me directly since all they do is lie.

      ************* stated in her complaint that we claim to be an apartment. We are not an apartment, ************offers extended stay. We do screen our guests for credit and background due to the extended stay. We do allow our guests to cancel without penalty as we did with *************. We require cashiers check or money order for the deposit because we only accept verified funds for the deposit and we do not accept cash. ****** stated that we do not offer after hours assistance, our office is closed from 6PM-8AM but we have an after hours answering service and a standing security guard from 5PM-8AM. I attempted to explain ******'s account showed a credit, not a balance due. After many attempts I could not help ****** understand that she did not owe ************ I am unsure about ******'s claim about using different business names, she may be confusing sister properties managed by Vista International. ****** demanded a refund same day, I explained that we could not process a refund from our office at ************but we could have a refund mailed to her from our ******* office once she vacated. I provided ****** with every document she signed or that was relating to her stay with us. ****** claimed that we were withholding a document from her but she could not say what the document was about, what it looked like or what it was concerning. After ****** vacated the room she demanded that we have the ******* office mail her refund to our *************** office so she can pick it up. Despite numerous attempts ****** has not picked up her deposit. We request a written letter or email from ****** with a valid mailing address so we can refund her credit and deposit. Otherwise she is welcome to pick up her check as previously agreed, we only ask that she picks up her check promptly.
