I am really disappointed with the service I have received from HSL. I will never again rent an apartment with them. I am currently living in Estancia apartments in ******. HSL manages the property. The rental experience has been horrible.The latest issue we have had with HSL and Estancia is getting our new rental/lease prices for the upcoming months. We signed a 2-month lease after we moved into our new unit with Estancia. We just received a notice yesterday that our rent would be going up from just over $1100 a month to $1647 for our 1 bedroom apartment if we choose to do a month to month lease. We are fine with the rent going up because we plan to move out soon. However, we were frustrated that they did not give us notice about rent increasing sooner. Arizona law states that a landlord should provide a 30-day notice if rent will be increased. HSL is definitely breaking the law by not giving this notice to us sooner. The letter they provided us even said these rates were supposed to be given to us on March 8th. Why were we not given these rates on that date? I attempted emailing and calling HSL's corporate office, and they have yet to return my calls or emails. I guess they are no better at communicating than their staff at *******************.Review from Nicole C

Every property management has laws they have to abide by, when those laws are violated HSL does nothing about it. In section 53 under the lease agreement, this is a direct violation of CRIME FREE HOUSING: the Lessee(s) any members of the Lesee's household, a guest, or any other person affiliated with the resident, or at the near premises, "Threatening or intimidating as prohibited in A.R.S. 13-1202" I was threatened by a resident, I reported the direct threat I received to property management shortly after it occurred, instead of eviction the residents in question were moved from apt **** to apt ****. They should have been evicted for violation of the lease agreement. Tenants deserve to live in peace, not in fear.HSL Properties, Inc Response

Any potential lease violation is investigated and handled in accordance to company policy and ******* Statutes. For any interaction between residents that could be a violation, our office requests verifiable backup or corroboration from outside, non-biased third parties, such as courtesy patrol or law enforcement. Without backup or documentation, eviction proceedings would not be initiated, as courts would not rule in favor based on a personal statement from a resident involved in the event. In this instance, there was no additional backup or documentation to support the report of lease violation to proceed.Review from Krista O

I lived at this *************** for almost three years. The first time we renewed our lease ****** forgot to sign and file it for 3 months. Our original lease ended at the end of April 2022. ****** didn't file it until July and we were forced to resign which extended our lease end date until July ****. When I gave notice that we were severing our lease early ****** tried to charge me two months notice instead of prorating the amount which is what is the legal way of doing it. I had to explain to her that the insufficient notice fee must be prorated for the amount of days I did provide notice. She then told me I would need to keep the electricity on until the middle of January and that I would be getting billed for utilities until the middle of January as well. I had to inform her that that would be illegal and she fought me on it despite the assistant community director saying that I was correct. ****** will talk down to you even though she is the one who doesn't input leases in a timely manner and knows nothing about the leasing process or the landlord tenant act. We left this property and severed our lease early paying $4,000 to do so just to escape her and the rude and incompetent maintenance team. I have lived at 3 complexes in ****** and this is by far the WORST complex. I had to fill out five work orders to get the maintenance team to replace my moldy disgusting dishwasher. I was told it was my job to take apart the dishwasher and clean the filter myself even though the lease stipulates that you are not allowed to make repairs yourself. This complex staff is completely rude and incompetent. The leasing agents as well the the community director need a crash course in their own leases, as they violate the terms on a regular basis. If you are looking for a complex, look elsewhere. Your wallet and peace of mind will thank you. If I could put zero I would. Never follows through with work orders. Have had a infestation of carpet beetles for over a year now. Continues to state that they will put a work order in. Carpet is destroyed. Along with my patio door not being able to be locked. Claimed they no longer have parts for this outdated antique door and it will have to be replaced. Then we have the bathroom door that is a slider from the ****s that still cannot be used because it's out dated and needs to be replaced. So much for being concerned about as a resident as they say. Needless to say the main pool is not suitable to swim in all year round as it it states. Not heated. And the hot tub is broke again. What's new.HSL Properties, Inc Response

I live at the Arboretum in ******. The mailboxes have been out of service for around 6 months. This means I must visit the office to retrieve my mail, today when I went (expecting an important piece of mail) I was told to come back tomorrow since it wasn't sorted yet. First off, a 3rd party handling my mail is ILLEGAL. I have had several packages and letters missing over this time period, and so have many of my neighbors. I have spoken with my area's postmaster twice and he says it's HSL refusing to deal with the issue. Second, this is a huge inconvenience I didn't sign up for, nor was I communicated with about it. I have asked the management about the issue and have been given the same answer every time-"waiting for a bid". This is UNACCEPTABLE. I have contacted HSL directly and no one will ever return my call. I think the part that get's me the most is there has been ZERO communication regarding this issue the entire time. I hope by leaving this message others will know just how terrible the management is here. It is a shame because overall it is a lovely place to live.HSL Properties, Inc Response

HSL is the absolute worst. Never again will I rent from this company. Staff are rude, un Profesional and ignorant. They complain about everything. And they are bias. They made me get rid of my outside storage locker, I was gonna throw it away but my which i had in our back yard. Wife gave it to a neighbor across the way, and they put it out I. Their front porch. And do you think they got harassed like they did me, nope. Same with the plants out side. Made us reduse the number to a minimum. But again there are lots of other units who are way worse and do they get harassed the same way, again, nope. Also they had pest control come out 2 months ago, guy didn't treat the unit, instead after we had prepared our residents to be treated, never followed up. Had to like out of boxes and minimal stuff for 2 months. And then, all of a sudden, they sent another letter, stating same nonsense. Once we start getting our apartment back into decent living situation, and after we had complied to previous complaints, they continue to harass me and my family. Continually thretening us eith fees or eviction, but for some reason they dont put any of that energy into the real eyesores or other residents. Unfair. Place is a slum. This is the worst company I have ever dealt with. Literal crooks. They do not answer any phone calls and the people you can get a hold or are the most incompetent workers Ive ever dealt with in my life. I keep being sent in a circle of people that dont know anything and refuse to help with an issues. Their property ************************* has the worst staff that will ignore two weeks worth of emails and phone calls and lie. They have had complains of an EXTREMELY loud black mustang that turns on at 4:45 am every day and they refuse to do anything about it. The staff is a group of young unprofessional people that lie and because of them I had to cancel our move to a new apartment in the same complex and lost out on $475 because they kept changing dates and lying to me and couldn't be bothered to help me. ********** came into Sycamore Creek to look for a 1 bedroom apartment for my mom. My mother is diagnosed stage 4 cancer & was informed she has 2 years left. She explained finances will come from selling her house due to illness. They offered to work with her. We filled out the application on the 23rd. On the 26th mother came with her sister to show the house is sold & money will be available the 28th or 29th.On the 26th they changed their mind informed her she cant move in the 27th & requesting ****+ upfront. My mother expressed she no longer want to live at sycamore creek because they mislead her into thinking they will work with her current circumstances. My mother needed to move out on the 28th & now she has 2 days to search for an apartment. Sycamore Creek has a 72 hour refund policy for administrative fees. They did not offer my mother her refund for the administrative fee $150 and let her leave without crediting it back.Same day 6/26 I had called them in the evening to understand what happened and how we can solve it. After done talking to the front office I contacted my ************ stated she is uncomfortable to live there. Mother contacted them on 6/26 confirming again she doesnt want to live there & requested her refund since it is within the 72hr period. Front staff said she can refund the administrative fee $150 but not application fee. Mother accepted & staff stated will speak to her manager & follow up. No follow up. The following day 6/27 they refused to refund & said its past due. They blamed me for keeping the application active. They threatened that they can listen to our calls perviously as if we were lying which was offensive. They also aggravated my mother and kept hanging up on her. We emailed them and kept denying our facts & when we requested for the calls to be listened too they did not respond. Emails are very unprofessional & my mother got taken complete advantage off with her terminal illness. Contacted HSL no resolution as well.HSL Properties, Inc Response

unbelievable! There is a 70 year old man without air conditioning now for two days! was told that maintenance passing out on the roofs........no resolution.. GIVE THE MAN A PORTABLE AIR CONDITIONER!!!!!!!!!!!!!!!!!!!!!!!!! SHAME ON YOU Air conditioning is a priority..... if you do not have the resources then you should go out and pay for an outside service.. what is wrong with you people?????i have to wait 3 weeks plus for any maintenance in my apartment.........HSL Properties, Inc Response
