My wife and I recently bought a house directly from Offerpad in February. Their contractors renovated nearly the entire house. Overall, their work was very shoddy and most of it had to be corrected. There were two issues that weren't disclosed as part of the purchase and were clearly covered up by the contractors. Issue number one, there painted over severe wood rot on the railing and support posts of the front porch. Issue number two, they laid new flooring over hardwood where there was clearly water damage coming from the exterior door to the deck. If they would have taken time to investigate the water damage to the floor, they would have realized that the entire subfloor underneath was rotted away from water leaking in through the door. As a result, I how have to rip up the new floors they laid down, rip up the old floors they covered up, repair the subfloor, replace the door and a section of the exterior siding, and lay completely new floors throughout the entire kitchen. All of this work will cost around $8,000. It is illegal to intentionally cover up known damage and not disclose it to the buyer. It is mind blowing that such a large company would result to shoddy tactics and poor workmanship.Business Response

My primary contact with this company lied, made false and or inaccurate statements. Attempted to get me to commit to accepting a final offer but gave incomplete information about the inspection report and number of items that needed to be corrected. I also have serious doubts about the accuracy of the inspection report but I would have to hire my own licensed inspector to verify the possible inaccuracies in their inspectors report.Business Response

We delivered the inspection report to **************** on May 11, 2023 along with options related to the repair costs that would be required for Offerpad to proceed with the purchase of his home. I strongly believe that this business regularly engages in unethical practices and should be investigated. Offerpad was the selling agent for the sale of my old home on 2/17/23 and the broker agent on the purchase of my new home on February 24th, 2023. Offerpad did not provide the moving services, nor the cleaning services advertised. They agreed to pay me a credit towards the purchase of the new home. I have emailed and text Offerpad agent *********************** and emailed broker ***************** to follow up on the addendum signed committing to pay this credit and I have been ignored. In March of 2022, I began working with Offerpad to have them purchase my home (214 ***************, ********, ** *****), so that I could move to ***** and needed to do so as quickly as possible for work. During this process, multiple delays occurred, as Offerpad initially backed out of the purchase of my home, claiming they did not have any 3rd party companies in the area to be able to fix my home as needed. I was later advised this was not the case, but that it was more due to the fact that the costs to repair would be higher than the company would like. Whether that is true or not at this point is the lesser of concerns.However, during this process, I was promised to receive a vacation voucher for 2 to luxury resorts in ******. Since Offerpad would not purchase the home from my directly, they had me start the process of working with an Offerpad real estate agent. I inquired about and was again promised that I would still receive the voucher upon sale of the home with the agent on the housing market. Many issues sprung up during this process, including poor recommendations, failure to appropriately update appointments, failure to provide adequate notice prior to potential buyers, workers, and agents showing up. Everything involved led to the loss of jobs. Once the deadline was reached to receive the voucher, nothing showed up. I reached out to my agent and emailed Offerpad directly with no responses. I eventually called Offerpad directly, and they claimed that my home's purchase was not "marked" to receive the promotion and had already been reviewed. There was never any mention to requiring to be updated as such and even if it were, that is not my responsibility. At this point, I am simply requesting to receive what was promised to me or to receive the claimed value of the voucher after the entire ordeal of selling my home with Offerpad ($1,800). The home sold on June 13, 2022; the voucher conversation began March 18, 2022. Thank you for your time and assistance.Business Response

I have had a horrible experience with this company. I was forced to deal with the company as the were a partner with ******* Homes and have completely ruined everything. The have treated me poorly, unfairly, and with unethical problems that they created. The worst experience of my life. I cant believe that this company is getting away with treating people poorly and not doing their job. I have multiple emails and phone calls and problems proving that this business failed their job. Hello, thank you for reaching out and allowing us to assist with a resolution. Our Sr ******** ******************************* has reached to the seller and attempted to get in contact with the seller's agent, but unfortunately have not been able to connect.
Below are the details regarding the contract on this transaction. All of what has taken place followed exactly what both parties agreed to in the initial contract:
- The original contract signed 8/2021
- Original *** Date set for 5/2022 (9 months from contract signed which Offerpad offers for folks building a new home)
- After not hearing from seller (despite multiple attempts by Offerpad to contact the seller) for approx 6 months we were able to make contact with seller
-Seller indicated that new build was behind and still not completed
-Seller than contacted Offerpad and let the buyer know that the new build wouldn't be ready until Jan/Feb
-Buyer elected to enforce already extended *** of December or allow seller to cancel
-Seller declined and threatened legal action
-Buyer than elected to cancel on the grounds of past original 9 month agreement, already extended ***, and no actual *** in sight.
This was an unfortunate situation for both parties, but at the end of the day Offerpad made every accommodation possible, even making an exception on the 9 month ***. There is nothing more that the buyer could have done.

Good evening. I want to write this email in reference to the extremely poor treatment by your business. I am building a new construction and used Offerpad services and singed a contract based on a partnership with Maronda homes. I was told that I could line up the dates for my closing with Offerpad to ****** the days of the new build closie. I was told in written it wouldnt be a broken and would easy change to make this easy. (I have this in emails). This closing date got pushed back by ******* Homes and then Offerpad turned nasty. First that took back the singed guarantee. Then the first employee was unprofessional to me and insulting. I the. Spoke to a supervisor who was also the same and she refused to give me her supervisor name or phone number. She then sent me to some form of resolution center and that lady was absolutely insulting and in ethical. No one wanted to help. She called me back later at night and yelled at me. I am a first responder cancer survivor and a Veteran. My fianc is three months pregnant. I have a large family and younger kids. Why was I treated this poorly? Why was I wronged. I lost thousands of dollars and will never recoup it. I cant afford to move into the new home now because now I cant even get a fair deal on my home. It is absolutely wrong what you have done to my family. And your company was wrong for doing this! I deserve an apology!Business Response

I purchased a home from Offerpad on 01/19/23; moved in on 02/04/23. Since, multiple issues indicative of malfeasance and gross moral turpitude have surfaced. The buying experience was horrendous, including many agreed upon items not being repaired as initially agreed (dis**vered during a se**nd trip by my inspector), but I proceeded with the purchase. All home updates are **mpletely aesthetic and non-functional, with most being dangerous. Upon move in, Ive experienced the following:1)Offerpad installed a tub/shower **mbination with no functioning drainage. As a result, water drains directly into the house, down into the lower bath and spews out of the light fixture that is not secure. A fire, mold, structural, and water damage hazard; advised this by a licensed plumber. 2)Offerpad installed a water heater (purchased 2022) without a permit or follow up inspection as required by GA law; the unit has tape on the upper half, old **pper **ils from an old unit on the lower, improper flex rods on the top, and other issues; I was advised this by a licensed plumber.3)Offerpad installed a stove without the proper electrical hookup (an outlet). A ~7ft extension **rd was run from one end of a cabinet to the other - with most of the **rd in a pile; a fire hazard. 4)Offerpad installed a garage door unit improperly. A hole was drilled in the ceiling and an extension **rd internally run across to an outlet inside the property; advised by a licensed electrician.5)Offerpad installed a built in oven that does not function (other than LED screen) or heat. The unit would have to be removed from the wall for a diagnostic to assess the issue or determine whether functional; advised by a licensed appliance repair ** and electrician.There are more issues that I cannot elaborate on due to BBB character limitations. On July 5, 2022, Operations Manager ********************************* contacted my company to request an emergency trash-out cleanup. The next day, July 6, 2022, my employees completed the emergency trash out from the work order as requested. The invoice for this work order has not been paid. I have submitted the invoice several times. I have contacted ****** over twenty times and his managers as ******** email, text, and phone calls. ****** has responded stating he will pay with his credit card. He also stated he will send a check. The total amount owed to my company from the invoice is $750.00. It is now January 8, 2023, and no one is responding to my emails or messages. My company provided services for something we did not get paid for. The lack of professionalism I have experienced at Offer pad is unreasonable. I have attached before & after pictures and the invoice for the work order that was completed.I will be filing a case with the small claims court within the next 5 business days.Business Response
