      Just as ****************** Review, I feel the same way, Nothing gets done I made multiple complaints I have emailed ****, ****, ******* send picture, video and police report of my neighbor breaking glass in the parking lot, harassing me, dog without leash, multiple cars in the parking lot that dont belong there nowhere to park for us tenants, neighbors downstairs having 5 dogs never taking them out smell coming up to my apartment. If need I can take this to court I have all this save proof all my emails picture and videos!

      If I could give valley income a negative star, I would.Were current residents at one of their properties, and as long as you pay rent, everything is okay.But if you have any other issues, good luck trying to get them resolved.Weve had issues with the other residents from the time weve moved in.But started to complain since May.Other residents have loud parties/gatherings/get togethers outside.They play their music loudly.They drink alcohol in common areas.They obstruct the walk ways.Theyve hung out in the car port areas making a lot of ruckus while working on their cars/other peoples cars.Their guests have obstructed the walk ways and in front of our door. For the past couple of months, theyve started to purposely doing things to harass/disturb the peace such as purposely sounding off car alarms, cursing at us while walking past our door, yelling across the courtyard, whistling extremely loudly as they walk past our door, staring.They advertised the property as a small quiet property but its far from quiet.Which all of this is supposed to be permitted, and is stated in the lease agreement.Weve reached out to the property manager, regional manager, and the president of the company. Weve been ignored, and hung up.With no resolution besides being told to tolerate, and we can turn in our 60 day notice.But we have expressed that we dont feel comfortable at that property and simply just released from our lease agreement.

      From your statement I can understand how frustrating this would be. However, the manager has talked with other residents and we have not found anyone that collaborates with your story. As previously requested, please provide us the police report you have, pictures, video or any other means of helping us help you. We do not have any grounds to take legal action at this point.

      Valley income property is basically a Slum lord area. Even the manager that's work there are very rude.

      They have several properties under this management company and I thought I was interested in renting until I cant get 1 phone call returned or even a quick text!!! Even supervisors and managers wont call back. I am surprised they can do business if they dont answer potential renters inquiries!!!!! If you cant get assistance now how will it be if you have issues and since reading other reviews the answer is they care less about the tenants as they do about potential renters!!! ??

      This company is horrible. You are better off homeless. The never repair anything. They'll lie and say they did or that someone came but no on was there. The even let the water get turned off because they forgot to pay the **** and when asked what was going on they told us to call the water company. The roof leaks when it rains, but they refused to fix it. The staff is rude and your point of contact charges all the time. Just stay away.

      VIP is a literal slumlord! A work order was placed for a clogged toilet, and more than 24 hours later, ****** contacted us. The toilet clogged began backing up into our bathtub and onto our floors! She then sent a plumber who arrived with no tools! He left without fixing anything and came back the next day HOURS late! He took the toilet up and turned on the septic pump which caused the septic tank for all six units to pump our into our unit, damaging over $5k of our items. ****** had to think about hiring a real plumber as she said hiring a real plumber was too expensive.****** told us (2 adults, 3 young kids) that it was all JUST AN INCONVENIENCE. We could not afford to go anywhere else so my family of 5 plus pets had to live in this biohazard for days while ****** and VIP viewed this as an inconvenience and took their time to do anything. We had to defecate in bags for 3 and a half days while walking around the human waste all over our unit!They have refused to compensate for our damages and losses caused by their NEGLIGENCE.Now, biohazard damaged furniture sits outside of the premises, without caution tape, waiting to be hauled away. These biohazard items have been sitting without blockage to prevent people from coming in close contact with the hazardous materials for over a week.

      I am a current tenant and have undergone slow to no response for maintenance work orders. Today I am still waiting on a security concern with a storage door that remains unlocked. On this property there have been multiple occasions where homeless people have accessed the storage units and have been found living in and out of the storage unit and Valley Income Properties close the tickets as completed or don't respond at all. i find the management company to be unprofessional and lack follow up. When I have sent threats of filing complaints against their license and the ******************** they respond immediately and take action. Most voicemails and emails are unreturned and the company lacks transparency, effective communication, and remains non responsive to work orders and complaints for how the property is managed. I would not recommend this business to manage your property not will I recommend a tenant referral.

      *** **** ***** is a filthy, infested property. Theres soiled mattresses, couches and used toilets scattered across property. Building has bedbug infestation since at least 2019 and company refuses to clear up. This has caused it to spread to my unit. Lease states landlord responsible but the new manager says not unless I pay for it. One month later issues still being ignored.

      Ive been in apartment about 6 months and have enjoyed the new place. Complex is quiet. I had a major water leak in the guest bathroom ceiling and when I called property ********************* he got on right on it and repair and dry wall was completed. I do wish parking was more enforced. Ive had a few instances where Ive come home and my assigned spot was taken. Rent is reasonable fir this neighborhood and I would refer someone to this complex if they were looking.

      Terrible Management. They do not care about the Safety of their properties or cleanliness about their properties or customer concerns. The Management staff is under qualified to serve people or comprehend self explanatory duties of the property management company. DO NOT RENT here and save yourself the trouble of dealing with incompetence. Also the below reviews appear fake. Companies do this to increase their ratings from so many bad reviews. If you go through the reviews you can see how this company treats it's tenants.
