He removed 2 structural support beams during his renovation, and did not disclose this on The Residential Seller's Property Disclosure Statement (SPDS). A part of our letter to *****:March 15, 2022 ****************************** ******************************************************** Hi Phil,We purchased the property from you on 4/31/2019. Since then, structural damage has increased in our house to the point where we called a general contractor to evaluate and fix the issues. Based upon his evaluation and pictures of the kitchen, dining room, and ** room prior to and after your renovations, it has been determined that your work structurally weakened the beam and trusses in those areas. When you widened the walk through areas in the ** room by reducing the width of the center wall area down to 30", you removed the two header support beams in the ** room. The result was that the remaining structure was inadequate to support the roof load. As repairs proceeded, we could see the details of all of your changes and we have numerous photos to show this. Your changes resulted in cracks in multiple areas, and the sag in the modified beam resulted in at least a 2 inch sag of the ceiling. A potential collapse in the beam/truss areas was corrected by the general contractor and his crew, and the original 13" beam you removed was restored and strengthened to a 13" glulam laminated beam in the two areas where you weakened the structure.Considering that you did not disclose these structural modifications to the two header beams, we expect you to pay for the repairs incurred to restore the weakened beams and the damage to the kitchen, dining room, and ** room.
