    I resided in a complex managed by this company for six years. The price was decent but it is not worth the hassle and headache the management company gives. It took them over a month to email a move out statement, AFTER I asked for it. One was never mailed as they had advised me multiple times. They also tried to advise that I never provided a notification of moving when in fact they said they would submit it. Just stay away from them if you can.

    Terribly kept apartment complexes with insane rates. 1500 for a one bedroom with broken a/c, constant leaks, pest problems, constant drunk guys in the complex, music blasting at 2 in the morning, a disgusting green pool, the brick wall that separates the complexes has been ran into and left broken, mailboxes are constantly broken, the pictures on the website are fake. It looks nothing like that and there are 0 amenities besides in unit *************** and they destroy clothes. You are better off finding literally anywhere else to live, anywhere with good management.This place doesnt even have emergency maintenance for the weekend. Your ac goes out or apartment floods because they landlord special everything? Good luck! You might even be dead by Monday if you're lucky!

    If they would let me pick ZERO stars...My daughter rented an apartment in ************. Essentially she worked long hours and wasn't home a lot - had an attempted burglary to her 1st floor apartment. As a 19 y/o female, she felt uncomfortable as she lived alone and asked if they would allow her to switch units. They did, though she had to pay a fee. She moved to a top floor in the 2nd apartment. The downstairs tenant immediately started harassing her. She notified management and they said they'd speak to the guy. Suffice it to say, she provided video and multiple instances where he was cussing at her as she walked by, banging on the ceiling and patio metal work when she was home. She went back and forth via email and personal visits to the office to remedy the situation until she had to contact the police because the management wouldn't sort it. She filed a police ***ort and told management she wanted to move due to safety issues, which is a clause in the lease. Even the officer said the guy was hostile and told her she should move. Legacy Pines *** never answered her or said what steps to take. She inquired multiple times. Suffice it to say, here we are two years later and she has a $4000 bill that showed up to collections courtesy of Legacy Pines and CAM Management. We provided all the documentation to CAM Management along with videos and police ***ort. Nice folks said she still owed it because she didn't file a restraining order. How is she supposed to, at 19 years old, not knowing anything about the guy, file a restraining order and follow due process. Meanwhile, she has to pass his patio to get into her home and listen to him cuss at her and threaten her. They do not care about their tenants. You'd think given that CAM Management has a woman at the helm, she'd be sympathetic. But hey, they prove that sympathy is found in the between s*** and syphilis in the dictionary.     I had my final inspection on February 21st and handed over my keys. To this date I have still yet to get an invoice for move out as well as my deposit. I was able to access their website one last time and I noticed that they are charging me for damages to the property. There are no damages to this property when I moved I insured any holes in the walls were spackled and covered and I also had maintenance their maintenance come in and ensure everything was taking care of and acceptable. I also hired their cleaning company to clean my apartment. It is in our lease that after 2 years they will paint the apartment and we won't be charged if we live there 2 years. I live there two full years. I have sent three emails and have left three voice messages for ****** and ***** and neither will return a phone call and or an email. Not only are they keeping my deposit and they're also charging me a small additional fee but without a statement I'm not paying anything in their email to me initially they would have a statement sent within 14 days. I've been gone 5 weeks and still do not have a statement.

    I have emailed 4 times and left 3 voicemail with no communication from they representatives of CAM.. I also have video and pictures of the property and the damages you claim. Wonderful news is that I also have registered to the **************************** every single piece of mail through their registered mail system that comes to my property and you have not sent anything to me and I have proof. You are liars scam artist and frauds. Send a registered letter to my name at my address. Funny because the neighbor ******** ***** had the same issue and the only reason she was given any information is because ***** accidentally answered the phone after her multiple and multiple attempts to contact you guys.     I've been trying to reach someone with cam property regarding the summit apartments and twice they said they aren't with the summit apartments but the website says they are. I have some questions on the summit apartments website they have a large one bedroom with a patio for ***** and so I went forward to apply for that apartment and got it for September but after I was told by ********** would get it for that price at 53% I got my move in cost sheet emailed to me and I was being charged at a 60% at ******** a month so I feel I should get it at the ****** I was quoted at I only make ****** a year and I shouldn't have to pay more than someone else I feel like I'm being discriminated against I want something in writing where it shows me what I'm paying and why. Not taking someone's word for it there has to be some kind of chart or something showing the price range for people and when I talked to **** the first time she told me the price and that is what I will get it at I moved forward to apply and get the apartment I don't have written proof but can have my phone conversation pulled and she put 53% on my first application which I would like to see she filled in other information on my application that she said she had to do after I left so that should've been a red flag for me you really can't trust anyone these days thank you *************************

After your application was initially denied due to an outstanding debt with a previous landlord, you addressed the issue, paid off the debt, and subsequently reapplied. During this process, you inquired about potentially moving into a ground-level studio earlier and expressed interest in unit 1045, which is categorized under the 50% units.However, after some consideration, you opted to maintain your original plan of moving into unit 2079 in September. I understand that this decision was driven by your preference for the initial unit and the timing that suits you best. The pricing you mentioned was for the 50% unit which was available for immediate move in and the unit you chose is a 60% unit which is available in September. The set aside determines the rental amount and cannot be changed, and the rates are controlled by the City of ******* on an annual basis. Additionally, a new rate sheet came out in June from the City of ******* that puts the 50% studios at $900 and the 60% studios at $1150 *** rents. Therefore, the rate you received of $1039 at a 60% set aside is lower than the current rates being charged as of the June pricing increase.     To avoid a defamation suit, I'll stick to the facts.I called the ********************** and ****** Services (Child Warfare) to report CAM Properties for RECKLESS CHILD ENDANGERMENT on 2/13/2024 and informed them that since I moved in on 1/22/2024, I do not have a working stove, hot water in my 2nd bathroom, or enough hot water or flow to shower for more than 5 minutes, and neither of my shower heads had a consistent water flow. I have a child under the age of 12 who has not showered since moving in due to circumstances beyond my control, and I cannot safely prepare his meals on the stove or in the oven in the unit. I have filed numerous reports in person and via email that continue to go ignored past the 10 days the law allows, and I believe it is in retaliation for calling the ************, posting reviews online of my move-in, and defending myself and my rights in and outside of the office while others were present. They will not make repairs to my unit, but they did stop by to leave a detailed letter on how to pay them properly today! Both government agencies, on separate calls on recorded lines, said what *** is doing is unlawful and legal neglect of a child by definition. However, they cannot intervene in landlord-tenant issues. They don't get involved unless I am committing these acts of neglect against my child. So others can neglect my child, but if I did these SAME THINGS, it's only then considered criminal as they deal with guardians in the home.Again, beware. This is the truth, and I will tell this story again under oath without fear of committing perjury. There is no defamation, libel, or slander in stating the truth. PLEASE CHECK THEIR REVIEWS.     CAM PROPERTIES has allowed its landscapers to chainsaw down huge palm trees (and other extremely large trees) and leave the trunks lying right next to patios without making them haul it away. They then allowed outside a/c Company to come into my apartment without my permission or notification of any kind. Which was a major breach of my lease agreement and my rights as a tenant. I have made several phone calls to the office asking to have the manager notify me and have received NO RESPONSE!My neighbors air conditioner repeatedly leaks water into my a/c unit causing water to also come out and damage my clothes, purses, and shoes. Not to mention the mold that has grown under the carpet as well. This has happened 3 times in the last 4 months!Yet they refuse to fix the problem permanently and will only put a band aid on it til it happens again!I have reached out to corporate and have received no response as well. I too will give credit due when it is deserved. The company *************************** that ran this property for the last 5-6 years completely destroyed the property and never fixed things properly or even fixed things at all. People died here because D&M wouldnt fix their air conditioners. CAM Properties were left with a huge mess to clean up and they have done so as quickly as possible. They got our pool cleaned up and reopened. They have started to clean up the landscaping where D&G stopped watering the grass and allowed trees to die the summer of last year. They got rid of all the homeless people and drug dealers that have been breaking into apartments and squatting. CAM Properties has been doing a great job of cleaning up the mess D&M left behind but most importantly they informed us that ************************* had been stealing our money by charging tenants tax on their rent which I guess. I wrote this review in hopes that I would get a response from CAM Properties **************** here in ******* *******. My name is ********************

We promptly informed the landscapers, and the debris was removed on Wednesday, November 22nd.Regarding your **** concerns, we spoke with the onsite team and they confirmed that permission to enter your unit was given for each of the service calls outlined below. While we understand that **** issues can be frustrating, a resolution was found on the same day each work order was submitted.For your reference, here is a summary and resolution for each of the recent service calls:October 9, 2023: You reported an A/C leak into your unit. The vendor was contacted and arrived on-site the same day. With your permission, they entered and cleared a clog in the A/C drain line.November 6, 2023: You reported a water leak in the closet area. Our onsite maintenance team responded the same day to inspect. The **** vendor was also called and provided same-day service. They discovered and unclogged a blockage in the condensation line of the upstairs unit, resolving the issue. Water extraction was completed in your unit upon resolution of the leak. November 14, 2023: You reported that the A/C was not functioning properly. The **** vendor arrived on the same day and found that the thermostat was malfunctioning, causing the unit to turn on and off randomly. The thermostat was subsequently replaced."We sincerely appreciate your kind words regarding the positive changes you have seen at the property.     People tend to post negative reviews only, but I believe in giving credit where due. I have lived in a CAM property since April 2023. Since then, I've made, I think, three service requests. Management responded so quickly, one morning, that I wasn't done getting ready for work. To date, they have responded lightning fast, and resolved the a/c and minor plumbing issues right away. Being a renter for a few decades, I can say that they are one of the best "landlord" experiences thus far.

    I have been getting harassed racial slurs from neighbors above me. I have been documented since December 5 2022 about my experience and what has been happening to me. I am a handicapped deaf in 1 ear work from home mom. I require assistance everyday. Due to my right leg amputated. I try so hard to not bother anyone. But as soon as 1 of my black relatives come see me its a problem. I am a kind hearted person and sent have time to lie on anyone or see anyone get evicted. I just want the racism to stop. I start work at 5am and cam barely function due t to the access noise stomping loud profanity speaking all the time. Why should I have to leave to be comfortable. Why can't every one just got along. I just want the harassment the racial slurs and they consent taunting us to reach in a negative way so the police can be called again on me and my family. I just want it to stop. I barely open blinds.. In order for me too get down from the walkway with scooter wheelchair or walking in have to go down by office. I just want to be able to live a happy life see my kids every now and then. I showed manager video of gather outside and pictures of neighbors harassing us how they back in park on a couple of occasions. ******** told me since you people moved in there's problems. I physically went to neighbors and asked im a bothering is anyone here bothering you do you see any drugs or loud music several residents said No its quiet... NY thing is when I fell no 1 was around to help me get up but they see everything else. Imagine barely surviving a car accident having over 10 operations...loosing right leg...loosing hearing in right rear. But i still get up and perform at my beat on my job

    i want to make a few complaints. ever since your company bought our apartment complex it has literally gone downhill from there. the new management will NOT fix the hot tub and will NOT turn on the heated pool they closed the pool just because they dont want to turn on the heater. when the last owners of the building had it OPEN YEAR ROUND AND HEATED. and when we first moved here the rent was $1250 for EVERYTHING WORKING. now im paying $1550 FOR WHAT???? POOL IS NOT OPEN HOT TUB HASNT BEEN FIXED IN A YEAR. also my car was vandalized and they have ZERO CAMERAS in parking lot and they didnt care at all when i informed them of it?? the new management is doing a terrible job why am i paying more money for nothing?? this issue needs to be fixed. several others of this complex are very UNHAPPY with new management.

    Hello *******, Our spa pump broke down the 2nd week of December making the spa inoperable. We have contacted several pool vendors in an attempt to complete a repair, and while we have found a vendor with the appropriate knowledge to properly diagnose the repair needed, parts are on order. The holiday season delayed availability and shipment/delivery of the needed parts; however, parts have been estimated to arrive the first week of January. As soon as parts are received, they will be installed, and all amenities will be back in full operation. The pool is operable, but the area is closed off as a whole since there is no separation between the pool and spa. Per ********** code, the area must be closed off until repair is complete. Our management team is working diligently to ensure that all our residents have full enjoyment of their home and amenities at all times. We will continue to ensure that any future repair needs are promptly addressed and satisfactorily completed. CAM Property Management
