    I moved in the property at ************************************************ in ******** May I found out I was relocating to *****I submitted a 60 day notice to vacate 7/10.They changed my vacate date to 7/31 stating they dont prorate rent.I ended up vacating 6/28, notified management,they accepted possession acknowledging I moved out.They still made me pay Julys rent plus all termination fees.With rent and term fees,I paid approximated $7000+.i only lived there 3 months&they took my entire security deposit.They also were very delayed in reconciling my deposit.They said they have 14 days from my lease end date which they changed to 7/31.But in fact, they acknowledged I moved out on 6/28 and should have had it reconciled within 14 business days from 6/28.Instead,I did not receive the emailed reconciliation until 8/15.I havent received anything by mail and have not received the tiny refund check due to me of $38.10 which is an insult.I acknowledged I was not able to have the carpets cleaned&the home was not filthy when we vacated but we did not have time to sweep, mop, vacuum&so I also agreed to a cleaning charge.They charged me $750 for paint.When I moved in the paint was already very old and damaged in several areas.I would like to know when the last time this home was fully painted&be provided proof.Charging me $750 because we used tiny nails to hang pictures is ridiculous.picture hanging should be considered normal wear and tear.We did not damage the paint in the less than 3 months we lived there.Then they charged $285 for filters,light bulbs&misc but did not provide a detailed explanation of what these charges were for.I disputed the move out deposit accounting on 8/15&didnt hear back until 8/25.They refused to make any adjustments&said he would provide me an explanation of the $285 after he returned from vacation in a week.I am requesting my full deposit be refunded as I feel they havent been timely&they behaved&charged me money in a fraudulent manner.

    I apologize as I was under the impression that this concern had been responded to.  

    You moved into a property after signing a one year lease. You moved out early and broke the lease and therefore you exercised the early termination clause. Yes, it was expensive but you actually were obligated for one year. Even though you paid those fees the property still had a few cleaning/damage issues which you were charged for. As I remember you left several personal item on the counter, which were returned to you.

    I hope things are going 100 percent better for you and we wish you the very best!

    I do not accept their response. They overcharged for cleaning and damages and they didnt reconcile the security deposit within the timeframe Arizona law requires. I did my part and paid to terminate the lease early. They should do their part by refunding me my security deposit minus a minimal cleaning fee. I know what it costs to have a vendor clean a 3 bedroom apartment. Otherwise, there were zero damages to that unit as I only lived there for a few months. The paint was disgusting at move in. Thank you.

    On 8-01-2022 I did rent a house from this Red Hawk Property management and I did move out on the 12/31/2022 and I did pay my 2 month rent penalty about $ 4826.90 plus over $600 for the fee for breaking the leasing contract. Before I move out I did talk to **** or ********* about the house clean up and the landscaping I told them I want them to do the cleaning because I have the feeling they will not satisfy the clean up no matter what. But **** she told me they are not going to do that she can recommend some one to me and when it done the cleaning just send her the receipt and that is exactly what I did. I have to contact the manager name ****** (*****) F ******* ** many time asking for my security deposit back and he don't even care, I have to threatened him If I don't get my deposit money back I will take him to court> I finally got his attention he is asking for my forwarding address so he can send the the check. When I got my deposit refund check I had noticed they are Charging me all kind of fee again
    Tax $ 8.87
    Landscaping $120.00 ( I already paid for the landscaping before I move out. I did send them the picture)
    Carpet cleaning $ 220.00 ( this is not true because my friend move in to this house after I move out or when I moved in to this house they never did the carpet cleaning)
    Maid Cleaning $ 101.00 ( I did paid for this too and send them the receipt)
    Putty touch $ 150.00
    I am here to file this complain because I think is not fair for me. Why do I have to pay twice for the same service. I wondering may they did it on purpose to every tenant when they are moved out so they can charge the money without doing any work.

    While it seems Mr. ***s actual complaint is in regard to his security deposit, he does make mention of fees charged for the early termination of his lease.  I want to be very clear that these two items are mutually exclusive.  The terms for early termination can be found in the lease Addendum 1, Section 7 (Lease Buy Out Option).

    The 2000 word limit provided inadequate space for our response so the full response was uploaded above.
